Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

I do hope so - my long list is getting shorter as there is alot going to STC within a very short timescale.

good to those who are house hunting. im still in the process of listing, i need some decent weather so i can get some outdoor jobs done!

but there is nothing i want to look at. at all. i hope this isn't a waste of time & effort. im putting all my hopes in the new spring market....

Me too, I really hope lots of people are listing in March! Did anyone else suddenly feel uneasy when it came to the listing going up? Like am I making the right choice here. I'm sure it's just normal nerves, we definitely need a bigger house just feels like a scary step especially when right now we cannot see much we would want to move to.

@OtiMama i definitely feel very nervous. we don't even "need" to move, i just really want a house in the countryside & a guest room. I feel like if we don't do it this year then we might not ever move. it's time.

but doesn't make it any less scary! im scared of choosing the wrong house (if i can even find one! lol)

We’re having our valuation this week, will hear by next! There’s nothing that can be done at this stage but I’m hoping it comes back positive. The offer was quite high so I’m not sure though.

So we're back on the market after losing our buyers. They pulled out due to the survey. We had it sent through to us yesterday. It's got so many lies and false claims on there. It's sickening. Anyway, they said the whole experience had tarnished the house for them (even when we got independent people round to prove the survey was incorrect and offered to pay for various things), so they're definitely gone after leaving us hanging ALL day yesterday.

Our vendors have given us a 4 week grace period to try and re-sell. It seems very tight considering how slow the market is here and that it's taking approximately 3 months for anything to sell. I'm hoping that it will all work out for the best 🤞 We're giving our notice to our agents as they've been as slow as anything and we're going to move over to our vendor's agent in 2 weeks time which I hope will prove how serious we are.

I'm so sorry. It's just an awful feeling isn't it. I've been really down in the dumps for the last two days.

We don't have vendors as planned on renting.
It's just such waste of time.
Going forward it will be minimum 2 viewings if someone wants to put an offer in and possibly have to book in survey before I take house off market.
Another buyer who really also wanted this house might now be proceedable so fingers crossed.

Nothing is coming up that we want to view. A house has just come up for sale in our road that is bigger than ours, and on for less money. I am half expecting our buyers to pull out.

Sorry you're all having such a bad time of it, just goes to show how common it is but it's still so upsetting. Got my fingers crossed for you all.

@BunnyWilliams just makes me so mad on your behalf that someone can get the survey so wrong in the first place, just like they made it all up!

Someone else who previously also wanted my house very badly is desperate to make an offer. She sold twice already but then didn't have onward purchase. Fingers crossed. We are off market for a few days due to some serious health issues my in law has. We might need to withdraw as she might be end of life care.

I had a very interesting conversation with a EA today who was in total shock horror I wanted to leave the village - 'such a nice village' - realties are that I am living in house which is far too big, needs alot of work to keep it going on a daily basis. Apart from that - you need to drive everywhere - the bus service is just so bad that its unreliable - taxis rip you off - eg 2.5mile to the station is £15 cash please. (No Bus service on Sunday, Bank Holidays or after 6pm during the week) The Dr's surgery was local to the village and is now joined to a other practices, so you can end up with an appt 12 miles down the road - down some dodgy country lanes. Sorry but I dont see the attraction now!

@Gunz Sounds perfect for the many older 'downsizing' couples on Escape to the Country Smile They often end up with very lovely but quite impractical homes for their life stage. But sounds like your EA thinks the location will make it desirable so hopefully that's a good thing?

I do have a fascination for watching ETTC. They always choose properties which will be unmanageable within in few years. The village I live in - best suits young families and EA likes to push that's its in the catchment for the Grammar School.

@Gunz But they need to host their family at Christmas, so they simply must have a 5-bed house in the middle of nowhere for the other 51 weeks of the year! 🤣 I am slightly obsessed with ETTC myself.
Sounds like a family with school-aged children would be a good shout for yours. Fingers crossed for you.

Ours has gone up today and we've had one request for a viewing already. It's so difficult for us because my husband works from home and he doesn't do the kind of job where he can just go to a cafe and work. He needs good internet and does a lot of professional client videos. Just means we can't be very flexible to visit times. Hope people can do Saturdays!
