Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Finally got my property on RM - I feel its been quite a challenge to get the house ready for market. Starting to know the guys quite well at the local recycling centre! So now the fun begins. The EPC guy says he been really busy last couple of weeks so hopefully the market is starting to move. Need my house to be under offer as anything in my target area which fits my criteria seems to go in a week to ten days.

@Gunz I hear you regarding the challenging process of getting the house ready for sale. The thing is my house looks now so much better than I have started doubting if I really want to move lol. Good luck with the sale. Let us know how it goes!

This is the dream! We need a 4-bed just now as two young kids but planning to be mortgage free and downsize once they finish school/uni.

We've still not had a single viewing yet, and have been back on the market for almost a month. The estate agent doesn't think it's the price, because we had plenty of viewings when it was on the market last year and had accepted an offer over asking price (they pulled out because their buyer pulled out), it's just really quiet at our end of the market at the moment. We're just holding tight, hoping that things pick up as we move into the spring.

We have stopped looking because the sort of property that we want in the location we want sell super-quickly, so there isn't any point until we're under offer ourselves.

I'm trying not to feel stressed about it!

I think we might have to give up with the house we were going to view again next week as we just don't think the internet in the village is good enough and the alternatives seem so hit and miss. There just isn't that much on the market at the moment, hoping more come on as we go into March. It does seem slow to us too!

I had 3 viewings yesterday, caught the agent just as he was locking up after the last one, who said the first 2 went well, and he’d be surprised if the second couple especially don’t make an offer. And they’re in rented so that’s good.

Having had one buyer who’s pulled out after 8 days 2 weeks ago, I’m now quietly hopeful.

Went to see the not-very-sensible house today. I rather liked it. Oh dear. We're not on the market for another couple of weeks ourselves anyway, so it may not even be an option. But it has opened my mind to an area I wasn't really considering, so that's a positive anyway!

I have a question - when are people here who plan to go on the market in "spring" considering spring to start? I'm just wondering if there will be a load of new things on the market in March, or if it will be later, or if the bounce has already happened as far as it will do?

Some say Easter, but that's obviously a moving feast and later in April this year. I'd say once the clocks change towards the end of March.

@m00rfarm I totally hear you! However, I'd mostly only be using the ground and first floors myself - the top floor would be the domain of the teenager. So by that measure, it does technically fit my sensible criteria regarding stairs 😊 and then I could eventually use top floor for a future lodger to supplement my meagre pension...

I'm currently catsitting in a lovely three storey upside down house with the master bedroom on the ground floor. (Which is how the owners got it.) Having a lodger up the top in their declining years would be (IMO) madness.

Would you want a lodger sharing your front door (other home layouts are available) and marching up past your (bedroom) ground floor and your (kitchen/living room) first floor up to their room(s) on the top floor?

We went on the market 1 Jan, had an offer within 3 weeks but cannot find anywhere to buy. There's one possible house but it's over priced. I am hoping there may be a load coming now, will be a bit despairing if not!

Our buyer pulled out today due to being scared by the survey. We're gutted. Worried we'll lose our purchase and the only house on the market we loved.

I’ve just arranged to get our house valued next week with a view to doing a few odd jobs and then getting it on the market end of March/April. This is my first time selling though so I’m not an expert in strategy by any means! I figured the garden would start to look a bit more alive in April

Our buyers haven’t booked the survey yet as we haven’t found a house we want to buy yet. I think once we find something we like and we get an offer accepted then we can all move on to surveys etc.

It varies but often once they get their mortgage offer.

Though not everyone gets a survey of course- but most people do.

I am in total shock - house went on the Market on Saturday and first viewing came in with a decent offer today which was close to asking. Now I am on the back foot as need to find a house to buy - I had resisted all temptation to view houses as anything on my short list was going within two weeks. Now the joys of joining a chain.
