The builders start tomorrow. Grin. was working at home today and got up at the crack of stupid to dig up plants and get them out of the way.

Deposits paid on build and windows/doors.

Have just been optimising my spend tracker. it's scary as hell but starting to get a bit excited now.

My best tip courtesy of @WorrisomeHeart is definitely zip up dust doors.
I hate to think what state the rest of the house would be without them. I mean it's dusty, but a lot of that is due to me not picking up a duster since July. No point!

Lol I am so pleased that they worked for you too! Very quiet here, nothing has really changed and it won’t until we save some money again - then it will be full pelt into loft painting and furniture etc. So I spent some lots of time choosing virtual beds today 😂

@NotMaryWhitehouse our kitchen is Wickes and I am still so so so pleased with it, especially the Ali splash backs and the slab tech worktop.

Thanks for all your advice on contingency! So if I were to say no to UFH let the extension be built, glass etc all in. Surely by that point you’re pretty much there and nothing can really go wrong AND then I can spend it on UFH? 😀

@Whyisitsodifficult yes that would be reasonable. However. The floor height is higher when you have UF heating which affects the doors. Not an issue for wooden doors, which can be planed, but for external doors you need to talk to builder about the options before the doors are measured and ordered. Hope this makes sense.

We've traded chimney breast removal for ufh, you can look to drop or scale back to give yourself the money to Connor to it if you can. The build takes a few weeks so we are also looking to use everyday spending money for wine things to try and keep the borrowing under control on the overall project. Not an option for everyone but worth looking to see what can be sacrificed in 'normal' day to day to add to the budget. Short term pain for long term gain. Or something

Plasterers here today whoop whoop!
Much as I like the main builders, they are very much of the Bash it down, Rip it up school of thought.
Its very nice to have the skilled trades like tilers, electricians, and plasterers who are actually making the space look good rather than just bigger.

Poor plasterers. I'm in and out of garage and Utilty doing stuff and keep on popping in to The Room to see how they are doing. I love looking at plastering, they make it look so easy and I know that it's not.
I'm ignoring the fact that they say it will take a week to dry...

Wow have been away from here for a few days , so have just caught up and everyone seems to be proceeding at a rate of knots. Have read through the past posts right back to the original thread so much info and so many ideas.
At the moment we have done nothing, not even looked for a builder, on the plus side due to DH being made redundant this has made us focus on expected cost. We know the bull park figure for completion to 2nd fix., will be in the region of 90k , we then need to add in all the extras that we would like to then see what we need to scale back to what we can actually afford hopefully that makes sense.
In the mean time it would appear that the postman delivers unsolicited mail from builders looking for work , is this normal should I consider any of these ? Have also received letter from a company called "The Accreditus Register" who claim to have a list of vetted and monitored builders has anybody ever heard of them ? It would appear that they are similar to Checkatrade but aimed at higher priced work.

@notreallydumb We got the same, including one from Acreditus. I assume that they got is off the council website. We had already narrowed it down to three builders by the time we started getting mailshots so we didn't follow any up.

Good job plasterers!! I think it's very soothing watching them skim on and skim off. It'll be a lovely pale pink in in the morning. But it does take a few days to properly dry.

so the first day of mayhem is almost over. luckily I was working at home.

kitchen taken out and stored in the garden room. some long lost things found under the cupboards - that's a whole new thread 'what weird stuff did you find under the kickboards when you renovated?'

its 5.40m and they are struggling valiantly to get hot water to the lounge/kitchen (where we have the luxury of a dishwasher, washing machine , hot and cold water , a small fridge and poratble induction hob. it's quite deluxe really Grin

there is a blood big hole where the decking used to be and a bloody big empty space where the kitchen used to be.

was nice watching our lovely Bulgarian cleaner chatting to the Bulgarian builders. God I'm so middle class it almost hurts.

what progress with you all?

@lightlypoached. F&B poo colour paint maybe a new trend to take over grey . You seem very upbeat about your project hope you maintain this till the end ....am I jealous your damm right I am :)
progress at this end is drawing up my wish list for DH to say that we cannot afford :) 24th is the deadline for objections to be lodged re planning so fingers crossed

@WhereDoesThisToiletGo that is what I am going to have to do as well - albeit not by choice. Kitchen was supposed to have been in by now but I have to leave them to follow the kitchen plan 🤦🏽‍♀️

I didn't realise when we picked stone effect tiles that it would cost such a lot in adhesive and latex- didn't factor this in to the price at all 🤦🏽‍♀️

@chopc same here, we booked this break hoping it would coincide with the hiatus between kitchen going in and worktops being done. The delay means we are still 10 days short of installation starting.
But builder has been good and sent me photos yesterday and today of what they've done.
We now have lights dangling instead of cables dangling from the ceiling.
Poo coloured walls beginning to dry in patches

Quick Q and apologies not read back, but what is a reasonable quote for kitchen fitting? Fully built units and all plumbing and electrics in place or will be sorted by builder

This afternoon's photo was of finished extension tiled roof with the lead flashing done. This means that hopefully we can get rid of the scaffolding next week which is blocking light from our new window.
