Why doesn’t anyone want our house?!

Been on the market since January.
Dropped the price twice, recently switched agents.
Lots of viewings, generally positive feedback. People like the house, but no one wants to buy it!!

Price?

Are you brave enough to post a link to it? You will get a lot of good advice from others on here but you need to be quite robust and accepting of criticism!

Generally positive feedback frequently means people are just being polite.

Viewings but no offers normally suggests the price is high, buyers are disappointed with what is on offer when the come to view, but the price isn't so high to put them off viewing in the first place.

Ultimately, if something isn't selling it's almost always down to price. Make it chap enough and someone will buy it.

Without seeing it people can only guess. What does the estate agent say?

But yeah, either price. Or something is out of line between listing and actual physical viewing like you say 4 beds but its really only 3 or something.

It depends where you are. In some parts of the country the market is fairly dead at the moment and pretty much nothing is shifting due to the financial uncertainty of Brexit. I'm not necessarily sure its about price. Its about people sitting tight until they have a better idea of what the future holds.

You sound exactly like a house near us. Been on the market since January, dropped the price twice and have now switched agents.

We went to view it the day after it came on the market. I was desperate to see it as soon as it went on Rightmove and really hoped it would be the house for us. It was perfectly nice and well presented but it needed a little bit of tlc. Nothing major as only a few years old but it just looked a little tired in places. The garden was very overlooked too. The bottom line was they were asking too much. We drove straight from viewing the house to a new build estate and reserved a house. The new builds seemed better value.

Now because it has been on the market ages and the price has dropped people start wondering what the problem is with it. We've always sold our properties within three days of going on the market. I think it's because we are realistic with the price we put it on at and don't try to be greedy. If people want it they will pay for it. Our last house sold for £11000 over the asking price as there was a bit of a bidding war.

You can't change the length of time it's been on the market but does it need a little freshening up? Just a weekend with a paintbrush will make a difference.

Bedrooms are small and the first photo isn't the most attractive as the neighbour's house looks quite untidy at the front.

Kitchen/diner is lovely though

Also, a downstairs toilet would be a 'must have' for me.

I can’t chnage those things though

I mean people can tell we only have one bathroom and see the bedroom sizes before they come.

But they can't tell whether there is room to have one put in. What feedback have you been given?

Thing is, I don’t think we are priced much differently to other similar sized properties locally, but we haven’t even had any low offers

Where is the front door?

Feedback generally positive, like the house, some comments on bedroom size but not many. Some comments about needing decorating. We have repainted a lot of the upstairs since then, but it wasn’t that bad!

I didn't when I first started looking at properties as I didn't realise how deceiving agent photos were, and the bedrooms look a decent size in the photos.

It's on at the High end for a 3 bed. There is one other at the same price that I could see you then drop to less than 300000. I think it's price. Can you afford to go lower? It is a lovely house and better presented than the other one on at that price

The solar panels would put me off.
I know you can't change things but you asked why it wasn't selling.

I'd get the photo of the front retaken from a different angle as next door looks untidy, but before that I'd make the front look less soulless by putting some flowering plants in pots and maybe a hanging basket or two.
