Why doesn’t anyone want our house?!

Been on the market since January.
Dropped the price twice, recently switched agents.
Lots of viewings, generally positive feedback. People like the house, but no one wants to buy it!!

It's a lovely house. The kerb appeal could be improved though.

Bartlet · 11/07/2019 14:17

The house inside is lovely but that first photo is confusing and taken at the wrong angle.

Saying that if people have come to see it then it can’t have put them off.

Must be price or slow market.

MythicalBiologicalFennel · 11/07/2019 14:17

Agree that the bedrooms look small on the pictures - looking at the floor plan they are not that small. The bedroom on picture 8 especially looks crammed.

Garden is on the small side IMO but people's expectations will depend on the area...

Also did I read it right, is there only one bathroom (upstairs)? Do similar properties have a downstairs loo? And do you have to walk through the hallway to get from the kitchen to the lounge?

It does look immaculate but it's things like the above that could give other properties the edge.

MadisonAvenue · 11/07/2019 14:17

It's lovely inside though.

Nothingmuch · 11/07/2019 14:18

Bristol is a good area, it has loads to offer. House has a good layout, I’m wondering what the feed back is. May be the downstairs and garden is a bit small for a 3 bed house.

PCohle · 11/07/2019 14:19

It always comes down to price really and the market is quite slow at the moment.

I agree the first photo isn't great (although clearly it is isn't stopping you getting viewings) - I think a few plant pots would really brighten it up.

babysharkah · 11/07/2019 14:19

Price. It's always price unless you are in a dreadful area where no one wants to look.

crustycrab · 11/07/2019 14:19

After having a look at other properties including sold ones in your area, I honestly don't know! It looks better than most of them, especially the kitchen! A 3 bed terrace with poky kitchen is sstc with asking price of 325 and some odd looking new builds

noitsachicken · 11/07/2019 14:20

We can’t go much lower, we were originally valued at 330-350, we have dropped the price twice.

It’s tricky unless you know the area but our road is much nicer than where some of the other local three beds are for sale.
I realise that’s not important to everyone though

Taking the kerbside photo from a different angle to exclude the neighbours would be something you could do.

I also wasn't exactly sure where your house ended and the neighbour's begins until I looked really closely the second time, so a 'full frontal' shot would help with that too.

ShanghaiDiva · 11/07/2019 14:21

I think it looks nicely presented, but agree with pp I would get a new outside photo as the neighbour's house is untidy at the front. I also think the wall in the lounge with all the small photos is a bit messy and would take them down and fill in any holes etc. Clearly most people can look past these small cosmetic points.
The main issues I think are the size, no downstairs loo and no garage - nothing you can do about these points, but the price needs to reflect these points.

Mildura · 11/07/2019 14:22

What is determining your bottom line on the sale price?

I realise everyone wants to sell for as much as possible, of course that's always the case.

MilkTwoSugarsThanks · 11/07/2019 14:22

Do you have to walk down a narrow passage between houses to get in? I can't figure it out, but it might just be a crap photo.

luckygreeneyes · 11/07/2019 14:22

It’s a house without a front door or a front garden and needs a new bathroom.

Kitchen and living area look lovely though.

Spruce of the front and have some better pictures done

PinkCrayon · 11/07/2019 14:23

So you have to walk down that tiny gap to get through the front door then according to the floorplan. It looks like a small house that you have tried to get as much space out of by converting the garage and moving the door round the side, but to me it just doesnt look right. It would put me off. The first photo is rubbish.
I would try and make the front look more appealing.

Sickoffamilydrama · 11/07/2019 14:23

As others have said I would say Kerb appeal it the pictures probably don't do it justice as well. A few hanging baskets and new photos might help.

noitsachicken · 11/07/2019 14:23

Is ‘kerb’ appeal real that important? Surely it’s what it looks like inside?

Plant pots out the front didn’t really survive, there are lots on our road that look like this, we had the garage converted so it does look a little odd from the front.

Disfordarkchocolate · 11/07/2019 14:23

Well, I think it lovely. I think you could do with a picture of the front of the house that is face on, and add some nice pots for colour.

Fridaycantsleepdoh1 · 11/07/2019 14:24

Can you tidy up the drive Op? Lovely house, my only thought is that the weeds need pulling out so it doesn’t look as good.

noitsachicken · 11/07/2019 14:25

Yes it’s a ‘passage’ down the side to get to the door, but it’s not that narrow, can easily fit a wheelie bin with room to spare

OP posts:
Fridaycantsleepdoh1 · 11/07/2019 14:25

Ooooh the drive is the neighbours house 🙈🙈🙈🙈🙈 you need a better frront picture Op, too confusing

Disfordarkchocolate · 11/07/2019 14:26

I would be put off by the lack of a front door, its something I would have put in when I got rid of the garage I think. I am a bit odd about this sort of thing though.

Mrscog · 11/07/2019 14:27

It's lovely, but I just think nearly 1/3 of a million for what is essentially a small house on the outskirts of a city seems like madness to me!

MilkTwoSugarsThanks · 11/07/2019 14:27

but it’s not that narrow, can easily fit a wheelie bin with room to spare

But can you get a sofa down it?

mounteverest564 · 11/07/2019 14:27

Are the solar panels on the rent a roof scheme?
