Listing, viewings and offers thread 3!

We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

If only it were simple, We had some first time buyers looking today who apparently really like it and are looking at some figures, I don't really want to drop it anymore its a bargain for what it is, got another viewing on Saturday so we shall see..

boobyooby · 12/07/2017 21:54

I know. It's a stressful time all round isn't it.

Good luck you get an offer you can work with soon

boobyooby · 12/07/2017 21:55

Should have read *hope you get an offer

LazyDailyMailJournos · 12/07/2017 22:01

Fingers crossed someone turns up Ann - it's so bloody frustrating. I don't get why you wouldn't work out your budget before you start viewing properties!

Mortgage application done. Fingers crossed it all goes through OK.

Lottie991 · 12/07/2017 22:33

Thanks boobyooby I'm not too optimistic on the first time buyers, Hopefully you will get people through the door who actually can afford it.
Its like doing the hurdles you get over the first one being 'sold' then onto having to wait for the surveys the checks etc. . .
I don't think I'll even feel that excited when we do go under offer as I'm scared it will go wrong...
Another box ticked then lazy hope it goes through ok.

Nessalina · 12/07/2017 23:27

Hello all, hope you don't mind if I join you?
We've just instructed EAs today to get us on the market. I'm 27 weeks pregnant, DS is 2.8 and I've decided this is obviously the best time to move house. Ultimate nesting!

We're oop North and in a 3 bed semi, after 4 beds with two bathrooms if we can swing it Smile

The market round us seems weird at the moment, there's hardly any properties on the market, and what there is is moving quite quickly. In my naivety I'm currently most worried about ours selling and being too picky about and too skint to afford what we really want. I'm sure a couple of weeks on the market will dampen my high spirits Confused

Congrats to all those with offers accepted and sales moving forwards!

Lottie991 · 13/07/2017 09:37

Wow you are brave Messalina, Selling a house and having a baby!

Dowser · 13/07/2017 11:06

Can I join.
Mums house on market for £62.5k
15 viewings in 3 months.
Feedback.too expensive for work that needs doing. Needs modernising. House is mid terrace in nice area. Wallpaper stripping off, new bathroom suite.

Been advised to drop it to £55k which I have.
I'm now paying council tax which irks me.

Feels like I'm giving away my family home and there's still no takers.

Dowser · 13/07/2017 11:07

Mine has two bathrooms and one of the three bedrooms is downstairs with ensuite bathroom. No one appears to like that arrangement.

Dowser · 13/07/2017 11:09

I meant to add I'm op north and there's loads on the market . All fixed up. Too much choice.
I haven't got the stomach for fixing this house up again, have done it once.
I could spend ten grand and a lot of stress to get that back.

Gizlotsmum · 13/07/2017 11:24

Can I join? Our house will ( hopefully) be on the market this weekend, EA instructed just waiting to see ( and approve) their write up.

SquareWord · 13/07/2017 11:27

Approved the photos and details this morning. Viewing booked in ten minutes later! Smile

SquareWord · 13/07/2017 11:57

Dowser- hopefully it will sell now you've reduced the price. I know when my mum sold my nan's house she just felt a big sense of relief and closure and it was worth lowering the price for a quick sale.

Nessalina · 13/07/2017 12:19

How sad for you Dowser Sad** But the price reduction may be just the thing to get stuff moving! Fx for you.

Lottie - brave? Or very stupid?! Grin

Nessalina · 13/07/2017 12:19

Bold fail Blush

MeltorPeltor · 13/07/2017 12:21

We have had our offer accepted on a new house! We've entered into a 'lock out' agreement giving us a month to find a buyer for our current house, we go to market on Monday so I am decluttering like a mad thing.

Can't believe we might have actually found somewhere after 18 months of looking!!

drummergirl34 · 13/07/2017 12:25

The story of my last 2 weeks:

1/ see house i like
2/ contact agent, great still available, ask some questions get email reply.
3/ reply back by email
4/ wait for response, days pass, nothing
5/ call up agency, wrong branch so have to call other branch. number not recognised...
6/ finally get through to branch only to be told agent is on holiday and is why i got no response
7/ house still available, great. ea can't find my last email, or even message i sent through their website. they didn't even know a message could be sent through their website - not even branch manager. ea wants to send me email with details of house and more properties by the next morning.
8/ next morning comes and goes, still no email

am i missing something or do they just not deserve their 'fee'?

SquareWord · 13/07/2017 14:12

Drummer- I would put a note through the door and let the owners know you have been trying to view it but getting no response. They need to know how crap the agents are.

drummergirl34 · 13/07/2017 15:12

@Squareword I'd love to do that, but the house is empty. It'd be possible to track down the owners because it's a small place and everyone knows everyone, but, a few hundred miles away and I have no direct connections to it.

MeltorPeltor · 13/07/2017 16:48

FFS, decided to touch some paint work up whilst the child slept. Realised I could smell something funny, looked in tin and there's mould, paint smells damp so sitting room looks great but smells shit. FFS

drummergirl34 · 13/07/2017 17:08

I've had it up to here with ea. just got off phone. The ea told me the house is repossessed and is going for auction poss 26th of this month. I'm like, 'huh, you said it may be repossessed yesterday but you don't know because you haven't spoken to seller. has it even been to court to be formally repossessed?' 'I don't know came the response, I'm still waiting to speak to the seller, can you hold please I'm with a client...'.

Making up things, not even knowing anything about the place I'm looking to buy, and omg I'm so annoyed right now! I've been trying to arrange a viewing since monday and they can't even do that. unfortunately most of the houses are empty (from people dying) so I can't knock on the doors.

Lottie991 · 13/07/2017 20:07

I can't believe it we have finally sold, Got a first time buyer so hoping things proceed quickly!

Lottie991 · 13/07/2017 20:08

Drummergirl I wouldn't bother the sound useless

Fortheloveofscience · 13/07/2017 20:49

Congrats Lottie! I'm hugely jealous, we had feedback from our 27th viewer today saying they don't want to offer Sad.
