We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

koala that sounds beyond infuriating. I hate it when you spend time cleaning for viewers that have no intention of buying.

Glad people seem to agree with me over the wasted viewing. I was so enraged. Am panicking now - only 2 weeks to sell the house before we lose the one we are buying. Got 1 viewing Friday but I don't think they will go for it - their communication over the viewing was a bit odd so not holding much hope. Trying not to lose the plot here!!

Yay for Badger!
Our EA is coming today to take photos of what we've changed.
We've moved DHs office to the smallest bedroom and bought a double bed for his old office.
The loft conversion now has a single bed in there as one viewer doubted you could get a bed up there!
It was our sons bedroom for 15 years ffs!

So our house was on for 625, reduced to 595 had an offer of 550 which we have two fingers to. Four more viewings booked in this week will take us to 32 viewings in 19 days. Come on buyers!

I've now had feedback from the people who viewed it first, last Thursday, they said it was beautiful, price was spot on, great area but they want something a bit bigger. Still waiting on the other 3.

Hello everyone, we have been on the market for a month and only had 2 viewings and no offers, that's crap isn't it? I am thinking of changing agents as we have no tie in with this one. Would you jump so quickly or should we hang on? I have another agent champing at the bit and offering a lower percentage too.

Hi everyone,
Can I ask your opinion/advice re price? We've been on for 10 weeks now. We started at £650, then after 4 weeks reduced it to £625. Both DH and I think we should reduce again as viewings are saying lovely but overvalued. We have 2 EA. one says reduce to £599,950 and one says £600k. Do you see a psychological reason for doing one over the other? We're not sure which way to go.
Any advice is greatly appreciated.

Five, I would go with the 599,990. Psychologically it will get people to come and view your property who may have 600 as their max max max budget. We had ours on with one EA for 750, 5 viewings in 9 weeks and one offer nearly 20% under (FFS) which we turned down. Changed agent, now on at 699,999 following their advice and the flood of viewings we have had booked in has been an eyeopener. Comparatively we’ve had more viewings booked in in the past 4 days compared to the sum of viewings with the last EA. I think we’re slightly under-priced but if we made asking I would be delighted to be honest. I also think the new EA knows the market and the area very well and knows how to play the value of the property. Best of luck!

I'd definitely go with 599 too. It's the psychological element.

Its the June auction tomorrow - we're in the July one. I'm going to pop along and check it out. 80 properties! So I want to see what the atmosphere is like and whether people get excited and start driving the prices up like the Agent implied!

Properties are simply not moving here by private treaty. I read a report today that a third of properties are still on the market after 3 months!

Araminta we've been on for a month at the end of this week without a single viewing, so I share your frustration! We're in an apartment though, and they tend to take longer to sell. Is your property a sought-after type - so things like 3 bed semis near good schools will always be popular? A slightly more niche type of property will always take longer to sell.

You're lucky you have no tie - ours is 20 weeks! However before jumping ship to a new agent, you need to find out what they are going to do for you that's different. Presumably you are already on RM, so a new agent taking over the RM listing shouldn't make any difference. I think it boils down to their contacts and client database. Ask them what they'll do differently to what your current agent is doing.

Science fingers crossed. The waiting must be awful - really hope something comes through for you.

No change here - I feel like 'old faithful' with my lack of updates!! DH is suggesting going on and trying dual agents if nothing happens after the GE, on the basis that it's still cheaper to pay £3k in two sets of agent's fees, than it would be to knock £5k off the price... The market here is still dead though. The popular stuff (the 3 bed semis!) are shifting, but everything else including other apartments, is not moving. DH thinks this is a positive - that there's nothing wrong with ours but if there is nobody buying apartments at the moment then it means that those buyers aren't there - and hopefully when they reappear then that should mean some interest in our place.

Pauldacres must be so frustrating for you. Does sound like maybe the buyers just aren't there. I'm crossing my fingers that it all improves for everyone after the election!

I too was wondering why the other thread had gone so quiet! Glad to find thread number 3. Hoping things pick up for everyone soon as the election is done!
Currently being totally ignored by our solicitor (trying to confirm they definitely have received an offer from our buyers solicitor from last week -no estate agent involved), and from our mortgage broker (as I'm on a complicated contract and we are porting our mortgage). Our baby is due Monday so have booked in viewings for our favourite properties for Friday/Saturday so that if it all kicks off next we can still put an offer in via solicitor in Scotland, but feel like I'm tempting fate for it all to fall through now the solicitor In England and broker are being so AWOL!
