We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

I haven't a clue about other viewings but am tempted to ring their EA tomorrow. Or would that look over eager?

You are definitely very patient Elspeth, I would give them a call to nudge them along.

Another viewing yesterday, another person who gave good feedback “they love the house and can see themselves living here without having to do anything to it, it’s the nicest one they have seen on their search”. Great right? Yes, fantastic! Boxes are all ticked and things are looking good. This is the feedback we have heard from the majority of viewers. Then the clincher “they have not yet put their house on the market”. There is only one couple who have actually sold and are proceedable - they have arranged a second viewing for next week – who waits 2 weeks to do a second viewing!. It’s slow and stressful. We’re now starting to think of plan B – renting it out. So depressing as it’s 100% not what we want.

party we waited two weeks for a second viewing, one because we were on holiday and the second because we were filling out all the forms for our house sale that we were bogged down in paper work and didn't want to look again until we had done that, and we also wanted to be in a better bargaining power, we were able to say "we've sent all the forms back on our house sale and have a solicitor instructed already." it worked.

Ok, good to know Becky. Getting all the paperwork in order is definitely a good bargaining point (we are also similar – everything is poised and ready to go with the solicitor on our side). Thanks for talking me down. Lack of sleep and lack of house selling is sending me loopy!

How is your side of things? All progressing/progressed?

I rang the EA and basically said look we have to be out of here 6 weeks post auction, and if your clients aren't really motivated to move then we're going to have to go onto Plan B as we want to avoid renting.

So he said he hadn't heard back from them at all, and he knows the reason is that our offer was too low.

Which means they didn't even think it deserving of responding to their own EA? RUDE!

So he said if we can split the difference (from 25k under to 12.5k under) can we agree to that. I said I would only consider it if we were guaranteed a completion date the same as the completion date for this house.

So anyway he rang back a while ago and said he had relayed that to the owner and had stressed strongly that the completion date would be a deal breaker here and she had just said "I need to talk to my husband"

So now we wait.

I have to say that the new figure (352,500) is a bit more than we wanted to spend. The house was on at 365 but is worth 345k. 350k on a good day. But if it means it's seamless from one house to another then we're not going to quibble about the extra 2 grand.

If they start looking for more though, forget it.

It's so hard to get depressed about the situation and think nobody wants your house when in reality it's no true at all! It's completely stressful and you can really get caught in the motions!
Things are okay here, had the search results back and waiting to hear about the porch that was built into whether they got planning permission. Just waiting on that and then can exchange. Were wanting a move before the school holidays but I'm not convinced it will happen as that's only a week and a half away. It's been a bit stressful here, my car decided to break and so have had to buy a new one which we pick up tomorrow, car insurance ask for a 25 pound admin fee, so by August will have had to pay 50 quid for change of car and then change of address... Not that I'm bitter. Hmm
How are things your side??

Elspeth, they sound like a pain in the bum, If they are that slow now how are they going to be when you actually have to go through the process.

It does all get you down doesn't it, I had a call from the estate agent to tell me another viewer wanted it but again hadn't sold their house, Its so annoying, I stated I wanted only people who can proceed. That's the second offer I have had like this, Waiting to hear back from two more viewings now. I never want to do this again.

Hi everyone Smile. I've been lurking for a few days as still no more viewings let alone offers and I'm starting to get really stressed about it. We need to move for OH's job, which he's now started and so is having to do a mega commute from our current house. We were told back in April to expect multiple offers within a month by two separate agents Sad.

Good for you Becky - glad all is going well, fingers crossed you get in before the school holidays. That would be fantastic.

Elspeth - can’t believe they didn’t even have the decency to respond! Wow. It doesn’t sound like they are flooded with offers, wouldn’t most people attempt to haggle? Why wouldn’t the EA respond either just to let you know that the seller was not interested at that price? Very odd.

I am in the waiting room in terms of the house. Waiting waiting waiting. Hmm

Hi all - things are moving slowly here. Just had feedback from my viewing #1: likes the house but second double not big enough for viewer's son Sad

We also had viewing #2 today, and the feedback is that they love it but they've seen another house on the estate with similar layout but bigger living area and smaller kitchen, now they're going to think about it. Oh well, I picked this layout because of the bigger kitchen and thought it would sell the house! Grin

I think we're doing ok on Zoopla, at least compared to neighbouring properties (119 views since Friday), haven't heard from Righthmove and the rest yet. I'm hoping for a busy weekend.

fortheloveofscience we are relocating for job and deadline for school place for my second youngest starting school next year, I feel your pain, I really need to get the ball rolling on school applications Have you dropped your price at all?

Lottie we price dropped after about 3 weeks, so we're now at the bottom end of what similar properties in the area are listed for. Don't really want to go lower otherwise it looks like there's something wrong with it and there's really not!

Brilliant news Elspeth - yay!

Another call with the mortgage broker today. We've got a lender now but the solicitor who is currently working on the sale of our place, isn't on the lender's panel meaning that we can't use them for the purchase of the new house unless we pay extra for a solicitor who is on the panel to double check all the work! So we are now looking for another conveyancer just for the purchase

Well after complete silence since Saturday, the EA just called me. Saturday's viewer 'absolutely loved' the house. But she's gone away and done her sums and spoken to their in-house mortgage adviser and can only offer £260k. We're marketing it at £315k Hmm

I guess it's nice to hear someone loves the house, but why were they viewing it when they had no chance of affording it? Hmm I suspect they let them view because almost nobody else had asked. It wouldn't look good on the EA to get just one viewing in the first week would it?

Anyway EA says today she has a 'really good feeling' that 'things are starting to pick up now'. They're planning some call arounds in the next couple of days. We'll see if her good feeling is just BS or not.

Hope everyone else is having more luck, sorry if I've brought everyone down with my less than optimistic tone Grin

May I join? Photographer has been this morning and house should be on the market tonight. We're relocating to the States with DH's job for the next three years and couldn't get a buy to let mortgage so having to sell Sad I will be very sad to leave this house as we love living here and it's a great house but hopefully we will enjoy our new adventure in the USA!

AnnPerkins we had this exact same thing happen though the figures were closer together. The viewers hadn't actually worked out how much they could borrow when they viewed the house. They just saw it was for sale and it was just what they were looking for. I doubt EAs ask for any affordability proof when booking a viewing.

Just wish someone who COULD afford it saw it and had to view it!
