Listing, viewings and offers thread 3!

We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Have you found somewhere you want to offer on?

mimim · 13/07/2017 20:57

Forthelove what have been the reasons that people don't want to offer - sorry if you've said why before and I've missed it. We accepted an offer on Tuesday from our only viewers Grin which is great but now we need to find somewheere.

Lottie991 · 13/07/2017 21:00

Oh no science that's shit! We did drop ours a lot though so we were bound to get rid of it, Had so many viewings once we dropped, was well worth it, Got much more interest.
We are going into rented, I dont want to buy yet as we are relocating, I would rather really properly know the area before we buy.
Are your estate agents getting you many viewings science? What's the feedback generally, Do you do the viewings yourself?

Nessalina · 13/07/2017 21:05

Congrats Lottie! Hurrah for buyers!

boobyooby · 13/07/2017 21:50

Well done Lottie, you must be pleased :)

Hope the rest runs smoothly until you complete!

Fortheloveofscience · 13/07/2017 22:41

It's something we can do nothing about. We live on a cul de sac off a dual carriageway. Our road is fairly long and we're at the bottom so the house is a good distance from the main road (and our cul de sac is very quiet) but the only way of driving out is to pull out onto the 50mph road. The house is priced to take this into account, and once you've done the junction a few times it's fine, but people tend to come round, think "ooh what a nice house" but then the last thing that sticks in their memories is the junction to leave.

Houses the other side of the main road sell for 50k more despite being a lot closer to the dual carriageway, because you can access them through residential streets. We're offering a bigger plot of land and bigger house for less money, but people can't look past the junction I find it really frustrating.

OP posts:
mimim · 14/07/2017 08:14

That does sound very frustrating, I suppose it's a case of waiting for that one person who can look past the junction - not very helpful - but as you say you can't do anything about it.

drummergirl34 · 14/07/2017 12:21

Why did you move into it in the first place? What attracted you to it? As a buyer, one of the first things I do is check the map of where it is. As large roads are problems for me I won't even bother viewing. So, are you sure they're not buying for another reason?

Gizlotsmum · 14/07/2017 19:46

So we are officially for sale. Details are online so the waiting game begins

boobyooby · 14/07/2017 20:13

We had a viewing this morning, they were here for nearly 2 hours! Here's hoping it leads to a sale ....

Lottie991 · 14/07/2017 20:38

Science to me it doesn't sound like that much of a compromise. Especially if its been priced to reflect it, It only takes one person to fall in love with it. If you aren't doing your own viewings it might help if you do.
Good luck gizlitsmum.
boobyooby, Wow that's a long time, Sounds promising. Are they in a good position to proceed?

SquareWord · 14/07/2017 21:36

Two hours?! That's a long time Booby. I did two back to back viewings tonight which took 1.5 hours in total and that felt like a long time! I've got two more viewings tomorrow so hopefully we may have at least one offer by the end of the weekend.

Dowser · 14/07/2017 22:06

Thank you.

LazyDailyMailJournos · 15/07/2017 10:36

2 hours?! Blimey. Fingers crossed you get something from it.

crazylazy · 15/07/2017 10:43

What did they do in 2 hours !
Golly I'm about half an hour, I take 2nd viewings to be more intrusive,
1st is getting a feel and basic questions ?

Nessalina · 15/07/2017 20:30

Gawd I hope agents saw them round and you didn't have to make awkward small talk for two hours! They must like the place...
We haven't had photos taken yet so I rang EA to chase, and they said they had two buyers interested already, so that's pretty awesome! Must. Not. Get. Ahead. Of. Self. Grin

LazyDailyMailJournos · 15/07/2017 21:23

Mortgage valuation on the new place next week.

I am now - cautiously - starting to look at furniture for the new house.

mimim · 16/07/2017 07:51

We put in an offer yesterday for £15k under the asking price, I am expecting it to be rejected as it is on for offers in excess of. But it has been on the market for 3 months, and apparently they've had 24 viewings and no offers. We would be prepared to go up to the asking price but didn't want to start there. I'm quite nervous, not sure they actually want to sell - according to Zoopla it's been up for sale twice previously and the original asking price 2 years ago was £50k more than it is now. Whole thing seems odd, apparently the vendor is selling due to a divorce - maybe has got to the point where she really needs to sell. Looking for furniture sounds like a good place to be Lazy!

LazyDailyMailJournos · 16/07/2017 09:22

Ooh good luck mimim I'll keep my fingers crossed for you.

I'm still not confident about ours - a few hurdles to clear, but we got over one of them this week so I thought I would reward myself with a mooch on IKEA's website! We'll see what happens this coming week - if it's going to go pear-shaped then I think this will be it, so if we can get through this OK then I will start to feel a bit happier.

AuntieJuice · 16/07/2017 13:54

Can I join you? Husband and I are relocating from London to Edinburgh and have had 2 bed flat on the market for nearly 8 weeks without any hint of an offer Confused very frustrating. Onto our second estate agent, the first one was absolutely useless and the second lot seemed to talk the talk but aren't walking the walk. It would be good to have somewhere to share and to see that we're not on our own in this!

LazyDailyMailJournos · 16/07/2017 17:25

The whole market is quiet Auntie although there seem to be whispers that it's picking up again, so fingers crossed that you get some interest soon.

Where in Edinburgh are you planning to look at? I love it - one of my favourite cities and I lived there for a few years. Had a flat in the Grassmarket back in the days when it was as cheap as chips and still affordable on my tiny wages at the time.

AuntieJuice · 16/07/2017 20:53

Yeah, others I've spoken to in the area seem to be getting the same thing! Fingers (and literally everything else) crossed, eh? Thanks for the reassurance though. Hope the IKEA mooch was as satisfying as it should be!

We're pretty easy in terms of location - the main stipulation is 2 beds and within 35 mins walking distance of new job in town, so we're looking all over the place. Had lots of recommendation for Marchmont and Bruntsfield, we have friends in Stockbridge and New Town so looking north of centre too! We've never lived there but we're very excited for a change and a new adventure.

bettyetty · 17/07/2017 08:37

The area I'm looking in finds out if the hs2 will be built at the bottom of people s gardens today.
It's either steaming through my friends houses/ businesses and local 40 yr old established equestrian centre or steaming through the local country park.
Sorry if you support it but it's utter b####ks for us :(
Going to drive house prices right down.

LinaBo · 17/07/2017 10:58

Aaaaah, just had a phone call from estate agent saying we're getting an offer later today. Grin I hope the offerers don't change their minds!

I was feeling a bit deflated because we only had one viewing on the weekend, so fingers crossed the offer materialises (and is not ridiculously low).

AnnPerkins · 17/07/2017 12:40

Fingers crossed you get a decent offer LinaBo.

bettyetty I hope you get the least worst outcome with HS2.

We had precisely no viewings over the weekend. None since last Saturday.

But we now have two today so things are looking up.
