We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Good luck @IAmALionTamer . I'm the same with a specific area but there is nothing coming up :( holding off marketing mine as I will loose a buyer at this rate been looking since march , told all the EA our position they are fine with it as most sellers understand our frustration as they ( if staying in area ) feel the same. Trouble is it's us that's grinding the market to a halt ! Lots of people wanting to move to my area in my house style so I'm hoping if I get price right mine will go quicker, houses ( as more of them ) tend to stay on longer but I'm waiting for the right roads to come up so my search could take a lot longer. Planning on next year the move but watching now, had valuations, chose my EA so will be quick revalue ( as doing mine up ) and bang it straight on so hopefully I'll only be a week behind the house I want ( eventually! )

Haha, thanks for the reassurance Lazy. And Forthelove I hope something comes out of your viewing. I can understand why you must be totally fed up after 10 weeks! I've emailed our estate agent to say when should we be concerned at lack of interest and expressed that we do want to move and won't be happy to just wait. Probably won't make any difference, and he'll just send me a waffly email back but it's made me feel marginally better Smile

The cobwebs are building up on our listing, as far as I can tell. DH suggests giving our current agent another month and then moving i.e. give notice at the start of July as we have a month's notice.

I am really not sure if it's them not being proactive or if it's just the market!

I'll tell you though the agent that we used for financial advice will NOT be getting our business as they keep calling me on my mobile at 6.30 pm (which is bath time for anyone with small DCs and tea time for most other ordinary mortals so a COMPLETELY unreasonable time to call in anyone's books), to try to poach us. I've blocked their number!

We have been on for 5 weeks now and after 3 viewings in the first week we have had no interest at all since. Sad I had been comforting myself with the thought that the market was just very quiet, but THREE houses that are similar size/price to ours in the same area have gone under offer this week. Am gutted - what is wrong with ours?? About to phone the agent to ask about reducing the price Sad

Oh no Emsy I'm really annoyed because a similar flat to ours, £15k cheaper than ours has sold and it was on the market 2 days more than ours. And we've had no one even look. Can't imagine how annoyed I'd be at 3 being sold and mine not. Can you see any differences between them and your house?

One of them is uglier and in a less nice location than ours, plus needs work inside - but is detached (we are semi) and 15k cheaper - one is £5k more and similar size downstairs but 3 beds not 4 altho slightly bigger garden, the third has been on a while at the same price as ours and is similar but without the loft conversion.
Maybe ours is just horrible Sad

emsy are they on with other agents? Before we sold we were on with an agent who stuck it on rightmove and did nothing. We only had 4 viewings with that agent in 5 months. We changed agents and had 5 viewings in the first week and accepted an offer after 16 viewings in3 months with second agent. A house along our road is up for sale, exactly the same house as ours. 3k cheaper than us and even reduced once. They have been on with our first agent since November. Our sold sign has "similar properties required for buyers" but unfortunately that house hasn't took the hint and is still up.

They are all on with different agents - I actually really like our agents and they have the best record for sales in the area. I just dont understand it!

Emsy, hmm, it could be that it's a detached, around here detached can sell for 100k more, even when it's in horrific shape (madness in my mind). People love to have the privacy of a detached house and will pay for it even if they then have to pump another XX grand into it to make it as lovely as your house.

Mimim - maybe your gut feeling that it is overpriced is right if similar are selling at lower prices. Maybe talk to EA about the next price bracket down and how you could attract buyers from there?

We've been on with the new agent now for 3.5 weeks. 15 viewings + 2 second viewings. EA is saying to be patient. It's hard though considering this is our 4th month on the market (on with previous EA for 3 months which was a total waste of time). He said that it's still attracting attention and people are enquiring after it which is all a good sign. We just need an offer now. I'm not keen to drop the price again (did a ~12% price drop with new EA) unless we really have to. I was really down about it last week and over the weekend. Bah - this house selling lark is hard.

I can't believe how much the market has changed in just a month. Prices seem to be reducing everywhere (we've already reduced ours) but nothing selling. I'm already worried.

Could be the detached thing, altho it isnt private really as it is on a tiny plot on a corner next to a fairly busy road and the garden is very overlooked (and really really small!) We are next to the seafront on a cul de sac with sea views. Arrrgh I guess we just need to reduce the price to drum up some interest.

It does seem to be a really quiet market right (nw) now nothing really coming on and what's there reducing significantly.

Hi All,

Hope it's ok to join the thread too.

We went live last Tuesday - had a viewing Friday and they came back with their kids Saturday to look around again ...... they left saying they'd seal to the agent on Monday, I've been willing the phone to ring ever since. Also had a no show Saturday from another couple.

This rollercoaster is not for the faint-hearted is it, I'm having to bribe the kids to keep their rooms tidy too Confused

I'm really worried that the lack of parking outside my house will put buyers off. I really wish I'd considered this more when we'd got the house....

Is there any on street residential parking? That you can buy per year? If there is, make sure your EA is fully aware and is trotting it out. It wouldn't bother me at all if I only had to pay 30 quid a year for a residents permit, you know?

WE HAVE SOLD!

I'm excited and thrilled and nervous. I didn't update much over the weekend because things suddenly moved after weeks of being quiet.

I'm praying that everything goes through OK - and we now need to find somewhere to live.

For those still waiting - the market has been incredibly quiet here and all over the place, so hopefully things will pick up soon Flowers

Congrats Lazy! I'm really irritated, emailed estate agent to say I wanted to get things moving and he basically said the best way would be to reduce price but he'd recommend waiting to do that. And DH is happy to wait. I just think we are wasting time, and am desperate to move, doesn't help that we saw a house that would work for us last weekend. Am having very negative feelings towards estate agent and DH!

Mimim what is the agent actually doing? Ask them what marketing activity they've undertaken - beyond just plonking it on RM.

I think the agent has to give you their professional opinion - and if they think it's overpriced then they need to tell you this. But that has to be balanced with doing some actual work to sell the house - because it's lazy just to bob it on the internet, do nothing and then tell you that you need to drop the price in order to generate interest!
