Listing, viewings and offers thread 3!

We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Thanks PaulD, will pop to B&Q later!

PaulDacresFeministConscience · 21/06/2017 14:39

Ema - not not necessarily, but be prepared to lose the house if you don't find a buyer in time.

Emaboo22 · 21/06/2017 15:47

Yeah I've kind of resigned myself to the fact it will probably go :(

mum22boys83 · 22/06/2017 07:44

Good luck @Emaboo22 .

We are waiting for the house before marketing as bungalows go quick in my location but houses tend to stay on more. Completely the wrong way round but I'll probably loose a buyer waiting for us to find.
It's ready EA said it can be on the next day when we are ready. Risk I've got to take, next year I can move further down towards secondary so I'm really just keeping my eye out but if one comes on I'm ready ( nobody moves out and popular retirement area due to amenities that have been built over last 15 years ) everything in your doorstep. See if they will give you a few weeks to sell if they are willing to accept your offer, how I'm hoping to play although they will probably still market it

ElspethFlashman · 22/06/2017 08:01

We're going online today! I'm going to be checking the view count obsessively from now on, aren't I??

Borntobeamum · 22/06/2017 09:54

Is that with RM or Zoopla? X

ElspethFlashman · 22/06/2017 09:56

Neither! I'm not UK.

mum22boys83 · 22/06/2017 10:02

Good luck @ElspethFlashman , is it 4 weeks then auction then that's it sold ?

ElspethFlashman · 22/06/2017 10:05

Yup! Thank God!

Smellybluecheese · 22/06/2017 11:37

How do you see the viewcount on RM?

My viewers have increased their offer. It's now at the minimum we said we'd accept. I don't know whether to push for a bit more or whether just to accept for the sake of my stress levels. It would only be £1-2k more which won't make much difference to our ability to buy.

drspouse · 22/06/2017 12:07

I can't see them on RM but they are on Zoopla.

IAmALionTamer · 22/06/2017 12:24

smelly as far as I know your agent will be able to provide you with them. Some agents have an online portal thing where you can view your stats whenever you like. I had this with a previous house sale but I'm using a different agent this time around. I ask for a weekly report via email though.
Had a viewing this morning (yet to receive any feedback from the agent on that) and a second viewing this afternoon. Also have a viewing booked for Saturday morning so I feel like we're now gaining momentum. Am crossing fingers and toes for an offer so we can offer on the house we viewed a few weeks ago.

IAmALionTamer · 22/06/2017 22:14

An update - we have accepted an offer tonight! Going to call the agent for the house that we like tomorrow morning and try and get a second viewing for the weekend Grin

LinaBo · 22/06/2017 22:54

Congrats, Lion!

IAmALionTamer · 22/06/2017 23:03

Thanks Lina!!!

ElspethFlashman · 23/06/2017 07:17

Congrats! We have had over 300 views since yesterday lunchtime. Have no idea if that's good or not. The obsessing starts!

Fortheloveofscience · 23/06/2017 07:35

Congrats Lion! Nice to hear someone selling.

Elspeth 300 views sounds good I think - it's higher than most of the zoopla 30 day viewing figures round here.

No news here - next viewing booked for Sunday, the only one this week. Feeling like it'll never sell.

mum22boys83 · 23/06/2017 08:42

Congratulations lion!

PaulDacresFeministConscience · 23/06/2017 08:47

Fab news Lion hope you have a smooth and hassle free sale!

Elspeth good luck! It's really hard not to become obsessive about the view counter.

Smelly your agent should tell you. If they don't offer it in an update then ask them as they can access RM and pull off a marketing report which will show you the number of views you've had since going live on RM.

Still quiet here. Suspect we're in it for the long haul now.

ElspethFlashman · 24/06/2017 15:45

1st open viewing today for an hour. Got 8 people which Agent said was good.

I left at 10 to, and there were people literally waiting in the street! Awkward. And then the last person didn't leave until quarter past the end time so I was wandering around the neighbourhood dying to get in and collapse after two days of insane cleaning.

Wednesday is the next one. At least my eldest will be in school. Trying to make it look like a show house on the weekend with two kids is horrendous!

PaulDacresFeministConscience · 24/06/2017 19:26

Good luck Elspeth - I'm sure it will all be worth it.

The cleaning though - oh God the cleaning. Is it just me thinking that my original standards - which I'd always assumed were pretty good - clearly can't be up to much, because the moment the phone goes with even a casual enquiry, all I can see is dirt everywhere! Grin

mimim · 25/06/2017 12:39

No viewings yet, only been 10 days, so not sure if I'm panicking too soon. I think it's overpriced. DH says to relax and wait but I'm not the relax and wait type! Agent emailed last weekend to say lots of views online but the market was quiet. I think we'll wait a month and then reduce the price. So frustrating.

Fortheloveofscience · 25/06/2017 19:32

Sorry to hear that mimim, it is unbelievably frustrating. We had viewing 26 this morning but he's viewing lots of properties so would be surprised if it resulted in an offer.

After almost 10 weeks on the market we're feeling very fed up.

OP posts:
LazyDailyMailJournos · 25/06/2017 19:46

Mimim the market is mega quiet at the moment. Don't panic.

IAmALionTamer · 25/06/2017 20:20

paul I'm the same, all I can see after the phone call from the agent is filth despite the fact that this is the cleanest it's ever been!
I've made a vow to keep up the cleaning regime and lack of clutter in the new place, famous last words!
We revisited the house that we liked yesterday and DH is going to call to make an offer tomorrow. It's not perfect and needs quite a bit of work to bring up to our tastes but we can see the potential & it ticks all other boxes. Our decision is made easier by the fact that we want to live in a specific area & this is one of the only ones we can afford in the area. Fingers crossed!
