We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Thanks Lazy, what would you expect an agent to be doing? I've got no experience of selling so not sure what they should be doing. I don't think they are doing anything aside from plonking it on RM, and worryingly they've got lots of flats for sale that aren't selling - wish I'd noticed that before choosing them! TBH kind of wish we'd put it on with an online agent, which we were thinking of doing, would feel more in control I think.

I dropped £10,000 off of it after 3 weeks as I am desperate to move but no one wants to buy its, Its a really good price for what it is all refurbished throughout, House are up for more that need new kitchens and more work done yet I'm not getting anywhere :(

All I hear from the estate agents is its a gorgeous house we will get it sold but its been over four weeks 7 viewings and no offers, I actually hate this selling house malarky, I never want to do it ever again :(

Mimim Have they emailed their customer database with your property details? Have they leafleted the area? Posted to local Facebook groups? Are other branches of the agent promoting your property if they get enquiries?

Lottie if it's bedrooms which are too small, then do you need to look at whether it is genuinely 2/3/4/whatever bedrooms? One of the other properties listed near me is on as 2 bedrooms, but the 2nd bedroom was minute - you could literally only fit a single bed and nothing else, not even a bedside table. They've now dropped the price and listed it as a 1 bed with storage/walk in wardrobe - as apparently everyone who was viewing it said that they'd need to knock the wall through to make one big room, rather than having 2.

We've just had a mad flurry of housework again as we now have a viewing tomorrow morning at 9:30am .... should get in from school run just in time to make sure everyone flushed the loo properly before they get to us

Emaboo we didn't have off-road parking when we first put our house up for sale (Christmas last year) and everyone viewing said they loved the house but hated the shared driveway: we have since split the shared drive and knocked down the wall at the side of our house to create a parking space (plus one for our next door neighbour) to resolve the issue. We still aren't selling though!! Sad

Lazy the 3rd bedroom is small but you can fit a single bed a side table and chest of drawers, its still workable, Its hard because for the price its really good when comparing to others, My friends have all brought up to me how they think its the best on the market for the price, I don't know what to do, I think it would look bad of I dropped the price again, Like there was something wrong with it, When there genuinely isnt , I just need to move asvwe want to relocate, My life is stuck on hold :(

our appointment didn't show! I'm now having a nice coffee and wading through work emails before I head into the office. This was our 4th appointment, and 2nd one that didn't show up! I'm a bit annoyed tbh and feel like telling the agent they can do the viewings instead so they can have their time wasted ... althoughhasgivenmetimetomumsnettoo--

The house we fell in love with has gone sold STC. I'm a bit devastated. My DH is refusing to engage and is just saying to me "Party* that's the game we're in! I told you not to like it too much." I feel like thumping him in the face, it's like I'm not allowed to get emotional over this. Bah. Selling houses is shitbags as is non sympathetic house selling/buying DH. Sad

sorry to read that Party, it's a real shame but everyone always says something better will come along!

Our viewers asked to come at 12noon as there had been some confusion over whether this morning had been confirmed or not so they didn't come ... at least I don't have to do any housework again until tomorrow!

We have a house we want. Haven't discussed money but have opened channels. We got an email from the EA stressing that they wanted "fair market value" (who doesn't?) And that they are in no hurry to sell.

So I'm a bit Hmm already. I really don't think it's worth FAP (365). Tbh I think it's worth 345 but I am going to offer 347 as a starting bid. Not that they know that but I did express my surprise to the EA at the price (which I'm sure he passed on) and he said there was movement on it but then 2 days later that email arrived after he had talked to them.

Does that email sound a bit like they're not gonna move till they have FAP? It puts me off a bit tbh.

No garage ( turned into 4th bedroom ) probably miss my storage ??
Extended extra sun room and downstairs shower room but the sink window originally looking outside now faces into the downstairs bathroom Confused
Well within budget just can't understand having a window between a kitchen and a bathroom!
Still going to see but now found out it's a north facing garden! I don't fancy paying all that money to sit in the shade.
Just want to win the lottery to have a white picket fenced 4 bedroom detached house with a garage and no money worries Hmm
Hoping can rearrange the downstairs, could be a much better layout but will need a builder in for new kitchen and get rid of the window! Nothing coming up I'm literally clutching straws now !

When you email via Rightmove do purple bricks forward the message to the vendors ?
I'm not sure to address the vendors or the agent ?

Out of interest, why is the garage a vital component? I know all of us have different shopping lists but we've just bought a 4 bed detached with garage and I can't wait to convert the garage to another reception room!! (Does have quadruple drive though so it really is a redundant space)

It's not important it's just what you're used to , I just may miss the "chuck it in the garage " line when we need the space in the house. Suppose I would learn to throw more plus 2 boys 3 dogs I'm just concerned over storage. But the ones round here still on the market and selling last are the ones without garages. We live next to a country park most have bikes scooters canoes etc it just the norm around here

Nobody here has a garage, though we do have a loft, that's not much use for bikes. We have a shed, that does us.

Yup !
Has a massive water sport facility, we even have like a ninja warrior water park in the middle of lake! Canoeing sailing does all sorts!
It's a big park lots of locals use.
Location wise I'm 5 minutes from a big mall / retail park and 5 minutes the other is countryside, on top of the 2 M1 junctions Most have caravans and big cars so garage space is useful around here, hence why they sell last without. Storage facilities on the industrial estate near the park is really popular!
We have 6 bikes, menagerie of outdoor toys, I have horses, dogs, so storage space is pretty useful be handy to keep it but if the house is in budget and what I want without there are ways and means but choice of 2 i would go for a garage

We are on a huge plot at the mo but need less outside more inside as the boys growing up.
The one I've seen on my road is internal garage, I may convert half and leave the front as storage, seen one like this, was a good idea. Keeps it in keeping with look of the house but I gain an extra room for the boys. But this is a semi, I'm detached that's my compromise on this one. Still ticks every other box inc budget with change in my pocket ! I could walk my stuff there too Grin

I imagine most people have too much stuff to get a car in a garage anymore. In my current street, the houses that have garages cannot actually fit a car in them that's any bigger than a standard hatchback, even when they are empty! I presume the housebuilders worked on the basis that hardly anyone puts their car in them anymore, so no point in wasting space.

We're currently scouring RM for something to look at. Off to see a place this week and I'm crossing my fingers that it's right for us, because there is so little out there. We went through 20-odd pages of stuff and only found one property that we liked the look of that ticked the boxes in terms, of space, rooms, position, location and price! Starting to worry a little bit that we aren't going to find anywhere and that we'll have to go into rented.

The only person I know who has recently had a garage is DH (everyone else lives in flats, older houses without garages, or indeed newer houses without garages). He kept his car in his garage. But he did have a standard hatchback (and I also know few people in person who have a car bigger than that unless they have 3+ children - except our NDN who has 2 large dogs and a Landrover with a pop up roof).

We're looking for somewhere that has a garage though - or at least space to put one up. Not to store cars in, but to use to store tools, lawnmower etc. DH has a lot of work tools and large/bulky items - work benches, ladders, circular saws etc. - which are collectively too big for a shed. Ideally I want something with power to it as well, because it would be so useful to have somewhere that we could use as a workshop as well. I'm very fortunate in that he's 'handy' and can fix/make quite a lot of things. I'm biding my time to make my request for him to put together some big wooden planters for me... Grin

Does it have to be in the classic "garage" space though if it's not for cars i.e. next to the drive? Wouldn't a large garden with space for two/three/one massive shed, fit the bill?
