We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Any updates on weekend viewings? We had a second viewing on Sat which hasn't resulted in an offer (yet? - she's interested but wants to go back to the other property that's in the running). Supposedly the EA had lots of cancellations due to the hot weather, people just wanted to get out of London.

The stress is really starting to get to me now, I visited my brother over the weekend who is in their new house and I had a big pang of jealousy (which I never normally have) at them and their house, gorgeous child friendly garden etc.... I just wanted to have a bit of a cry.

I wish there was things coming on the market for us to look at :( I just left feedback for my viewing last week, don't think they were impressed at me mentioning that next doors went for 20k less only few month ago and had garage & conservatory which this lacked, i hate saying things are over priced I'm not a critique person but it's not like I'm buying a toy house.

Hope things pick up soon !

We spent all weekend working like mad to declutter the house ready for photographs today. And then working like mad today to dress the rooms. We are shadows of our former selves! The photographs in the viewfinder looked great though, thanks to the weather the house was filled with sunshine. Couldn't have picked a better day for it.

The photographer was saying how at least we only had to keep it all up for 4 weeks, whereas the stress of open ended private treaty is horrendous, having to keep the place tidy for months. I can't imagine it. Hats off to those of you who are having numerous viewings.

Also had the energy rating guy here all afternoon who said the ominous words "it's your cavity wall that will kill you..." Confused So that won't be amazing but hopefully the fact that we've a new boiler will help at viewings.

And we also got the sign up! So all go. Our neighbours are going to be goggling.

Still nothing here. Agent has gone silent which is pissing me right off. If we don't find a buyer before the end of the lock-in period then I think it's safe to say that we'll be parting company with them. I really hope that I'm wrong - and that they are actually doing lots of work in the background. But if that's the case then bloody well tell me! Don't leave me hanging and chasing for updates and wondering what the hell's going on.

Party I really do understand. It's so hard isn't it? You almost feel like you are stuck and can't move forwards. The warm weather isn't helping either. I just keep thinking that if we'd moved then it would have been great weather for getting plaster and paint dry!!

I have my photos done on thursday. So stressed though, had a gas leak over weekend so fireplace might need to be capped (no longer usable)

The other option is far more horrific and involves ripping up our new floors. I'm a little scared.

Waiting for feedback from 2 viewings (numbers 24 and 25!!), but not hugely hopeful. Viewing 23 at the end of last week won't be offering.

Well. I phoned EA I would like to instruct and then up pops a house in budget! Lovely to look at , internal garage, lovely landscaped back garden, very tidy upfront, 3 bedrooms one on suite , down stairs loo , room to
Pop my own conservatory on , gorgeous field for the dogs and kids to play on 3 doors down , end of a culdescac.... but in the wrong blooming area!

I've been looking in a 3 mile radius but only wanting a mile in a certain direction but not wanting to miss the odd cheeky 1.1/1.2 ones. It's 1 mile in another direction but the house is perfect with change in my pocket, now I'm in a location vs house as it's got lovely kerb appeal , the newer estate are all the same look and this is extended already above the garage. It's still well within my area but no parks and further away from DS friends, but is this the compromise to get some change as the move is solely got to be from sale of this house. ( my plot is huge and so it's pushed my valuation above average for this area )
Agghhh I love it! I would been planning wallpaper by now if it was in my preferred location! And it no chain too !
Why can't I pick it up and plonk it where I want Confused

Can I join you? I'm trying to sell my old flat in the NE. It's been rented out for 10 years since I relocated for work but now we'd like to sell it so we can buy a family home down south. I've been waiting (in vain) for the market to pick back up again up there but can't wait any longer. It's been on sale 5 weeks. I've had 5 viewings. Just had an offer today of 10% under asking. I've rejected it but now I'm worried I've done the wrong thing as the market is so slow up there. Another flat has just gone up for sale in my block for £15k more & apparently they are viewing that one on Fri so I'm not likely to hear back from them until after that. I had another viewing today but no feedback from that one yet. I'm barely going to make any money after mortgage & fees are paid so every £1k counts as obviously it is about 10X more expensive down here. But then again obviously it's better to sell than not. Gah. This is so stressful.

Can I join? Had four viewings and one offer at bottom of our price range. First time we've sold a house, and not sure whether to accept or wait and see if we get more interest. Found somewhere we really like but it's currently a bit smaller than where we live, but space to store things and plan would be to extend. Got a second viewing tomorrow, and we could put in an offer and be proceedable, but worried I'm overlooking issues, haven't thought through practicalities etc.

smellybluecheese that sounds really tough. What's other flat like compared to yourÅŸ?

Hi all, had hoped things might have picked up for you. I was on for 4 months before an offer so know how frustrating it is.

PaulD sounds like your EA needs a kick up the bum. Are they doing anything with the marketing? Not sure how much it helped but my EA changed the description every now and then and reordered and took new pics. They also paid for it to be a fearured property on rightmove. Maybe politely ask them to keep you constantly updated as you feel you've had to chase a lot.

Hi all. We're at survey stage now. Our buyers were so prompt booking there's in but the surveyor we've got lined up for the new place is seemingly a giant douche. I just want to be in!!

So we had a viewing yesterday and they have booked a second viewing for Thursday afternoon. I'm desperately trying not to get my hopes up as I know that they also have a second viewing of at least one more property.
It's difficult not to imagine getting an offer though and in turn then being able to put in an offer on the place that we are interested in & that triggered us coming onto the market in the first place.

prettygirlincrimsonrose The other flat is a bit bigger & is on 1st floor with a balcony. Mine is on ground but faces the marina (so has better views). The other flat is on a corner. Not heard anything today from offerer or yesterday's viewing.
How did your second viewing go?

We viewed our chosen house for the 2nd time today. We have definitely decided to offer on it, unfortunately we can't yet for another 4 weeks.

But we told the EA showing us around that we were interested in buying it. He was a real old school country EA in his 60s and even though he was acting for the other side he jumped in and said "don't discuss money till you've sold! Not a word! It's suicide! Not a word, d'you hear me?"

It was like talking to my Dad! Grin

Hi everyone, we're still choosing the estate agent, though I'm more or less set on one. We had a difficult few days, DD broke her wrist last week and the biggest thing we need done before getting photos etc is the garden - it's just not possible to do much during the day with these temperatures, so what should've been a day's work is extending into a week-long, couple of hours in the morning and in the evening affair. I'm exhausted, and the house is not even on the market yet Blush aiming to be live for the end of next week now.

Honestly all you need to do is mow the lawn. Nothing else registers in photos. In fact you can buy some cheap cut flowers and stick them individually amongst the greenery.

It's just that before we decided to move, we started making trenches for boarders and paths and now have a mountain of leftover clay in the middle of the garden Grin and barely any grass alive.

The landscaping is nearly there, apart from the earth, which we're slowly taking to the tip - I filled 3 bags this morning, DH filled another 4 this evening, I think we're about halfway through. I'm reseeding the lawn patches tomorrow, wish me luck!

Get rid of the clay and get some Evergreen lawn feed and apply. Stock up on some cheap bedding plants (B&Q are flogging them off cheap at the moment) and stick them in the furrows you've already dug.

By the time it goes on and people start viewing, the lawn should be on its way to recovering.

HI guys

Gas sorted (thank god) and carpets are down. Photos being taken tomorrow. Had garden sorted yesterday, have a lovely south facing garden so pray its still sunny tomorrow.

Just cleaning like crazy today.

We have seem a house we love and stupidity put an offer in already (I know, crazy, crazy) Do you think I've blown it showing my hand before we've sold ours?
