Why can't we sell our house!

Long story short we've accepted 3 different offers off 3 different people all for them to 'change their mind' in less than 72 hours.
Lowest offer being 5k under asking and highest full asking, I think this is now really affecting our chance of selling as our house has been STC on rightmove three times now only for it to pop back up a few days later

It's probably priced too high. That's almost always the reason.
Remember house values are arbitrary and based on nothing other than what people are willing to pay.

I wouldn't mark the property as SSTC until quite far along in to the sale and I'd only mark it as under offer once the survey has been done and is back. It may look good for the agent to get SSTC on there asap but it's not in the sellers best interest.

Non of the reasons have been because of its price it's all been really daft reasons, for example; one couple had offered on ours and 3 others because they didn't want any to sell why they was still viewing, we only found this out after we'd accepted and then they changed their mind

I usually say we'll put sstc once survey is booked. Quietly continue marketing and allow viewings if they suit but make clear its got an offer on. Helps get the early stages progressing quickly because it shouldn't take more than a week to get solicitors and mortgage company starting ball rolling.

Yeah but if the buyers found something better for the same price or something as good for cheaper then it is price isn't it?

Is the local market popular? Is there a chance that after they've had a few days to consider they're finding out something that is putting them off? HS2, a new motorway or something similar?

If the market is extremely popular is it that people are doing as you've suggested and simply using offers as place holders?

How long have you actually been marketing the property for? The problem you now have is if you've taken it off market or marked as SSTC more than once then any one doing a property bee or just eagle eyed could potentially now be put off. From an outside perspective it will look as though there is something truly horrifying turning up in the surveys.

Yes that's my house, the market has really picked up round here ATM things seem to be flying! A lot of feedback we've had is it's to modern for them, being a bungalow and so white and shiny I think it's putting them off, and when family's see it they love the pictures but won't view because it's a bungalow! Catch 22 really

Tbh I'm a total neat/clean freak and couldn't bare picture with a curtain out of place, me and dh have viewed some absolute shit holes and it makes me feel even worse about ours not selling! It's so disheartening

I think families may be put off by the lack of bath. Seems like a small thing, but I wouldnt buy a home hat didnt have either a bath or a space for a bath.

I don't like bungalows but if I lived there I may change my mind.
I wonder is it because a bungalow traditional maket age range is older and that is modern ... but I think it is lovely

We do have space for a bath the picture of the bathroom doesn't show it off to its best, we took it out because we don't use one, one 'buyer' mentioned it but also said 'I'll just put one in it's isn't a big job' and wasn't phased at all, turns out he couldn't get a mortgage

There are a few too many photos of the dining table and the flower close up- just doesn't scream family friendly. The lack of bath may put off a family, is there room for a bath to be added so this can be pitched by the estate agent? It's a beautiful home though!

We was 19 and 23 when we bought this, we LOVE it but we've extended the family now and it's time to move on

I'm down south, so this looks like a bargain, I'm equally not best placed to judge pricing! The only thing that would put me off is he slightly too sterile garden. Much of the shiny-ness of the house is furniture which would go, the garden 'slabs' would be harder to sort out!
