Why can't we sell our house!

Long story short we've accepted 3 different offers off 3 different people all for them to 'change their mind' in less than 72 hours.
Lowest offer being 5k under asking and highest full asking, I think this is now really affecting our chance of selling as our house has been STC on rightmove three times now only for it to pop back up a few days later Angry

I think a family may also want a second space away from the main drag. All your living space is in one room. Where would I eat chocolate in secret whilst pretending to make dinner??

I love clean, streamlined, modern interiors. Some people find it a bit clinical, but I like it. The only off putter for me is the paved garden. It is a bit characterless, but that can be changed.

You've been unlucky with buyers who could'nt or wouldn't proceed.

Next offer, don't take it off the market or have it on t'internet as SSC, until
-Buyers have mortgage and all money provably lined up
-Buyers have instructed solicitors to get cracking

Tell buyers you won't gazump them, but have been messed about, so if they want it not on the market, they have to really show you that they are proceeding.
Tell your EA this in no uncertain terms.

Lovely lovely house. I agree that bungalows tend to appeal to older people who might like something traditional and your home is very modern in decor.

And I'm from down south so price is cheap for what you have.

If I was up north I would buy it! Where I am (north west London) your home would be on the market for at least £450k. I keep telling DP we need to move out of the M25 bubble

I've tried and tried to get our EA to market it to people wanting 3 beds and in price range and they say they have, as in a bulletin, but I think it really needs a good push, ringing up telling them to view, I think it will change people's perspective on bungalows, but then again I'm bias towards it

I think our areas rough average is £130k but I'm not 100%

Could you not just get the loft converted and stay there? Thats what my aunt done with her three bed bungalow to allow her ti have child four and five. We also converted the loft in our two bed house into two bedrooms.

It's really lovely. I grew up in a bungalow and loved it. Seeing these prices does make me genuinely upset though Sad wishing you the best of luck!

We really don't want to, our opinion is a bungalow stays a bungalow if we want a house we will buy one instead of changing this to one, obviously just personal preference plus we've spend that much on it (absolute wreck when bought) it wouldn't make financial sense

You have presented your house very well. Here are my thoughts:

Your house is in walk-in condition which can mean the buyers you are appealing to are at the very top of their budget. Which can lead to buyers remorse if even one item is not to their taste in hindsight.

There are too many pictures. There is no 'wow' to store in their heads when they get home. The garden looks cold in the pictures.

My advice (my company deals in property) is the following -

  1. Pick max two pictures of each area.
  2. If you can afford it pay for professional pictures (about £200).
  3. Buy, beg and borrow as many potted plants as you can. No one likes a cement garden.
  4. On viewing days fill at least one medium sized modern vase and one small modern vase with flowers in a common colour theme. It is a cliche but it works.
  5. Finally do not take it off the market until you are further down the line. Your EA can tell the buyers how serious you are. It definitely spooks potential buyers.

I think it is beautiful, I would buy it in a heartbeat. (Im assuming that the area is ok?) Have you had many people through the door? What about having an open day, really give it a push, get the local newspapers onboard with maybe a spread? I would certainly miss the bath, so perhaps avoid the obvious no bath on pictures, then quote a "bath fitted" price so that people are aware. Also (if not turf) put loads of bedding plants/ table and chairs in the garden, make it more family friendly.

We've 'prettied' up the garden from the pictures, we've had my Nan the gardener on the job lol so it's more appealing now, and the picture I must say isn't great of the garden, I do hate that picture!
It's so frustrating because we've had bafta winning actor viewers! All of them have walked in and literally gasped at how big/nice whatever it is and said how the pictures just don't do it justice, then it's 'to modern for them'
We just aren't getting the right viewers, I feel like dragging people in haha

My guess is that the decor (which I love) is putting off many of the traditional age group for bungalow buying. Could you soften it a bit more with more colourful cushions, rugs etc? Neither of my parents would like it as it's too sleek and modern and I wouldn't choose a bungalow unless it had an exceptional garden. Obviously I'm generalising, but perhaps look at pictures of bungalows that have sold recently and see if you can bridge the gap a bit?

Yeah we have a very shy cat who hides under the bed!!
But definitely no smells! 😂 I've actually been complemented on how amazing it smells a few times! I was proud of that hahahah how sad am I!?

I think you could definitely make more of the garden. A table, chairs an parasol. Some flowers in pots. And some flowers in the front garden. You have amazing space there.

If I'm honest, I think you've gone for a very modern style. You've done it really well, it looks high end. But it's not to everyone's taste that style. So maybe it's a case of waiting for the right one to come along.

It is probably just unlucky op.

Your house is sparkling clean and I love the luxurious rug in the living area!

I think the black wallpaper might be too funky and young for the type of people who might be on the lookout for a bungalow by surely they would see beyond it.

I think it's the vaulted ceiling extension which doesn't appeal to the usual bungalow buyers, that's why I just don't think I will sell to anyone avidly looking for a bungalow, plus we have 3 double bedrooms and in our area that is very rare for a 3 bed or even a 4 bed for that matter so if people can get past viewing a bungalow it's an amazingly modern family home!
This was our 'forever home' so no expense was spared, it's been completely ripped out, nothing bar two brick internal walls is original

You've put it on before I think and got comments? I think if you've had that many viewings but only 3 offers then is there something that's not obvious from the photos (something off putting) - if people liked iilt but thought it was overpriced they'd put in a cheeky offer. What feedback are you getting?

The interior and garden don't match

The interior is too clean - and that makes it such a high standard for families to keep up - so any nice features would be wrecked by kids - so why pay over the odds for things to be broken

Not sure if the area but lots of families feel uncomfortable sleeping downstairs

  • we live in a bungalow - and most of my friends think it's odd
