Why can't we sell our house!

Long story short we've accepted 3 different offers off 3 different people all for them to 'change their mind' in less than 72 hours.
Lowest offer being 5k under asking and highest full asking, I think this is now really affecting our chance of selling as our house has been STC on rightmove three times now only for it to pop back up a few days later Angry

Brexit and the election won't be helping you sell. I would sit tight for a bit, and start to worry in earnest late June or July once the dust has settled a bit. You can use the time to get some better photos taken of the living space (to make it look less like a corridor) and the garden (to show the new plants you have).

Wrt bookcases and possible older downsizers imagining your house as their future home - some of them have lived in their current homes with books around for decades and a house with none is too much of a culture shock for them. The books should be included to suggest their lives could take place in your house.

You really need to allow people to project their own lives onto your house, but it is visually a bit alienating so you are making it hard for them.

I am really surprised at the number of posters who dislike the minimal look. I just love it.

My house looks nothing like that BTW.

It's not a family home, it's a house that should appeal to an older couple who either don't have children or their children have left home.

A bungalow, generally, is something those who are thinking about their future difficulty with stairs.

It's also decorated as an young childless couple's apartment - so would also not visually appeal to families or older couples. DINKYs are unlikely to even think about buying it.

Petty observations:

Table pushed up against the wall (suggests lack of space)
The table being Far Away from the kitchen area, ideally it should be next to the kitcheb and the 'living area' off from the eating/socialising area (ie your table and couch/tv are the wrong way around
Wall paper too loud

Maybe get the Ea to marker the third bedroom as a possible separate livi ng space - tv room or something

I'm in my 60's and would love to sell our 4 bed house and get a bungalow, so I'm probably your target market (not in your area). We've looked at lots of bungalows on Rightmove trying to get a feel for the sort of place we want when we do go ahead and put ours on the market. With that in mind, whilst I agree with all the comments about how neat and tidy it is, lovely decor, neat garden etc I wouldn't offer on this property. The open plan layout would put me off tbh. I don't mind a dining kitchen, or a sitting/dining space, but don't like the idea that all three spaces are open to each other. Also, the lack of windows in the wall with the black and white wallpaper makes that space feel dark to me. Having said that, it's a lovely home, beautifully presented and a bargain price compared to property in my area (East midlands).

There's nothing wrong with the property as such, just that its appeal is limited - the back garden is very stark looking, and the black feature wall paper is just not to many people's taste.

All these 'selling houses' programmes on tv say to neutralise your space to maximise appeal. I get that you want to keep your shower. But how about painting over the feature wall to make it a little softer and more neutral?

Other than that, hopefully your new agent won't feel the need to take quite so many unnecessary photos, and hopefully your back garden now has some nice furniture out for the summer and has been softened.

I think an open day would be a good idea. It might encourage those who are asking what's wrong with it as it's been for sale/sold so often. Got to be worth a try, surely?

I haven't read all the posts but to me, it looks like an immaculate property that's been owned by a single professional guy with a cleaner who doesn't like gardening and wants something stark and sterile. Only the soft toys reveal that a family lives there. If this were a flat aimed at childless professionsls it would have sold quickly I think. However, that's not your market.

The garden may be expensively slabbed but it looks plain and neglected. People will need to spend some money on it. The black wall is a bit of a cliche and won't appeal widely. Again, people will be thinking of money for decoration. The bath is another cost. So, viewers at the top of their budget may be put off.

You don't have to have books, but the majority of people have a book case, sideboard, cube type storage unit etc in which they might keep books, files with papers, magazines, sewing stuff, art materials, ornaments, photo albums, photo frames, board games etc etc. I use a kindle for much of most reading but I still have a book case. I don't do ornaments at all, but lots of people do.
