Why can't we sell our house!

Long story short we've accepted 3 different offers off 3 different people all for them to 'change their mind' in less than 72 hours.
Lowest offer being 5k under asking and highest full asking, I think this is now really affecting our chance of selling as our house has been STC on rightmove three times now only for it to pop back up a few days later Angry

Literally ALL the feedback has been 'it's lovely really high standard but it's to modern for us'
The offers we have had have been really good offers we haven't had any cheeky offers

The EA says it will suit retired people so that's a turn off really. I too think there are too many pictures and they should show everything that's good. I think a bedroom could be a study or separate lounge.

Unfortunately the garden really lets it down! It is seriously underwhelming so if you have improved it then get the pix uploaded. It needs Venetian slatted fencing and cool furniture. Also grass and some planting. It spoils the property and would put me off. It isn't my style of property and may divide opinion when people come round to making a decision. Some people may also want to put their stamp on a property. This one rather stops that because you cannot add value so someone just has to love it as it is.

It looks in fantastic condition. The things that would put me off are lack of bath and the garden. Could you paint the fence panels? The blue is putting me off, a more neutral colour would be better.

The prices properties in that street have sold at suggest it could be overpriced at £160k+. Not sure 'offers in excess of' is really appropriate. I would think most buyers would prefer a definite asking price that they can then negotiate on.

As others have said, whereas it has clearly been 'done out' to a high standard, I expect that means you are asking the top end of peoples budget for your area.
I wouldn't pay at the top end of the budget for a home with no bath and a slabbed, bare garden. ' don't like the fact all the living space is lit by skylights - I realise the doors (on to your slabbed area) are visible from there, but there is no living space to look out onto the road even, (let alone a view) when you are just sitting there. The decor isn't to my taste, which I can look past (tho not everyone can) but again, whereas I can see it has been beautifully done, you don't want to pay top end prices if you feel you are going to have to move in and start decorating.
Which, as others have said, comes down to price. Places that are 'immaculate' can be off putting to people if it isn't their personal taste. You say it's easy to put a bath in, but if people are looking to do work, then they are looking to pick up a bargain on the purchase price.
Oh, and I'd love a bungalow Smile

It's built in behind the breakfast bar, as for price, all the other bungalows in the street are either two beds (no extension) or 3 bed one of them being a tiny box room (no extension) as we've been told it is quite unique to the area, so needed good marketing etc.

We originally had 5 separate independent valuers come because it is so different to the area and everyone of them came back with £170,000 which we think is to high for the area that's why we went at the price we did, like I said the offers we've had have been good offers one being asking price, so the people that have offered and liked it seemed happy with the price, until they pulled out! Lol

Maybe have a look at some of the sold bungalows in your area. I think here, having a quick look, they're modern - but they tend to have wooden floors, table and chairs. A bit of colour here and there.

In all honesty I'd be put off having children sleeping on ground level, plus only one living/dining/kitchen space.

160k in Wigan can get some fab houses and gardens!

Who are you aiming it at? It's very grey and open plan. And the garden is grim.

if people who have accepted have families, they might be looking long term, have ideas of extending upwards, then realise hat may not be realistic.

And it's Wigan (Sorry Stuart Maconie and Hacker T Dog) - they probably realised that there's houses that meet their needs for a similar price, that won't require extending upwards!

And putting a bath back in is a big job if you don't have anywhere else to wash your kids while the single bathroom s out of action.i

It depends what your looking for though, our square footage is actually bigger than the majority of 3 bed semis round here, we've looked high and low, pricing wise you can't get houses round here for this price that don't need work, bare in mind all our street that have sold have since had new roofs, windows etc. Ours has had all that done

If the feedback is that it's too modern, could you face trying to make it a bit more traditional from a decor perspective? Maybe cover the black and white wallpaper, make it a bit more neutral, put up some more pictures / photos? It might make it easier for people to imagine themselves living there?

There was a house down our road that took ages to sell - it was done up v expensively but in quite a bold modern style, which put people off. People don't want to waste money redoing something that is nice but just not to their taste.

FWIW I think it looks great but you need to change something to appeal to the people who are interested in a bungalow. And I think the lack of bath will put quite a few people off - putting one in is only a small job if you know what you're doing and as a buyer it seems a waste to pay top end for a house with a v nice bathroom only to have to pay again to have it refitted.

but that is the issue..... if you gave me your house tomorrow, I'd want to put a bath in (which would, in reality, mean doing out the whole bathroom),........ do some quite serious sorting out of the garden (and lifting all those slabs and presumably the foundations etc is no small job)......... and redecorate quite a lot. So it isn't - for a lot of people - a house the needs no work doing to it.

I think it's overpriced. Most people need two living spaces, especially if the main living space is open plan as yours is. So consider showing the third bedroom as a study slash bedroom and price as a top end two bed.
The sale will stick if the property is good value for money.

I like it. Looks lovely, and is very well priced (although I'm not from the UK and have no idea where Wigan is!). The one thing that would put me off would be the lack of grass in the yard, but that's something that a buyer could easily change. It wouldn't put me off buying it, put it that way.

Sometimes it just takes the right person to view it. But also, we're in a bit of a strange spot with the housing market at the moment. Many banks are refusing to lend to people without a substantial deposit to avoid the situation that happened in the US in 2008. This hasn't been the case over the last few years, so there is a decrease in people looking/able to buy at the moment.

Beautiful home OP!
Def looks likes a designer show home and just a bit tooooo perfect and modern looking for most families with kids, and too futustistic for traditional older people
Who look for bungalows
We have 3 DC and would look at a bungalow that needed modernising so we could extend and add value and plan around our family - so would rule yours out as it doesn't need anything doing

Beautiful home you should be very proud of - hope the right person find it soon!

Honestly, that wallpaper hurts my eyes and would put me off viewing as I'm already thinking what a ball-ache it will be to strip off.

I think it jars massively with the first line of the description which mentions retirement.

For me, the decor is a bit harsh, the lack of bath puts me off, and the garden doesn't look good. Can you replace the garden pictures if you've done it up since? And would you consider changing the loud wallpaper? I think that might help with all the 'too modern' comments.

I think PPs have it - to you, it doesn't need work, but it's perhaps not to most people's tastes so to most buyers it's going to need redecorating, a bath adding and the garden redone so you should price accordingly.

It's nice enough but still FAR more expensive than any other property has sold for in your area. There are equally nice houses that have sold for 20-30% less than what your asking.
The high number of viewings is probably due to people being curious and wanting to see why it's priced so high... only to find that the price isn't justified.

Very Beautiful home but the garden would put me off viewing.
Where's wigan? You couldn't buy a studio flat for that price where I'm from. :) x

I think you lack living space vs bedrooms. Lovely three double bedrooms as you say but I would expect more living space to go with that.

Also your garden isn't to my taste. Looks like a big driveway 🙈

Well if the feedback from 23 viewings is that it's too modern, that's your answer.

You will have to hope that someone comes along with exactly the same taste as you.

There is a house in a popular location near me that has not sold in over a year and it really has that wow factor but as for could I live in it? No because it's ultra modern and not really my thing.

I don't suggest you redocrate but maybe streamline everything so it looks simpler and plainer eg get rid of the cushions.
