Good luck with your viewings Lists.

After an intense weekend of decluttering (I already did masses before we had viewings last October) the packers are coming today!! I'm so excited.

Have I forgotten anything? Box of tea making equipments in the kitchen. Box of valuables set aside. Suitcase for overnight packed. Spare suitcase ready for bedding in the morning. Cat boxes and food etc barricaded in the bathroom.

I have already defrosted the freezer.

Fridge, washing machine and dishwasher to be unplugged and cleaned out etc this evening.

I have even put some tags on the furniture to say where certain items are going. And I've done room door signs.

It really does feel like a very exciting adventure and not at all tedious.

One small drawback is that I've come down with a stinking cold.

I've also packed myself a little cleaning caddy so I can trot around after them. I've never owned a cleaning caddy before lol

Sale of my house seems to be progressing ( agreed sale and new purchase two months ago) However, with regards to the house I'm buying five weeks ago my solicitor sent the sellers solicitor numerous questions ( over 40) and has not yet had a response. I know we had the Christmas break but does anyone think this is talking too long and it's something to worry about? My solicitor is chasing up and Ive emailed the sellers EA to ask why the delay. I'm of the neurotic persuasion at the best of times but this selling / buying all on my own while career changing is just about too much!

Merlin-Yes we are paying for packing too. Very reasonable costs thought!

Moving-Best of luck for the big day! Sounds like you're ready :)

Not-I would keep your solicitor chasing, but I wouldn't be unduly worried. Our chain had so many long delays and I was convinced it was because a member of the chain was going to pull out, but it went through eventually and I think the delays were mostly down to incompetent solicitors and lenders just being unbelievably slow!

I'm thinking about trying to arrange a key undertaking to get access to our new house before completion. Anyone know anything about that? It's a complete renovation job that has been empty for months so it would be good to get the safety of gas appliances checked etc. Eek! What have we done Confused

first viewers here. Sitting here exhuasted after 2 hours solid cleaning and tidying and letting estate agent do her job. Can hear a long discussion upstairs but don't know what its about....

Congratulations to everyone who has made progress!

Not a lot to report on our sale in terms of concrete steps Sad but we do have a tiny bit of positive news. Our buyer's solicitor had a lovely long holiday over the Christmas period and only got back to the office yesterday. Our agent has been chasing on our behalf and (fingers crossed) it sounds like things might be moving now. Apparently the sols have just sent the final report to the buyers together with the contracts to sign; hopefully the buyers will get those sent back ASAP and then we can discuss a completion date.

WHY does everything have to take so long?

Three viewings done now. Phew.

Really don't know what people thought. All I can do now is await further developments. Two more viewings tomororw and one booked in for Thursday

Aaaaaahhhhhhh! Agent here, doing floor plans and photos. He's suggesting we go on at offers over 220 or 215. It's up to me. Gulp.

Open day this Saturday. Double gulp.

clockstooticky I would go for 220. People nearly always offer below the asking price so if you start at 220 you stand a better chance of ending up with 210. Start at 215 people might go in at 205. My estate agent told me to put ours on market at 315 with a hope of achieving about 300.

We've not had floor plan done yet - they're coming in to do it tomorrow morning.

How do open days work? No one has suggested that to us but theuy don't seem to be the done thing around here anyway.

I had an open day last time and I hated it! This guy has talked me into it but I'm hoping to be surprised. He's decided to go in with offers over rather than the usual, which I'm not sure about either but hey!

The open day is basically, they invite as many people to see as possible and they all see it within 2 hours. The idea is that they all shit themselves that someone else will buy it so they all put amazing offers in. The good thing is that there are no houses in this area at the moment other than fix up jobs or much much bigger, more expensive ones. So hopefully people who want the school at the end of my road will want it.

Ours went on the market last week. We have had only one couple view so far, but they are coming back tonight for a THIRD (and final!) viewing tonight and I think they will put in an offer - but the question is will it be enough!

The person who asked about tapping walls - they are trying to see if they are solid supporting walls or not. In case they want to knock walls down.

wiwfifitmama good luck really hope this couple decide ot put in a sensible offer. They must be really interested if they're coming for a 3rd viewing either that or they want to emulate your decor at home and are taking careful notes.

Our final viewer this morning was a bit odd. She asked if she could meet the person who built the house and I said I doubted they were even still alive as it is an 1870s property. She muttered something about being disappointed as she wanted to talk to him about the cellar. Don't think she'll be putting in an offer then Hmm

God knows - well in the unlikely event she ends up buying it I can hardly wait for the query stage!

Unbelievably the man who originally installed my boiler 6 years ago just phoned me. He apologised profusely for not registering it and said he'd be over tomorrow evening to service it for free and will put the gas safe registration in place also for free as he accepts it was his mistake! Wow honestly thought he'd just ignore my email!

We've got a viewing on Thursday, im trying not to get my hopes up but it's hard. We know the one we want has had a couple of offers, the vendor hasn't accepted but it's making me feel more stressed.

So things are moving much faster than I expected. I have an offer from one of the people who viewed yesterday Its for £300 and we're on the market for OIRO £315 so perhaps a little lower than I'd like but definitely a good start. (thankfully not the meet the builder lady who apparently phoned to say she wanted something more modern, didn't like the layout and hadn't realised it would be old - its described as Victorian in the first sentence Hmm!)

The estate agents have advised me to hang on deciding until early next week to see what happens as I had 2 more viewings today, another tomorrow and they've also booked 4 more for Saturday afternoon.

Feeling a bit shocked by how quickly things are happening! I had assumed I'd have weeks of waiting about.

yes, we've got bridging finance and hope to complete on a house next week - was meant to be Friday but lawyers keep throwing up bureaucratic queries
