Hi yall. Open day here in Saturday. Only went on Rightmove yesterday and supposedly we have 16 people (or I suspect more likely, 8 couples) viewing. Plus another few who couldn't fit in so are coming on Monday.

And my for sale sign broke my car, soooo.

Our buyers are arranging for the survey, but we have some concerns about them, as they have nothing to sell, but hope to get a huge mortgage. Little alarm bells ringing!
Not having the funds was why the previous buyers could not proceed.

We had two viewings today which seemed to go well, and another booked for Saturday.

Really hoping one buys it, we've seen the house we want and I'm worried it'll go by time ours sells.

Unbelievably the lady who came this afternoon offered the asking price before she'd even left the house. Shock Estate agents have told me to hang on some more, see if any more offers come in and then consider whether to go to best and final offers. I love my house so sad to sell it but at least I've got the consolation that others seem to like it too.

I hope the open day goes well Clocks. Have the estate agents given you any indication how many they are expecting. I bet you're cleaning already Grin

sparkle hoping you get an offer very soon. Its positive that people are viewing and someone will make an offer. If its not in time for hte house you want then something else you like even more will almost certainly come up.

lists they reckon 16. But I'm not convinced!

I'm sitting on the sofa waiting the the agents to come over to discuss the house. A woman just walked past the house looking in the window (cool, I do that too), but she's just gone up to the front window and literally cupped her hands to get a better look! Omg! She shat herself when she spotted me. Weird.

LOL I spotted a woman doing that the other day. we don't even have the sign up outside yet so she must have seen it on the internet and worked out which house.

I went to the front door and politely asked if I could help and she loooked terrified and muttered something about it being the wrong house before scuttling away!

We were meant to be completing on the house we're buying today (bridging loan) but there's been a bureaucratic f*ck up by the sellers solicitor so its going to be next week unless they sort it in the next 15 minutes which I rather doubt. was so excited about playing with my new house all weekend as well. Feeling sad :(

Open day seemed to go well today. The first appointment is coming back tonight to look again (not sure why you'd come back when it's dark, on the same day, but I'm happy I don't have to spend another day cleaning!). Hopefully some others will be interested too.

4 more viewings today - one of the was a second viewing. No idea what happened as we all went to Aldi and left estate agent to it while they trooped round. One lady came back and said she'd left her phone behind (we found it on kitchen table) and said she intended to put an offer in.

Two offers is great clockstooticky. you can go to best and final and see how far they're really prepared to go Smile

Buyers surveyor coming Thursday, so things moving forward. They will take photos and draw a floor plan? Not come across this before, the ES did that for the particulars, don't know why it has to be done again.

I know I'm being a little unreasonable but feeling really miserable now everything just seems to have come to a stop. It's only been two and a half months since offers accepted on mine and the one I'm buying but I soooo need to move now. Sounds like the sellers solicitor has finally answered my solicitors numerous questions on Friday so hopefully things will start moving now. I just feel my life is on hold as left my job two weeks ago and in process of changing careers and job in the new area. To say I'm stressed is an understatement. Having nightmares that I'll be left homeless when just starting new job.....positive thoughts going to us all

So of the 4 who viewed at weekennd - one "hated it", one felt it needed extending but didn't think they'd get planning permission so they're out.

Other 2 - one is still considering and will talk to agents tomorrow. One put in an offer of 285k - no chance that's 30k under the asking price.

Estate agent going to send letters asking for best and final offers tomorrow.

One more person wants to view on Wednesday not sure what to do about them. One option is to let them view but say if they want to put an offer in it will have to be under best and final terms IYSWIM. Apparently he's a serious buyer who's missed out on a lot of properties in the area. Just wondering if i can bear tidying up again!!

notarehearsal hope you are not too stressed. The waiting bit is hell. Full of uncertainty.
We are a month in and just having the survey. Not got to the silly questions bit yet!

Hopefully it will happen soon for you. Keep posting, it brings reality to us all.

Know how you feel notarehearsal. We are buying and selling as 2 independent processes so as to avoid some of the stress. We've got bridging finance to enable us to do it.

Even so it is stressful. We were supposed to exchange and complete on the one we're buying on Friday but sellers solicitors were awful so it didn't happen. Not happened today either. Tomorrow is a possibility but more likely Wednesday as said solicitors have apparently drafted the contract wrongly. But quite honestly I won't believe its happening until I'm holding the keys and unlocking the front door.

We have to believe IT WILL HAPPEN. You won't be left homeless. Do keep perstering your solicitors though. Seems to me they just put the file on the back burner if they don't recognise the urgency.

JT05 and listsandbudgets, I had the silly questions on mine within a couple of weeks, all answered and fine. However it seems to be the seller of the one I want to buy who is delaying things though am told he's keen to complete.......just how does it take six weeks to answer questions from my sol? It took me about ten minutes and my sol sent back our answers within the day. I think it's the apparent incompetence that bugs me. Lists that sounds a more sensible plan, doing it as independent processes, I wouldn't have got a bridging loan though sadly. Thoughts to us all for getting the keys in our hands!

Help! I've just accepted an offer. It's an investor who wants to be done by the end of March. We can easily go to mil but Argh! Will I get taxed because I'm making a ton of money?

We've still not completed on the one we're buying. Whole new problem today but we definately can't complete until its resolved - can't even draw mortgage down. Deep sigh.

On ours I instructed estate agent today to go to best and final offers for Monday lunchtime only for her to come back and say she's organised 3 more viewings for Saturday and told them all they'll have to make their best offer by Monday as well. No pressure then.

We saw a few dreadful ones along the way too. One had newspaper screwdriver up to fill holes in roof and the whole house stunk of damp. All walls were wall papered and it was peeling back in places so damp could be seen underneath. Yuck

Well today I'd had enough! The lies Ive been told are just too many to list ( mostly by Estate Agent for the house I'm buying but some from mine as well) It has boiled down to one solicitor's incompetence and just not doing what she is being paid to do. I threatened to pull out of everything, selling and buying unless the sellers solicitor answered the questions put to her on December 5th and today she has!!!!! We're now looking at exchanging next week and moving first week in february Whoo hoo!!!!!

I hope it all works out now notarehearsal. The problem with lies is that you believe them for a while! In the words of Ophelia (Hamlet) 'trust no one' wise advice, even if she was mad!

We had valuation survey today, so we are still going in the right direction, albeit slowly.

JT05 I think my biggest problem is that I'm not used to adults lying. It's quite shocking to me! Well a sleepless night filled with half dreams of how I can do everything in two weeks now! Thought to us all today for positive things

We're waiting to find out whehter we can exchange today on the one we're buying but thy have messed up about so much to date I do.n't honestly hold out much hope. We still haven't exchanged, but (fingers crossed) we may be in the home straight. Final queries have been dealt with by our side, buyers have signed contract and a completion date has been suggested. Unfortunately, they suggested next Friday. Not terribly surprisingly, the removals company was already fully booked, and so we made a counter-suggestion of early the following week.

Then, on reflection, we decided "What the heck, let's just go for it!" and so I have just confirmed the removals booking for the 2nd of February. We are living out of suitcases with the in-laws, and our stuff will almost certainly be going into storage - so it basically doesn't matter when we move out.

Our buyers also asked whether they could come and measure up for furniture this weekend, so we'll be doing some frantic tidying to make the place look less like a tip with boxes everywhere.
