We're waiting for our buyers to present all the necessary documents on their private buyer. Then it can all hopefully move quickly! Difficult sell as sports club next door has a planning application on it and we have discounted heavily.

Have no firm idea on where we're going to live though, differing opinions and weirdo vendors. May be rented for us out the other side of this.

Anyone with any experience of a chain with a private buyer in it?!

Also YES to the annoying viewings - dc are 5,3 and nearly one and evening viewings were the pits. Spent so much in the local costa hanging out waiting for them to be over with a cranky baby!

thecountrysideistooquiet · 25/07/2015 18:29

Can i join please, our place goes on the market Monday morning, we are selling our dream rural house (smallholding) i am equally relieved and devestated to be leaving but things just never worked for us here and i never settled after 6 years we have finally finished renovating and have decided to draw the line in the sand. we will be going back to the city (not London) we are in Scotland and starting all over again. I feel like such a failure for not making it work here but know it is time to move on. The market is slow in the area and only a few properties in our price bracket. Dh has been away for work for the last 6 weeks and is not back for another 2 weeks (only home for 8 days then away for another 3 weeks) it is really stressful and i have had to learn on my feet to pull it all off so far, ds is pretty messy too keeping the house tidy is a nightmare. Keeping fingers crossed! Anyone got any positive stories of selling during the school holidays?

goldenlilliesdaffodillies · 27/07/2015 15:31

I am beginning to wonder how many viewers are actually serious buyers or are people now just extremely choosy or are people just looking at houses for fun? People seem to be driving for miles to see our house but no-one seems serious. Do people actually read the information in the brochure or on the websites or look at the location on the map picture provided?

I am pretty annoyed about the latest viewing which was very early on a Sunday morning and involved 5 of us and the dog yet again having to vacate the house just after 9am in torrential rain. Feedback again was about the beams being too low, then we were told the person viewing is over 6 foot 4. Beams are obviously going to be a problem in a Tudor house if you are very tall. Pictures show this very clearly. Grrrr- sorry rant over.

On a positive note we have another viewing this week (viewing number 24). I wish someone would buy our house as it feels like being stuck in limbo land.

MarySlessor · 27/07/2015 19:45

good luck with viewing no 24 goldenlillies

thecountryside I am in Scotland and have just accepted an offer on my property. It only went on the market a few days ago so there are buyers around even though it is school holidays. But I am finding the purchasing more difficult. Not many in my price range. Good luck.

pommedeterre · 28/07/2015 18:23

No documents on out vendors private buyer yet... The viewings have started again. Local cafes will be very pleased we are back.

I am very sure that all towns have a group of old people whose hobby it is to view all local properties on the market. So annoying.

I've heard about school hols being slow too but market seems the same here. Fingers crossed, good luck all!

Summer29 · 28/07/2015 20:13

I'd like to join too please! The survey on the house we are buying took place today and we have 5 days to wait until we get the report - no doubt the time will drag... The solicitor said that if all is ok with the survey we'll be looking to exchange pretty quickly but I have no idea what happens next? Can anyone explain how long it normally is between exchanging and actually moving?! I'm 29 weeks pregnant and desperate to get into the new place as soon as possible....

thecountrysideistooquiet · 28/07/2015 21:18

Mary where about are you and what size of house? we are north east and selling a 5 bed small holding, chickens included Grin I hate the limbo of having the house on the market and waiting for a buyer.

pommedeterre · 28/07/2015 22:29

Sorry, our buyers private buyer. We have no vendors as can't find a house..!

Sooperswooper · 04/08/2015 13:48

How is everyone getting on? Any (good) news?? Our house went for just 10k under the asking price in the end and I have to put that down to the amazing new EA that we got! The buyers mortgage survey is being carried out tomorrow and touch wood everything then being well with their actual survey, they want to complete by the end of August! Grin It is such a relief to have sold not having to keep the house in a state of a show home and not have the worry of it all anymore. Obviously I am keeping a firm hold of my wooden desk as I say that!

Now in a situation though whereby there is absolutely nothing on the market where we are moving to. But I guess that is a topic for a different thread (unless of course anyone has experience on here of Abingdon vs Oxford?!) Luckily we can stay with family until we do find somewhere, so now I just want to exchange so that it's all done and dusted!

Sleepybeanbump · 04/08/2015 14:31

I'm not selling (I've wasted half the year attempting to move and failing miserably due to stupid people we were trying to buy off) but feel compelled to say... Yes, the market is diabolical in summer. Always is. Your agents should have prepared you for that. It's the worst possible of year. It will get better in September.

pommedeterre · 04/08/2015 21:34

Buyers private buyer dropped out.

Viewings continuing (we get lots but not seconds - any advice?!) and we are going to rent where we want to move to. At least life is not on hold that way even if any saving stops!

preggersbycheggers · 04/08/2015 21:43

Sooperswooper. I live close to Abingdon and Oxford. Will you be commuting for work at all?
We have just sold. Our buyers buyer buyer wants to complete in a month..... we are buying a new build with a build finish of mid October. Not sure how that one is going to play out!

queribus · 04/08/2015 21:54

Got an offer today. A bit low but EA says it was a 'starting offer'. I'm so sick of keeping everything pristine for so-called viewers who seem to be utter time-wasters. So frustrating. And no constructive feedback from EA.
But hopefully we're on the start of the home straight now

Sooperswooper · 05/08/2015 07:39

queribus- i completely empathise! That's exactly how it was for us at first. pomme what is the feedback? Is there anything constructive? preggers how exciting! Yes, I will be working in Oxford - reverse commuting to surrey at the moment but I drove home via Abingdon yesterday and I think it has reconfirmed that actually we want to be ni Ox itself so we'll hold on for a house. We're away for 10 days from sat so once we get back we'll be looking with a vengeance! I shall have to ban myself from rightomve though.

AndDeepBreath · 05/08/2015 12:10

Can I join in? Our buyer just dropped out (early stages so not the worst but still), had another "offer" today for £25k under asking price (on a £170k property) ... Er, no! Oddly enough...

AndDeepBreath · 05/08/2015 12:12

And yes, I'm so sick of living in a model home! All our stuff's in storage and we're living in a minimalist nightmare which I have to keep clean constantly, I hate it! (First world problems I know)

Sooperswooper · 05/08/2015 12:31

Hahahaha anddeepbreath I know exactly what you mean. I even have bloody decorative cushions on the beds which I had to remake every morning. I've never had scatter cushions in my life before. It's all back to show home standard today as the mortgage valuation person coming at some point.

I think one of the worst things about this is that we also shoved a load of stuff (mainly ds's toys) into storage and he's obviously unsettled by everything and not having his stuff around so is wandering around like a little lost soul clutching his (only) soft toy and little Thomas the Tank Engine from a magazine a guilt purchase

Trouble is, it's going to stay like that for a while as even when we complete, EVERYTHING is going into storage as we probably won't have a house for a few months at least. Oh well; at least my parents have a dog which is hours of entertainment!

OP posts:
pommedeterre · 05/08/2015 13:42

Yy to making the bed every morning, constantly sorting out the washing so utility room isn't full of clothes horse (3 dc!!!!). We haven't got toys in storage but heaven forbid the dc are allowed to play with anything in our house!

Our offer was £25k under asking too anddeepbreath which we'd already lowered and now our EA thinks we should put asking price to the accepted offer level. I don't agree!

sooper - feedback is either drive is too steep, garden is too small or can't cope with planning application next door. Everyone says they love the actual house.

goldenlilliesdaffodillies · 05/08/2015 16:14

Well done to everyone with offers as it's not easy selling in the summer holidays. It is sooo hard keeping the house tidy with the children at home.

We are now getting slightly warmer with interested local people. Strangely we have had a lot of people who have travelled a good couple of hours and they seem to be the ones who haven't researched the house details/location properly or read the brochure. These are the ones who seem to be wasting time as all the details are clearly on there with maps and size of plot etc.

We had a viewing a few days ago and are really keen and want to come back for second viewing. It was abit of a surprise as they turned up very early and so I ended up showing them around instead of the EA. I hadn't quite finished tidying or even brushed my hair so felt a mess! I'm also quite shy so found doing the house viewing rather terrifying! They were very positive though and talking about where their furniture would go and phoned the EA to say they were interested. I know nothing may come of it but it good to have some interest as it is getting so disheartening. House viewing number 26 tomorrow!!

queribus · 05/08/2015 20:29

We've got an asking price offer! Short chain - four including us and our vendor. But only takes one to make it fall apart! Fingers crossed we don't have to go through this again.

So fed up of tidying, cleaning and obsessing about stupid things. I actually got teary when I realised I'd left a towel on a towel rail for a viewing! I'm losing the plot, so I do hope this sale goes well.

pommedeterre · 05/08/2015 20:41

Yay queribus! Fingers crossed for you!

goldenlilliesdaffodillies · 06/08/2015 08:29

Great news queribus!

Is anyone else glued to endless property TV programmes to get tips?!

goldenlilliesdaffodillies · 07/08/2015 22:54

On a positive note we have someone else really keen coming back for a second viewing and also another house viewing tomorrow who is also very keen and knows where our house is. Another lady is also due to come back for a second viewing so it all seems to be slowly happening.

However a great big advert has gone in the paper for the house we are trying to buy and the only reason our house is on the market with new marketing and a much lower price. We have been the only interested people for 4 months and had put an offer in. Their EA was supposed to let us know of any changes and hasn't. He said the owners really wanted to sell to us (we know them) but then didn't tell us of the changes in price and different marketing information, which will create new buyers. I am so worried we are going to lose the house and all these endless house viewing will have been for nothing. Grrrr.

pommedeterre · 10/08/2015 14:18

Ive started talking to 'buy any house' type people. We've accepted an offer in theory from someone selling theirs and its so low its not far off what they might give us.
Bored.com of selling the cocking house now. EA keeps getting on the day viewings which is a pisser too.
Where's the wine?!

paddingtonbear1 · 10/08/2015 22:40

Well done to those with offers and fingers crossed for those still waiting. We're in the 'still waiting' camp.. no viewings at all since we went back on the market a few weeks ago!
