Hi Clocks! Good luck for a smooth sale and move. If I've learned anything over the past few months, it's that even when the situation looks bleak, you shouldn't give up hope. Can you get agent recommendations from anyone? The valuation one is tricky; are there any similar properties in your area to compare with? Have fun decluttering!

I'm just starting to think of what needs to be done before completion now. And who I need to inform of or change of address. Does anyone have a link to a helpful website?

Hi Clocks - good luck! It can be stressful with bumps in the road but you'll get there. I found it helpful to try and think only about each stage at a time and not think too far ahead. I hope you find a good agent. I would look at what has sold recently and how much for and make your decision from there. Or start at the higher price but if there's not much interest drop sooner rather than later.

I think the main thing is to book your removals and re-direct your post. Then if there's anyone you forget to tell your new address you'll still get your post!! Are you moving far?

Congratulations to all who have exchanged and good luck to all those still on the road. We had a busy few weeks getting the new place organised and decorated but we had it mostly sorted by Christmas - had a lovely few days and then DC2 put in an early appearance in the new year! So a whole new set of stress starting! It was all worth it though - I'm looking forward to getting home to my "forever home" in the next few days and continuing on our life there. And I'm going to ignore the fact that the babies room is still a storage area!!!

Thanks ladies. Just had another agent who said he'd put it on at offers over 220k so I might go with him. A friend sold with them recently and was pretty happy with them. They quoted me 1%, but she only paid 0.9% so I might argue for that but hey!

We negotiated a sliding scale with our agent, so they got a higher percentage if they achieved the higher price. Might be worth a try?

May I join? Please treat me gently. I've no idea what I'm doing really

I've just started on the slippery slope of selling my house.

Estate agent came this morning, photos done. I've filled out property information form and will sign contract when I drop it off in the morning.

I've found out our boiler wasn't registered when installed (NOT HAPPY) so have someone coming in next week to recommission it and register with gas safe.

I can't find the guarantee for the damp proofing we had put in 5 years ago. Emailed the company that did it in the hope the'll come up with it. Looking back not sure they ever physically gave it to me as have paid up invoice and quote letter so why would I have lost that?

What happens next? They muttered something about fixtures and fittings.

I'm already stressed and I've barely scratched the surface. I've been involved in selling properties before through work but never my own home and never all by myself. Estate agent assures me we have an excellent location and it shouldn't be a problem but I bet they all say that

We have reduced our price today. Only by 2.5k so it's now one for 129.950. Need to get as close as we can to that though and it's all a bit tight.

im not feeling very positive really - in fact I'm bloody miserable about it all today!

Welcome Lists! Dont worry, everyone on this thread is emotionally fragile so we are a supportive bunch!

Are you in Scotland? In England all the documents you mention are sorted out after you've found a buyer. Great news if you are dealing with the Scottish system though-it's (imo) far better than the English one. Hope you get a buyer nice and quickly.

Sparkle-sounds like a good plan to get more viewers through the door. I was so pessimistic throughout our whole process but it did somehow work out in the end. I'm sure it will for you too.

I'm in England but as I know I've not got those documents, I'm just trying to get ahead to save stress later. I'm assuming if we get an offer I WILL need them

Ah well it is definitely a good idea to get the boiler serviced and certified. I wouldn't worry too much about he other stuff as there will be plenty of time while your buyer is instructing a surveyor/getting their mortgage offer through etc. No harm in getting sorted, but even if you can't find some of the documents you need, you can often get around the problem by buying an insurance policy to cover the buyer in the event that the document is requested.

Whether you will need the documents depends on your eventual buyer and their conveyancer. Ours didn't ask for boiler cert nor electrics certificate nor window certificates... They only asked for a discount for a new roof. Completely bizarre now I think back. They even paid £600 for a structural survey on the roof (which is sound) and yet they didn't even check the electrics.
Buyers can be strange.

Clocks, can you check which estate agent is selling other local properties like yours for the best price? Perhaps look back at the summer sold prices on rightmove? I went with an estate agent who valued our house at 70k over the leading local agent and they achieved even more. So the ones who give a high valuation aren't necessarily leading you on.

I'm four days away from moving day yeehaaa. House is a mess, buyers keep trying to deliver sofas, but we are so excited!!

Just checking in! Welcome Lists, I hope everything goes smoothly for you. You sound organised, a massive help in the process. We found our certs etc. as we tidied for viewings. Can't find a thing now!
Hope that everything goes well on Tuesday Moving. I keep having nightmares about how much we have to get rid of , if we ever get to the happy stage of completion. ( 27 years in the same house and downsizing!)

No news from our buyers, they should be back from their holidays now and organising their mortgage and surveyor.

JTO5 thank you. 27 years worth of stuff is a lot. We've only been here 5 years and its bad enough. I've decided to use the idea of moving as an excuse for a clear out and I think the local charity shop are sick to death of the sight of me and DP. The scary thing is that even though we've got rid of a lot its not made a huge impact overall. Dreading packing. I am seriously considering renting a skip when it gets that far.

We are decamping to our holiday house until we find the perfect(!!) downsize. So when clearing out I am saying to myself, am I will to pay a fortune to store this item? Usually the answer is no! Hard to get rid of family memorabilia, though.

We have had a couple of offers but still too low. However one couple love the house and want to buy it but need to sell 2 houses first so we need to keep ours on the market. We have dropped the price for a 3rd time now. We have got house viewing number 60 coming up!!

Our next door neighbours have just put their house on the market as they need to downsize due to ill health. I hope this doesn't put people off our house as it must look bad 2 houses next door for sale- or am I over thinking it?!

Clocks- one thing I have learnt is that you really need to price it correctly. Our agent didn't and we have had to drop our house price by 100K since putting it on the market in the Spring. Also don't be too taken in by EA speak. We were given the impression that our house would be gone in 2 weeks and would sell easily! Do LOTS of research on what house prices have actually sold for in the area. We didn't and rushed into putting our house on the market to try and buy a particular property. We trusted our EA to give an accurate valuation and they didn't which has caused no amount of stress and anxiety and still no sale (although we are getting closer!).

Glad to hear of the success stories on here- keep them coming!

Contract compled at with estate agents. Estate agents coming to environmental assessment thingy and floor plan on Wednesday.

Now what? Sit tight and await a viewing or have I missed something?

Just checked - my house is on right move - its real.

Not happy with one of hte photos so will talk to agents in morning otherwise quite pleased / terrified / apprehensive /excited. Its really happening!!

Our agent rang late yesterday to say buyers are back from hols and all is ok. They need hand holding through the process, so could be slowish. ( they have nothing to sell, good part)

lists great that your on the road. Hope it's a smooth one. Be prepared for some of the viewers, their comments and behaviour can make the seller feel that their lovely home is the pits!

Hope you get a buyer soon.

OMG agents just rung - someone wants to view the house on Tuesday morning. Not been on the market 24 hours yet. Beginners luck I guess but its a start.

That's fab news Lists! Might just be one of those properties that sells fast-we had 16 viewings in the first week and sold for asking price. And we are in Yorkshire so not the London bubble.

JT05-Sounds like things will get moving for you again now then!

Golden-How does your house compare to next door in price/condition? It wouldn't put me off if everyone had genuine reasons.

Just checked rightmove and our house is no longer on there! It's really sold!

Congrats to Pipnposy and La FLottes and good luck to everyone else. Golden - our EA told me not to worry about neighbouring properties being on the market at the same time. He said that it usually just meant everybody viewed both rather than choosing one to view as they might if they were further apart and that people who didn't like one would often like the other. Certainly last year my two closest neighbours (we're in a tenement with 3 flats to a floor) put theirs up at the same time inadvertently and both sold within 2 days. There were two others in the street up for sale when ours was and one of them sold at the same time. (And there are very obvious reasons why the other hasn't sold yet IMHO!)

We had 20 years of stuff to clear, but I can't say I've made much progress in getting rid of anything. Luckily new flat is same size or slightly larger than current one and with an attic garden and shed which should help, particularly as we're going to be storing some of my sister's stuff for the moment. She's sold hers and having to move in with our mum for a while until she can find the right house to buy.
