Elements-I am really not feeling festive at all this year either for a whole heap of reasons. Feel like I'm going through the motions for the kids. It sounds like the bottom of the chain are slowly getting things in order but it's extremely unlikely we will exchange before Christmas now.

Flowers,Wine Cake to every one. Christmas is definitely putting a stop to any progress.

Our buyers have gone abroad for 2 weeks. But they did instruct a solicitor and get their mortgage underway, before they went.

Like others, from now on I will dread every phone call!

Have a good Christmas, what will be will be! (DHs words, not mine! I'm very anxious!)

Pipnposy that's good to hear that the bottom of the chain are getting their act together at last! Hold that thought and try to enjoy Christmas.

JT05 at least your buyers have started the ball rolling while they are away! That's good news.

Hope everyone else is okay. I will keep posting over the holidays just to try and keep myself sane!

But our vendors vendor has gone on a cruise. Sigh

Oh Orchid - what a pain! Why would someone do that without letting the rest of the chain know? Hope you're not too upset. At least it sounds like you will just exchange as soon as they get back.

We had been told all along that exchange would be before Xmas for a completion on the first Friday after new year (the 8th). Now we won't even exchange until that week. And we have been told completion won't be till the third week of January.

We've gone from having two weeks tI'll the move, to a month. Oh and the new move date is dp birthday.

It's all incredibly frustrating not to mention disappointing.

Oh orchid! A cruise, how very nice for your vendors' vendor and tough luck to everyone else! Believe me I am feeling your pain about being left hanging over Christmas but it sounds promising that you'll get it wrapped up quickly in the new year.

I once moved on my birthday, the lovely surprise was a beautiful bouquet waiting at the new house. Maybe you could arrange a surprise for DP if you do move on his birthday.

Stupid work computer - just discovered it didn't post my message to pass the luck from Moving on to all of you. Hope it works as well for you all. I cannot fathom how complicated (and stressful) your system must be! At least once we've concluded missives with one part of the chain we know we are definitely moving on that day regardless of what happens elsewhere in any chain.

Hope everyone had a great Christmas. It was so lovely to have a break from house viewings. However we have had one just booked in tomorrow morning. The house is now a tip! Arrggh! Better get tidying.

We still didn't have either a yes or no from the last 3 sets of second viewings. They are obviously not interested but I just think it is extremely rude to view a house twice and not even have the courtesy to say no thanks. Oh well hopefully tomorrow will bring something positive.

Sorry not to have posted for ages... Why oh why do people not tell the chain they're going away?!

Hopefully you can all get through this. We're finally about there. It's been 17 weeks of hell though... We exchanged on 21st after a failed move on the 17th... So we've spent Christmas living out of boxes... Kids don't seem to have been bothered but we don't move until 7th so the boxes will continue!

If it helps anyone we've had -

Three mortgage applications by our purchaser (which explained why he didn't bother paying legal fees for a month, were told purchaser was letting his house which he sold six weeks in, didn't pay his sellers fees for 2.5 months) then ended up with a non high street lender so he had to change solicitor. New solicitor was new to firm, so re ran all searches, demanded planning permission for the house, the expired NHBC certificate, and started on that the drains were to near to the house. (It's 12 years old, was built by a major house builder!) this was after we'd had to prove that the house wasn't built over the drains as she couldn't understand that the scale of the yellow blobs on the drainage search were completely out of scale compared to the house.

Our solicitor then told the rest of the chain to proceed without the go ahead from the lower chain, because 'they didn't say they couldn't proceed'! Hence Christmas in boxes!!!

So it is doable in the end. I've lost a load of weight through the stress which is rather handy for Christmas. It's s good job I don't comfort eat I'd be 25 stone!!!

And just when you think you have it all sewn up... Exchange done, completion date and removals sorted... Rightmove sends you an alert that the house you are buying is relisted. Shivers.
Quick message sent to vendor asking him to remove it immediately. I assume this is an IT glitch. Confused

We had a very low offer yesterday. 70 grand below the asking price so can't accept it. Apparently the people can't up their offer at all as it is the maximum they can afford and they can't really afford that. Yet more time wasters- grrr. We also had another viewing on New Years Eve- hope they were serious!
Moving15- that must have been sickening to see! Hope it is all sorted.

Happy new year Sellers! After a lovely Christmas break when I hardly thought about the house at all, I'm back to anxiety-central today waiting to hear if we will ever exchange. Nothing to report yet...

Hello Pipnposy. I hope everything springs into action for you at some point this week now everyone is getting back to work.

The estate agent for the house we are buying kindly took the relisted house back off rightmove. No explanation as to why it was relisted.

Our buyers have been asking for lots of measurements and sending post to the house we are selling so that all looks good.

Due to complete next Tuesday... Boxes appearing all over the house, loft cleared, Insurances sorted, dog microchip details updated, nationwide kindly removed the £7k redemption fee from our statement this morning. Relief.

The end is in sight. Or is it the beginning...

Hello Moving! Sounds like a few big sighs of relief wrt your mortgage redemption and the rightmove listing. How much work does your new place need? It's difficult not to see completion as the finishing line, but you're right, sometimes it's just the start!

I keep opening cupboards, looking at the mountains of stuff stashed there to be out of the way of viewers and then shutting the doors again quick :-)

Our buyers should be back from holiday today, so we are waiting for the surveyor to make an appointment. I can't believe anything will be straightforward, feeling pessimistic.

Hello! Hoping to join you all soon.

We're just in the process of having agents in for valuations, i've had two so far and and third coming tomorrow, the two I've had have given quite different valuations (205k vs 230k) so I'm confused. I suspect that the lower valuation is much more accurate to be honest.

We were on the market 18 months ago for 210k but the agent was a bloody knob so nothing got done so I'm now super nervous about choosing the right agent and at the right price.

My house is a shit tip as I'm decluttering, MIL coming over this weekend to clean. Thank god.
