Congratulations Moving that's great news!

Still no feedback from 3 people who had second viewings- except one couple who asked them to call back after Christmas! Just a 'yes please' or 'no thanks not for us' would be nice. I know EA's have a bad reputation but based on the 57 viewings we have had, prospective buyers behave just as badly.

We have another house viewing booked for Saturday morning. I hope these people are serious the weekend before Christmas! Also I am now starting to worry if they are not they might be 'casing the joint'. There will be lots of presents around and it will be all set up for Christmas (or nearly). I know this sounds ridiculous but can't help wondering why people would view so near Christmas (unless of course they are actually serious!)

It is very frustrating golden. No feedback is as annoying as feedback that states the obvious that cannot be changed, about a property!

I would assume anyone viewing so close to Christmas would be serious. Hope it all goes well,

Very exciting Moving - and I'll take a little of that luck if that's ok?! It doesn't look like we will be exchanging this week but everyone does seem to be trying to exchange before Christmas (although there is still an outstanding paperwork issue) so it looks like we have another weekend of nail biting ahead...

Golden - sorry to hear you've had timewasters. Haven't people got better things to do with their time?! We had 16 viewings in the first week we were on the market in the summer but I reckon 12 of those we're either just being nosy or genuinely looking but not in a position to proceed. Even second viewings that went on to put in a ridiculously low offer or decide they don't like it after all. I basically wouldn't book a second viewing unless I intended to put in an offer. I don't understand people some times. Good luck!

First stonemason was out this morning - told me verbally that it would be under £20k, which divided by 9 flats is just over £2k each. He's preparing a written estimate. 2nd stonemason coming out on Saturday am. (I'm really impressed with how helpful they are being, particularly at this time of year) . On the strength of that we've asked our solicitor to go back to the other side offering £10k off the price plus the 2 written quotes but they have to decide today (it's only worth it to us if we can resurrect our purchase) and agree to complete very quickly. Not sure how they'll take it tbh - think they possibly just want out anyway , and they may be suspicious because we're prepared to offer more than the actual cost .

Fingers crossed for good lucj for everyone here :-)

Well done Merlin for getting some quotes in so quickly. I think you've made a very fair and sensible offer and I personally would snap your hand off. At least you'll know where you stand by the end of the day and I think if they don't accept your offer, that will prove to you that they were looking for a way out and you'll be best rid of them anyway. I'll keep my fingers crossed for you.

Fingers crossed for you Merlin - that sounds more than fair as you are offering to cover what will potentially be their share of the cost and then plenty more as "compensation" for taking it on.

I would also be more than happy with this.

I guess the question is whether this was what was really putting them off, but at least you should know today, or tomorrow if they ask to sleep on it.

My fingers are well and truly crossed for you.

Solicitors are still awaiting searches as of today so no further forward here. Oh well!

Moving 15 - your luck is hopefully rubbing off on us, and hopefully LaFLottes, Pipnposy golden and everyone else on here :-) Buyers appear to have accepted our offer, and the timescales - our lawyer told them he wanted a formal letter of acceptance today, and was going off to contact our seller and see if she's still in (mega fingers crossed that she hasn't accepted an offer from the people who bid previously in the interim and that the shock hasn't put her off us - I know she was very upset). Unfortunately i didn't speak to the lawyer myself so I'm just going on his voicemail message until I can speak to him this morning so I'm back on tenterhooks. Cannot believe how stressful and timeconsuming this all is, and this is in Scotland where, for all its faults, our system does move much more quickly.

Fingers crossed for you all - as the others have said, Golden,, I cannot believe you have had so many people booking second viewings and then not providing feedback - people don't need to be rude about it, but I think if you've given up your time to show them round, (not to mention the cleaning and tidying beforehand ) the least they can do is say whether you can cross them off your mental list - even something as simple as "it's a lovely property but after a second viewing I'm afraid we've decided it's not for us" would be sufficient.

Will keep my fingers crossed for you. Your buyers would be nuts to not accept what you are offering. You could be all back on track by lunch time!

Haven't been around for a long time since our last sale fell through, but it's lively to see some successes!

We have good news we had an offer, and have had an offer accepted on another property we are now in the nervy stage up to exchange. We've had a survey on the property we want to buy, but our buyers have yet to arrange, our buyers want completion before April and the vendors want completion before end of Feb!

I'm trying not to get my hopes up too much but am a little bit excited that this might be it!

Nothing positive to report here. A builder came to quote for the "urgent work" that had caused our buyers such alarm, and it turned out (as I had expected) that the job will only cost a couple of hundred pounds. Builder couldn't promise a date but might be able to squeeze us in before Christmas. So I immediately emailed our agent with this news, urging them to push for exchange.

It's been several days, and we have had no response from the buyers. So much for the "urgency" Hmm looks like my instinct was right and they're just searching for an excuse to pin their cold feet on.

Meanwhile we have got our mortgage offer and searches on the house we're buying, but I can't feel any pleasure at this because there's no point unless the sale goes through Sad

I just want to burst into tears. We have been up since 6am with an ill dog (ill all over the kitchen floor) and I have been frantically rushing around cleaning, tidying/ hoovering, getting the house ready, making vets appointment. House viewing was supposed to be in an hour. The people have just cancelled their viewing and want to rearrange but they don't know when.

Still no 'yes' or 'no' from 3 second viewings and another 1st viewing either. I must have sounded really cross on the phone. Apparently none of them are answering e-mails or phone calls. Why are people so rude? Do they not think of the disruption house viewings cause for the owners?

I am so sick of this. It must be time to give up.

Sorry needed to rant. Hope other people are having better luck. On a positive side at least I have a shiny, clean tidy house and 2 lovely bunches of expensive Christmas flowers.

golden sorry to hear you're still having such a nightmare but you need to work on the theory that if you don't hear from any viewers then they're just not interested.

Buyers who are interested in a property will waste no time in making their intentions clear- anyone who has to be chased for a reply is just not interested.

After 50 odd viewings you can't be needing any actual feedback, as I've said before, it has to be the price. I know you've said the EA are adamant it's not overpriced but equally they've done other things that you haven't agreed with so I suspect it's time to take their valuation with a pinch of salt too.

If I were you I'd take the house off the market for a few weeks and relaunch it in the New Year at a lower price and take it from there.

Wow - that was some powerful luck you passed on, Moving! I'm back to pass it on to everyone else. Not only was our seller really pleased for us and relieved for herself, but the buyers took us seriously when we said that they would have to complete quickly. They concluded missives yesterday without even waiting to see the quotes (2nd stonemason was out this morning and reckons work will be around £1k per flat, but I don't have a detailed written quote from either yet). I cannot tell you how happy I was when solicitor phoned and said "you now have a binding contract at Scots law" :-) Just got to get the bank to pull their finger out over the mortgage offer, and we can conclude missives on our purchase too. So so so happy. (DH is still in shock and keeps asking to read the solicitor's confirmation email again)

Elements - fingers crossed for you. Both our solicitor and I were sure that our buyers had cold feet and wanted to pull out but we were wrong - really hoping its the same for you.

Golden - sending you some virtual hugs and hoping that at least the dog is feeling better. Here's hoping for a result in the New Year. I don't know enough about the English system to offer any comments on pricing strategies - that is different in Scotland I think. We had one viewing our first week and then nothing at all for 6 weeks, dropped the price from "offers around £180 " to "offers over £170" and then had 12 viewings over 4 Sundays despite the fact that the expectation is the same for both of those phrases..... And I still don't know if the drop made any difference or if it was just coincidence.

In England and Wales we would still be in a situation of uncertainty. Hope the move goes well.

Elements Any news? I can't believe they are being so slow over something that would be a couple of hundred quid - in the grand scheme of things that's so silly. I thought it must be something potentially costing a few thousand!!

Golden I hope you are feeling better today. Enjoy your super clean house and your lovely flowers. Remember your house is fabulous, it's just finding the right person. I speak from experience as our last house sale before this one took a long time and we had a gorgeous but very quirky conversion. After loads of nosey people and being turned down by quite a lot of buyers, a couple came along who just LOVED it and couldn't believe they had found it. I am sure this will be the case for you as your house sounds beautiful.

Chin up everyone and if all else fails, open the wine and the Quality Street and get stuck in!

Sympathies, golden, it's so stressful preparing for viewings.

No progress here. Builder is doing the repairs today, but we haven't heard a thing from the buyers since whenever it was I said. Ages ago, anyway. DH is feeling very grumpy with the buyers and threatening to chop down all the fruit trees in the garden Shock so (if they do actually end up buying the house, they won't get to enjoy the garden), which shows how upset he is as they are all his "babies".

I am feeling the opposite of festive Sad but we've gone ahead and decorated the house for Christmas, since we are obviously not moving anywhere for the foreseeable future.

Ah Elements it's rubbish isn't it.

We are still in the waiting for searches and enquiries stage but obviously everything is grinding to a halt now for the holidays. We don't feel overly festive either, in fact, I kind of just want it to be over and done with so that we can carry on with all this, but I know that's a rubbish attitude and I need to snap out of it and try and enjoy myself.

It's so annoying when buyers go quiet and you just feel like going round and asking them what's going on! Has you EA chased them up? They may even be away for Christmas or something, you just don't know at this time of year. Hang in there - you did sell quickly didn't you? So worse case you would sell again and the work has been done etc. Not ideal though I know. Fingers crossed it won't come to that.

I am just dreading getting awkward enquiries through from the buyer either today or tomorrow and then having to wait all over the hols to see if everything is okay. I suppose it's only 10 or 11 days, but it's meant to be fun!

How is everyone else getting on?
