Aaargh not as bad a day as yours, moving, but our buyer has pulled out. Solicitor says to get quote for repairs and see if they'll negotiate, but I'm not hopeful. Still, less stressed now I know for sure. And I was being unfair to their solicitor too now that I've seen the email chain. Think we're going to bite the bullet and get the problem fixed, even if we can't get the others to agree and pay their share

Merlinalison - gutted for you. I honestly didn't know this was possible in Scotland. Glad to hear you are at least feeling a little less stressed now. If you are thinking of getting the work done yourselves you may as well get a quote asap and send it to your (ex)buyers like the solicitor suggested. You never know...

What a nightmare people are having! Why does this whole process have to be so stressful and why can't people be honest?

We have continued to have viewings- 3 second viewings and another first viewing. However we are still no further on. EA has chased up these 4 viewings and no-one is returning their calls/e-mails. I appreciate people are busy with Christmas looming but why have second viewings at such a busy time for the sellers too and then not have the courtesy to at least say no thanks? I am so sick of this. EA keeps saying there is no competition and our house will sell, they are adamant it isn't overpriced but 57 house viewings later (including 2nd viewings) I just don't know. It's Grade 2 listed and extremely old so will only appeal to certain people but I never thought it would be this hard.Sorry rant over.

Wine, Cake, Flowers to everyone! I will never underestimate the difficulty and stress caused by house selling!

I have a friend who inhereted the house she lives in and she has put it on the market today. She has never sold or bought a house before. I feel for her, she has no idea what is to come. ( actually hope it is all plain sailing for her)

Everything crossed for success today moving. I'm six weeks in and it seems to have gone quiet again now. Just as I was starting to allow myself to start getting excited. I so want to move now

Think the single worst thing for us is having to pull out of our purchase today since I know how upset the seller will be and we're feeling very guilty about the impact on her, even though we have no choice. She's in her 80s, a bit scared after having had a fall at home and moving into sheltered housing so it isn't an option to ask her to wait. Hopefully because we've told her as soon as we could, the people who also offered will still be interested.

Moving-How frustrating! I would really love a conveyancing solicitor and an estate agent to come on this thread and explain how these processes happen and why the hold ups occur. I'm sure its all probably harder than it sounds but nobody ever communicates effectively what's going on!

Merlinalison- you are clearly one of the nice people in a house buying/selling scenario! That's so sweet of you to be worried about your elderly vendor. It's not your fault that it's fallen through. Does she have family handling it for her? Hopefully like you say she will find another buyer quickly. I hope you do too.

Nothing happening here either. Am I being unreasonable to expect at this stage (wanting to exchange this week) more than one short email a day from my EA literally just saying she's continuing to chase? I personally want detail of who she's called and when (hopefully everyone in the chain inc solicitors and other EAs), what they've all said (even if it's no news yet), when she's going to call them back and what she's tried to push the sale along. Genuine question; am I expecting way too much of her??

No I don't think you are being unreasonable. Have to say I can't fault our solicitor - he's kept in touch throughout, including always phoning me himself to talk through what is happening what the options are and forwarding on the email chain from the other side, and being very reassuring however many panicky phone calls he got from me. and if he says he'll phone back he always does.

Apparently today's delay is because our solicitor can't get through to our vendor's solicitor so the chain of exchange has ground to a halt mid afternoon. Maybe it's not the solicitors who are hopeless but their secretariat!!

Sorry Moving, you must be angry, frustrated and full of emotion!

Further up the tread golden asked why can't people be honest? I think that is the crux of all the stress of moving.

Unfortunately, you can trust no one. Hope tomorrow brings better news for you.

And now our estate agent has phoned to say he thinks if we get a couple of quotes we might be back in with a chance ....after I'd instructed our solicitor to withdraw our accepted offer sigh. (Admittedly I'm not convinced - I think other side just got cold feet and won't reconsider, but what do I know?)

It was an extremely hectic afternoon sorting removals booking, insurance activation, council tax, broadband, water etc sorting... This is a very welcome kind of hassle.

I am sure our EA and solicitor will be thrilled to see the back of us as we have been chasing them so much!

Merlinalison what kinds of quotes are you going to have to pull together? Are you going to let it slide until the new year now?
