I would take viewings again.

Apart from our immediate offer, we've got another viewing from people who wanted to view while we were under offer. So surprisingly for the time of year, people are out there!

Your buyers can come back when their sorted, if they ever are!

Continued wishes for it all being sorted.

How is everyone getting on?

We have had feedback from our viewing, they liked the house, thought it was priced right, but it's to small for them. Which is fair enough, but disappointing.
No other viewings booked. Although I knew it'd be quiet this time of year, I can't help panicking about it.

Hi Sparkle - not much news here - the Solicitors are doing their stuff and the builders are still jumping up and down, annoying everyone, in an attempt to speed things up!!

I think the builders are actually slowing things down as they are just making everyone, including our solicitor, cross.

We are expecting a few niggles to come up from the solicitors so I'm jumping every time the phone rings. Also the solicitor received some enquiries from the buyers' solicitor on Wednesday and then sent us a letter....yes, in the mail.....to ask us some questions! You'd think they would send a copy via e-mail in this day and age. So that wasted a few days. Oh well.

Don't worry about the lack of viewings at this time of year, it really is to be expected and I'm sure it will pick up. It's getting a bit close now so people probably know that they won't be much activity and even if they see something they like on right move they can see it in the new year. You never know though, there might be people who would like to get ahead and might still view!

LaFlottes- I hate that waiting for the phone to ring feeling! And I also get frustrated with solicitors who refuse to join the 21st century. A few weeks ago ours sent us a letter asking me to ring him to make an appointment Angry

I had a very amicable chat with our buyer this morning. Everyone here including our EA, their EA, both solicitors and our buyers are now cracking the whip and demanding answers as to what is going on at the bottom of the chain. Hopefully we will soon either be able to exchange or know that there's a problem so we can pull out and move on with our lives!!!!!

Sparkle-Shame about the viewing but I reckon things will definitely pick up in the new year. I have heard Christmas Day is the busiest day of the year on rightmove.co.uk so fingers crossed lots of people will see your property and make appointments after Xmas.

Well a horrible afternoon here.
Received an e-mail from our solicitor saying that the builder was giving us until 23rd to exchange or they were re-marketing the house. Solicitor also said she didn't think we would be ready to exchange by then!

We have made progress, enquiries have been answered, some searches have come back and some have not yet, but it seemed the builder wanted to flex their muscles.

Our solicitor is quite fed up with the builders calling all the time, so I think she became a bit uncommunicative with them, which was interpreted as us not being all that motivated. So a bit rubbish all round.

I have been partially reassured that in reality, they are probably just trying their best to push things along and chances are they will wait for us, but who knows.

There is another house of this type available in addition to the one we would like and also another three that are similar, but a bit bigger and more expensive, so I guess worst case, we could continue with our sale and then buy another plot, but it's all so stressful.

To make matters worse DH is away for the next two nights.

I hope things are going better for others.

Sorry it's been so stressful LaFlottes and that your builder is heaping on the pressure. Have they said exactly why they want it done by Christmas? I mean, realistically, they're not going to get another offer before the new year and then those buyers will still have to take weeks to get searches back etc so why would they chuck your offer away? Hopefully it's all bluff. None of this bloody house buying/selling process makes sense to me! How is your sale progressing? At least if the worst comes to the worst you have the chance of getting another plot (although I'm sure that doesn't feel as liberating as it sounds!).

They initially said that the house would be ready Dec/Jan. Then all of a sudden it was ready now and they have heaped on the pressure.

To be fair, our buyer has taken ages as they wanted to get their mortgage offer before starting the searches, then there was a problem with the mortgage, which was then okay after an appeal but lost us another week. If they had been faster then we would have met the deadlines.

So I can see why they builder is a bit fed up but they are a huge company and this can hardly be unusual. I think it's time of year, they really wanted this sale in this year's figures and now that's not going to happen they at least want exchange.

Like you say though, common sense tells me they are bluffing as it would really be a case of cutting their nose off to spite their face! Hopefully there will be some more progress and they will be happy with that.

Pretty horrible to open that e-mail though and our solicitor didn't even give any advice or anything, just passed it on.

I actually cried today! How silly, but I just lost it for a while!

It does make me feel a bit better that there are other plots, but they are more expensive so it would be a pain....also not sure if I would have the will to carry on with it all!!

How is your sale going? Sorry to go on and on about ours Blush. Any news from the other end of the chain?

It does seem very unfair that they are piling on the pressure when they know things are progressing and the time between the 23 and the New Year is dead time anyway. It is so frustrating when things are out of your control.
Good to hear that if it really does all collapse there are other potential plots you could look at.
Have you pressured your solicitor to give an indication of you she thinks exchange could be possible? We pay Solicitors and estate agents for a reason so pass the pressure back to her!

As Moving said, not much will happen if they re market the property, so just try and go with the flow and try to enjoy Christmas. Easier said than done, I know.

Our buyers are off on holiday for two weeks, so nothing will proceed with us.
We are not expecting to be moved before March, even if it all goes to plan.

I agree with Moving's comment about paying the EA and Solicitor to take the stress, somehow they don't do they?

Thanks everyone. Yes, it seems ridiculous which is why I am hoping common sense prevails and if it does run into January then we will still be their best bet! However, we do have other plot options which is good, but I'm starting to feel the desire to buy a house from them slip away....

Our solicitor is quite blunt, but I think she is just trying to manage expectations, so the builder sees her as being negative, when in fact she's just being realistic, with perhaps a touch of pessimism!

Both us and our buyers are waiting for the local authority search to come through and buyers are waiting to answers to enquiries from us, and these answers went out last night apparently.

I'll give them a call later, when I have worked up the courage!

How is everyone else getting on?

Can I join? Mega stressed by all this and need somewhere to vent! We accepted a cash offer on our flat in Scotland and then were lucky enough to have our offer accepted on a lovely place nearby. BUT our buyers solicitors are dragging their heels about concluding missives and keep muttering about the stonework. There is a problem in a different part of the block, nowhere near ours, which I pointed out to all viewers. 2 structural surveys have been done on the block (for different reasons) over the last 4 years, and both have concluded that its not progressive, not a problem and just needs repointing etc at some point. Both surveys have been made available to the buyers. Last week solicitor was saying that the surveyor said it was no problem and she'd get the paperwork through pleading pressure of work. This week she's back talking about repairs and saying things like "My clients still seem to want to go ahead.." which in my current pessimistic state sounds like she doesn't think they should! My solicitor has told her she really needs to progress or we might start thinking about pulling out, which made me panic even more in case she thought that too threatening and advised her clients not to deal with us. We can't go ahead with our purchase without this sale, and can't ask (lovely) seller to wait because she's going into sheltered housing, and in any case it doesn't really work like that in Scotland. Doesn't help that I don't even know if it's a real problem, a game playing reduce your price problem (which we would!) or no problem....

Hello merlinalison! Sorry to hear you're stressed out too. I was under the impression that in Scotland once you'd accepted an offer, that was legally binding. Perhaps the Scottish system isn't the house buying utopia I'd imagined! I know what you mean about the 'games'. I wish everyone involved in a sale/purchase would just be honest - it would make the whole system much less stressful.

Not much news from me. The bottom of the chain are still saying the delay is due to a catalogue of admin mistakes Hmm but everyone is putting pressure on now so we continue to wait...

Total silence from solicitors. Hubby chasing this afternoon to see what has or hasn't happened as I am extremely busy getting my hair done having totally neglected it since house moving issues started. Haha.

Just out of interest do solicitors actually take the initiative to establish when they will all be available in the day to do the whole 'exchange' exercise or do we need to organise that for them as well?

Also, will I have any nails left by the end of the day?

Hope the hair appt is relaxing. One plus point of our house sale is that I won't have to bother getting mine cut for a while as the process has made me pull it all out Wink

Solicitor's phones are off for lunch break so I can't even use the time while my colour takes to harrass them!!

Hi All - hope everyone's day gets better....I'll just be happy to get to the end of the day without any horrible calls to be honest!

Enjoy the hair appointment - I'm the same, tearing my hair out, biting my nails and my skin is awful, I think it's stress so I need to calm down I think!

Merlin welcome and I hope your sale goes ok in the end. It does seem like people tie themselves in knots about things. If a surveyor said something was fine to me, I wouldn't give it another thought!

Moving - I hope you get some good news soon and get to the elusive exchange phase! In the meantime relax at the hairdressers.

Pipnposy - at least the bottom of the chain are communicating and if it's admin errors maybe that's quickly fixed? I hope so anyway.

Omg total hassle this evening. Solicitors finally agree to speak to each other at 4pm and reschedule for exchange tomorrow. Our solicitor sends us a completion statement (the only info we have had from him the entire time) and says that our lender has decided to charge us an early repayment charge which they will refund in the new year. Alarm bells ring so I call them up and argue for an entire hour on this point and give up. Decide to arrange our buildings insurance instead and in the process their system crashes and they can't complete the cover and will have to do it tomorrow. So we have not exchanged, have not paid removal deposits and have no insurance but have managed to incur £7k charge for early repayment which shouldn't be there. I give up. This will have to be sorted tomorrow as my children are starving.
