Letting first house go after chat with ea, the vendor has no "wriggle room" and apparently needs the asking price. We won't be offering that on a house with a known problem. On to the next house...

This is so stressful isn't it?! We were hoping to exchange two days ago and problems keep cropping up. Seller's solicitor is now being so slow to the point of being awkward and I'm worried that our buyers are going to lose patience if this doesn't sort out soon. Just so hoping that it will be tomorrow...

I'm in shock, we've completed! GrinGrinGrin
Amazingly, after everything else dragging on for ages, we completed by 9:15 this morning so have already got the keys and had a good mooch around. The lovely lovely vendors left each of our children a toy - they even remembered which one my DS had taken a liking to when we viewed the house and left it for him.
I have a huge smile on my face, I can't believe we've finally done it and it's actually ours!

We completed fine. But turned up with a removal van to discover the drive was being tarmacced! So an interesting day yesterday Grin

Empress: how lovely after all the faff that's gone on.

We have exchanged! We have a key undertaking so have already been over to put garden toys etc in the garden of the new house.

I'm going to see if I get get people round to quote for putting in a radiator and the carpet people are coming to measure up tomorrow.

Can I join? Need some advice too please.
Accepted an offer from a couple with nothing to sell 8 weeks ago. They are still trying to source a mortgage due to him being self employed.
No searches have been carried out and obviously no survey.
We have done all we can for our purchase which is empty.

The updates I keep getting are that more paperwork has been requested however our vendor is getting anxious.
Any advice would be welcome.

Got our fixtures and fittings list today, it's all actually happening! Seller has actually included the cooker which is good, too. :)

Finally got build complete certificate today so we are completing next Friday!!! Much packing remains to be done! Eeek!!!

Brilliant news for those who've exchanged.

Empress, the site manager thought he had time as completions were usually at 3pm. We rolled up at midday Grin

They were great .... As that van was only stuff for the garage we dumped it on the drive and then the builders carried it all into the garage whilst we got the rest of the stuff loaded.

Really pleased with the quality of the house. All snagging issues are fairly minor and the only issues we had on moving in were a dodgy tap which was fixed in an hour and the hob which the kitchen fitters had buggered up but was again dealt with by the on site electrician straight away.

I'm currently somewhat converted to new builds. Grin

Kappadelta, after eight weeks if they are still struggling to find a morthage provider I'd consider remarketing. Reassurance should be provided, the process takes longer if you're self employed, but I'd be worried if they hadn't yet find a bank willing to go through the motions.

Well it's been 2.5 weeks since our sale fell through and we have another buyer! The house we were trying to buy has now gone to someone else though Sad and there's not as much on the market as there was a couple of months ago panics

Honeydragon - thanks for your response. Their advisor has placed them with a provider, however the mortgage provider keeps requesting more and more paperwork from them. It seems never ending.

Our EA says that they have a large deposit and that everything is just taking a while due to the accountant having to initially get all the year end accounts in order.

I do feel that they are just trying to placate us, as I was told that the cheque for the searches went in at the beginning of the week but have a land registry alert set up and have had nothing from it.

How long does a search take? Ours are dated 3 days from instruction to our solicitor Hmm

hello all, can I join in? I'm currently waiting with baited breath for a mortgage offer and being chased by the vendors for an update as they want to complete by the end of July.

The application went in via a broker on 5th June so its been 4 weeks now and I've heard absolutely nothing Angry

Can I join? We have been close to buying a house twice in the last year, so hoping it's third time lucky. We have had our mortgage approved and buyers have booked survey on our house on Tues, so we are now ready to book ours in on the house we're buying. Would really like to be in by Sept for start school but who knows how long it could take. The uncertainty is hard isn't it? We are house 3 in a chain of 4 so fingers crossed it all goes well.

Hopefully putting the house on the market in two weeks. Mortgage provider wants to know if were going to wait till we find a buyer before applying for a mortgage on my share of dads house. Appreciate the offer is only good for three months but surely we need to have a mortgage in place before someone wants to buy ours?

MrsGannicus the broker said it was taking about 3 weeks for offers to come through for most people. Your broker sounds great if it just took them a few days to get your offer!

I'm just so worried that the longer we wait the more likely it will be bad news.

Well we won't be moving by the end of July as I've just found out our broker has massively screwed up and had to resubmit our application this week Angry Angry Angry Angry Angry Angry

worst part is I think they were trying to cover it up and not tell me what had happened

anyone got any good news to cheer me up?

Well we have only gone and finally exchanged!! Completion on the 15th July. In the end I had to resort to getting a copy of the vendor's late husband's will MYSELF! Confused

i can't quite believe it but apparently the bank cancelled the application because some documents were not provided on time. bear in mind i sent EVERYTHING to the broker at the start of June and also asked a week later whether they had all the info they needed, and then checked again a couple of weeks ago. then today i find out they just resubmitted it on Monday after repeatedly phoning for updates. i am fuming and also totally stressing that we will lose the house if we have to tell the sellers there is going to be a long delay. they wanted us to complete by 24th July!

I have not been on this thread for ages but finally exchanged last friday after someone in my chain of 9 houses agreed to vacate. Complete and move tomorrow. It came as a huge surprise after months of stagnancy (sp?) and nearly lost my buyer several times along the way. Have spent the last 6 days packing and cleaning (and working full time) and under the weather with an ear infection, but so, so excited.
Good luck to everyone still waiting. It's a crazy system we have.

Hoping to exchange early next week and complete on Friday 24th July. We had hoped for Friday 17th and I had a couple of removal companies lined up, but the delay on completion has pushed us over into the start of the summer holidays and the removal companies are all saying they are very booked up. I can't confirm and pay a deposit for removals until we exchange which might only be a week before completion and I'm starting to get quite stressed about it. How do people manage to book removal companies if they only have a week or so before exchange and completion? I need a packing service as well as the kids will be on school holiday and I can't pack myself with them around.
