I was in this position nick and the removal company seem used to it. I was working towards exchange last friday, then with a week's notice to completion. They agreed to put me in their diary without paying a deposit, and said they'd call me if they were getting near fully booked on my completion day so I could try elsewhere. As it happens I did exchange and was able to pay deposit and book them.
A solicitor friend had advised me that whoever it is in the chain who was pushing for a certain completion date even if exchange hasn't quite happened could pay the deposit to book my removal firm, on condition that I would pay them pack if it went to plan but not lose out if the exchange didn't happen, if that makes sense.
Check what deposit you lose - in my case if I cancelled within 5 working days it was 'only' 30%.

I'm so pleased for all of you who have got things moving and are moving.

We are in a really frustrating position. We have a house to buy- the sellers really want to sell it to us (we know them) but despite nearly 20 viewings and a drop in price for our house we still don't have a buyer for ours. The drop in price has attracted more viewers.

The EA of the house we are trying to buy is contacting us every few days for updates and even came to our house. The sellers are talking about giving us a few weeks and renting the house out in the meantime (it was a rental property) as they are losing money. It's so frustrating.

Congrats to all those who have exchanged or are close to it. We had the survey done on our house on Tues so I hope that's all okay. Our house was built in 1885 so it's a bit nerve wracking to see what they might find!

Can I please rejoin? I posted earlier under a different name. I have posted for a long time as I believed everything was going swimmingly for a change. A much needed change.

We were hoping to exchange today. I believe out buyer would have known this but DP cannot be sure the solicitors told him.

DP has been doing some calling today. He had spoken to the solicitors numerous times since midday. This was at 2.40 ish. They were talking when suddenly the solicitor went 'oh no.' She sounded panicked 'Let me put you on hold for a minute'. She had received an email just before noon from our buyers solicitors saying he had pulled out. We have no idea why but there was no warning. We simply know he was ready last Thursday and there hasn't been any/much contact since so may have got bored of waiting but he is a BTL investor. He has purchased many houses from our agent and never pulled out. No one can get in touch with him. We have no idea if the house we are ready to exchange on will wait for us. We are already over the deadline he gave. Our only saving grace is that this is because of delays on enquiries of this property so possibly caused by him Hmm

Slay I have no idea how you are coping with that news. I guess it is unlikely that you'll hear more until Monday now so a whole weekend of stress. Have some Wine and everything crossed that this resolves itself somehow.

Another bad part of it is that the agent for the house we are buying said the seller was happy to wait and we nearly text the vendor saying thank you but decided against it in case he hadn't been told the full story and the text would mess it up. We spoke to the agent today to confirm so that we could text but it turns out that agent was talking shot because it's up again and they have a viewing today. Tepilo are not a good firm at all. Nothing but shit from them

Felkov. . Would be interested to know what broker you used as our broker made so many feck ups, 2 major ones that could have resulted in a chain falling and lots of people losing lots of £££. One of the initial mistakes was around paperwork not being forwarded on to bank!!!

Finally completing on Tuesday but what a long stressful time.

Laracroft we are using Which? who were recommended to me by loads if people. It started really well, they were very quick to submit the application after my initial call. But then after 3 weeks and literally hearing nothing from them I started to worry. Took a further 10 days of me chasing them before they finally admitted what had happened. Its just ridiculous and I am so worried we might lose our purchase because of them.

We used mortgage matters. No end of issues at all and we nearly lost our house because of it. I can't even begin to tell you. Would never use a broker again, and as soon as completed i will be complaining and getting my fee back.

I ended up speaking to the bank directly a few times as i just didn't trust what was being said!

You will get there!!

We are finally in! Completed on Friday but builders (new build) didn't want our keys till today. Good job cos it has taken all weekend to move and clean. Finally moved the cats this afternoon and we are all here! I am utterly exhausted but happy.

I'm getting so frustrated. Tepilo are a special class of idiots.

We have a new buyer. I said to DP we need to let the vendor know so he can take the house back off the market. We don't want to lose it at the last minute. We call tepilo. He explains that we are ready to proceed and have an estimated completion date etc. each time she confirms back to DP with a different scenario than what he told her.

He refuses to call them again because it infuriates him so much. The house is still listed as for sale. The vendor has no idea we are ready to proceed. I don't know what to do!

SlayZ it must be driving you mad. i would be raging. you can't let a shitty agent get away with that though. is there anyone else at Tepilo you can deal with? do they have a twitter/facebook account where you can publicly shame them into taking action? tepilo is the Sarah Beeny one isn't it? does she have a twitter account?

Yes it's Sarah beeny's. They're a joke. I'll tell you about today!

We got a call from tepilo. The vendor has had another offer over the weekend as he put it on the market again which is understandable to a degree but we did tell tepilo on Friday that we had another buyer.

The offer is approx 2,500 more and can we match it. DP ups the offer by 2.5k. Luckily we got a little bit extra on the mortgage for my debts which will no longer be paid off.

Tepilo called me at 16.58 saying that everything was probably going ahead but he needed to confirm something with solicitors. The tepilo lady did not have a clue what he was confirming but that she would get back to us as soon as she knew more.

DP got a call from another agent at tepilo at 17.13 saying that he was going to go with the other offer as it's a first time buyer. He already accepted another offer from FTB the day after he confirmed we were all ready and we paid for the searches. Then they pulled out and he came crawling back to us. So DP has said can we do a race to contracts? They will let us know... Hmm

Were just getting on this bandwagon. Estate agents coming round Fri to do pics and take photos. Any advice?
We've gone with a local firm and know people that know him and he seems quite no nonsense. Also know estate agents have a reputation!

i am STILL waiting for a mortgage offer. 6 weeks now. they keep wanting more and more information. today i had to send payslips from 2014 because I'm on maternity leave at the moment. ironically my mat leave finishes in 2 weeks. we were supposed to move in before i go back to work Sad

They're a joke. I won't leave a review until it's all over but I'm going to leave the worst review I can when it is. They're not agents. They're just call centre workers. They don't appear to have any training. I think we will lose this house. The vendor is clearly a money grabbing twat too. We will now be paying 4k more than original accepted offer and conveniently paying the offer he first said he would like because that is the point he will have to pay inheritance tax. It's his dads house you see.

We have our mortgage approval in two weeks but luckily were only looking to borrow ten grand less than our current mortgage which was approved no problem. That only took ten days to come through so worrying now that the mortgage offer will expire before we sell ours.

A teeny tiny bit of luck. The solicitor told our vendor that he would be stupid to take the offer from the first time buyer now that he's done all the work. It will take 5 weeks. We will not (depending on our buyer)

So now we are paying a price for the house that two months ago, we stated wasn't worth the amount but as the market this month is slightly different we can no longer find 3 bed detacheds in that area for that price, only semis. There was a small amount before. So we concede defeat and pay it

Bloody hell Slay what a nightmare!

Well we put in an offer nearly 2 weeks ago on a house we love, finally got an answer from the estate agent today (!) and vendor says it's not enough for him to be able to purchase what he wants but didn't give any indication of how much we wants Hmm so we've upped our offer and will wait and see but I'm guessing it's not enough. The house was reduced by 25k after a couple of weeks because he was desperate to sell (apparently) so we offered the new "offers over" price but that isn't enough now. I'm so sick of this process now and we've still got the awful bit to go!

Hi everyone,

In middle of complete house-buying stress so hoped it I could join the thread. So interesting to read about all your experiences (how is it that anything house related, even when not to do with your own situation, can raise your blood pressure?!)

We are first time buyers at the bottom of a chain of 7. All was going ahead okay (although taking bloody ages - had our offer accepted in early Feb!) until the week before last when we found out that the party that our vendor is buying from (i.e. third party up the chain from us) have had their mortgage application declined :( We were told that they've found another lender and should "hopefully get the go ahead in the next few days" but have heard nothing now for two weeks. What's going on? So anxious that the whole chain will collapse. If that's the case then we're happy to wait for our vendor to find a new property (we can't afford to lose all the money we've already paid to the solicitor and for house survey etc) but scared he might end up taking the house off the market. The house prices in the area are rising monthly and our mortgage offer expires in November.

How do normal people cope with all this? We've completely emotionally invested in the property after nearly 6 months of waiting. Aggghh.

Good luck to everyone else waiting to exchange - lets hope we can all get there eventually..

We got a phone call yesterday to tell us our offer has been accepted, yippee probably jumping the gun!

Cannot wait to call broker tomorrow to tell him to get on with it!! We have a mortgage in principle, not totally sure what this means Confused

Know I might slated for this but we never even got a chance to view the house, we live abroad and know the area. We have seen the house from the outside but couldn't see it when we were back in UK house hunting in June.
Ea has been very helpful taking pictures for us from different angles etc.

Hasn't t really sunk in yet. Our offer was very low, 25000 below the asking price and we weren't surprised when it was rejected, but was our top price and we felt there no harm in trying.

Hoping things will go smoothly the vendors are elderly and looking to rent/stay with family and we have no house to sell. So fingers crossed!?

How is everyone doing? Sadly it looks like we're going to lose the house we want to buy as we've just been turned down for a mortgage. Having a DIP wasn't worth the paper it was printed printed on and we've been totally messed around by the bank/broker for almost 2 months Angry

Felkov, who was it with? We had the same with Halifax. I think AIP are bullshit and there should be a big change in how they're arranged.

Is there a way around it? We have MIL in my place on the mortgage as DP couldn't quite do it alone but I actually made the loan amount available much less
