Sorry to hear that temporary :( what does that mean for you?

We've signed our mortgage and stuff and sent it off. I'm stressed as shit as my credit rating was really bad in my twenties and I declared myself bankrupt 10 years ago. My credit rating is fine fine now and obv's its over 6 years these things follow you around don't they! The mortgage advisor seems to think we'll be fine but who knows. I won't relax untill that deal is done.

We've had our buyers mortgage valuation and haven't heard anything from that so hopefully that's fine.

My house is practically squalid. After months of it being spotless dh and I are rebelling and I have a stinker of a cold so am not doing much at all.. The mess!

well. Maybe not over. My broker has just rung and there is a lender who will lend me 95%. I'm a lone parent, on a good salary and only want £142k but because I don't have an overdraft and other credit I've failed on the credit score. Anyway, I've now got a DIP from the latest one and a better rate. It's a very small lender and he has explained my circs so fingers crossed.

How I wish I'd gone mad with my credit and got into debt.

fingers crossed for you temporary that sounds so stressful. I had a cracking headache for days waiting for my mortgage to be approved - I'd been clenching my jaw so tightly.

skitless -yes good progress! hopefully the valuation will come back fine.

no news from me, I need to chase my sols for an exchange date. Other than handing over funds for deposit, having insurance in place and obviously signing the contract, is there anything else I need to do?

Aww temporary, sounds like things may work out better for you :)

We had a call from the bank questioning two direct debits on our statement and an email saying they've received the vaulation and will be in touch. Feel so sick all the time worrying about it. :(

who is your lender Skittlesss? My approval came the day after the valuation so fingers crossed they will not keep you waiting, but all lenders are different.

Thanks all. I'm just so cross with the first lender for taking all my details, making me fork out for the valuation and then deciding that they wouldn't take my exH's maintenance into account. It's a voluntary agreement between us, and because he has always paid it I've never had to seek a legal agreement in relation to it. But because they don't (and I've had 4 years of it without fail!) they won't take it into account. Anyway, fingers crossed for the new one.

Temporary - that's ridiculous. Some lenders take Tax Credits into account and I would say they are less reliable than your maintenance from your ex given how the government keeps going on about changing them!

They take working tax credits but not child tax credits, which is what I currently receive.

I can't even get my ex to write me a letter because he is currently incapacitated (long story) and probably won't give me the money for much longer but I can afford the mortgage on my income alone. Anyway, fingers crossed on the new one.

I just wish I had a bigger deposit as my building society has a smashing deal for FTB but I am 10% short. Am so tempted to try and raise the rest in some other way!

Guys,
FTB and nearing Exchange/Completion, i have a couple of questions :

  1. whats the best way to deal with electricity/gas/sky companies? in my current accomodation, its part of the rent so i dont pay any bills separately, so thats why struggling to understand how to sort this out effectively.
  1. the house i am buying has lot of trees/plants etc in garden which obviously i dont want, Can i ask the vendor to take them away or get rid of them.

Please advise

The stress and worry got to me so had the hubby ring up to see how things are going (the mortgage provider got the valuation back yesterday). They told him it is with the underwriters and we should have an answer by end of play tomorrow.
So now I'm even more stressed, haha. Is anyone else like this?

Sunny, I would advise using a comparison site for best deals. Do you know how much electricity and gas you use at the moment? Though if you're upsizing you may use more. Have a look at sky/virgin and see what offers they have on. To be honest though, we mostly watch netflix so when we move we will be getting rid of virgin media and just having free view, netflix and broadband Internet.

sunny - look at your vendors responses to enquiries - that should tell you who the current suppliers are and you will need to contact them after exchange to take over the bills. you can change once you are settled.

it would be really unusual for the vendor to take plants and trees that are in flower beds. do you mean in pots?

I've slightly lost faith in my lawyers, they got fundamental details wrong in the docs they sent me - eg price. I think this weekend will be spent rereading everything with a fine tooth comb and my lawyers hat on. in fairness, trusting someone else with the contract is weird for me anyway. they dont seem to be very good at it though, its clearly copy paste and they often keep/delete the wrong bits and it is nonsensical as a result. ah well.

right now i dont pay for electricity/gas, its part of my rent. so no idea but i recusage is very low as i work full time mon-fri.
i am not sure about the process, how to switch etc?? if i dont like the deal the existing provider is putting me on.
how to go about this when i move?

Electricity and gas - just tell the current provider the date you moved in and give them the meter readings. Rather than tie yourself into any contract you can just request that you go onto their standard rate and then look into things properly. With some providers like EDF you can go onto a lower tariff with no tie in period or cancellation penalty so you may as well do that from the off. Once you have a handle on your consumption you can shop around.

Typically, unless you have an electric boiler or big old immersion heater and an electric cooker when you previously had gas, your electricity use is unlikely to change much. If you move to a bigger house with gas central heating then you gas use is likely to go up, but it also depends on the age of the place, the insulation, etc.

Just had a call from the building society saying that it's with the underwriters who are very close to signing it off - they just need to confirm my date of birth as there's a different one on one of my credit files. They said that I'll get an email in a short while and the offer will be posted out within 24 hours. Surely that's a yes?

Think the day you move in or the day you start using the electric etc? I would just put it as completion date as the house is yours then so you will be liable for the bills?

We are finally nearly ready to exchange, my solicitors are sending out the documents and the completion statement today. eeeek. now its getting real! time to hand over serious cash.

god im so nervous! I have given my LL notice now. no going back!

I'm ready to join this thread! I've had an offer accepted on a place. Being a FTB, I'm still a bit naive, so I didn't think to ask about whether the loft extension had planning permission. The estate agent is dodging my questions about it, so I can only assume it doesn't. The mortgage valuation is done and the mortgage has been approved. Not sure whether/how to proceed now. Do I go ahead with searches and full survey, or should I pull out?!

Congratulations Adrienne, I'd suggest that you get your solicitors to investigate, and ask them whether they think this needs to be done before commissioning searches/survey. It may have been done under permitted development. If not, there are things that can be done - getting existing owners to get retrospective permission, or getting insurance against future action by the council etc. If the work has been done a while ago I think there's a time limit after which there's a sort of presumed consent. But your solicitor will be familiar with the options and how they all work and able to advise.
