Adrienne: I wouldn't worry about the planning permission. Loads of properties have extension with no record of planning permission from years ago. You can buy an indemnity and it's all fine (the vendors might buy it for you). It's not worth getting angsty over.

We've been away for almost a fortnight (somewhere with actual warmth and sunshine, albeit with work thrown in). We came back to find out that the vendors of the house we offered on have rejected it. We suspected they were wasting our time anyway, and we didn't fully trust them. So that's probably for the best.

We viewed the house of the people who contacted us because of our letter drop today and it's fine. I'm the least emotional buyer ever at this point. We both dislike all the flooring in the house, and I'm not keen on the kitchen either, but the space, layout and plot of the house are good. It's not on the market with an EA yet but they've had their valuations and I think the husband would rather just get on with it without needing to appoint an EA and market. They're actually asking for less than we expected, so DH is going to offer them that this afternoon (on a we're not going to try to haggle you down because we just want it to be smooth and easy basis). Hopefully they'll accept and we can get going. They're relocating, so are looking for quick and simple.

Our buyers are coming round tomorrow because they'd like to have another look. They've had their survey and are happy to proceed but they only viewed once and then offered so, quite reasonably, they'd like to have another look.

Step that sounds positive - good that the letter drop worked!

We're progressing slowly, mortgage sorted and survey done on our new place. Hoping to arrange another viewing/measuring up visit sometime soon as it seems ages since we saw it (late January). Haven't heard back from our buyers since they had their survey done over a week ago which I'm taking as a good sign - they're getting married this month so probably have lots of other things on their minds!

It is so weird that we agree to buy houses when we've spent hardly any time in them. Our buyers were in here for about 15 minutes and that's it. So I can well imagine they're keen to come back and look at it as the place they'll be living in.

I've handed over the funds following the completion statement. that was literally terrifying. there goes all of my savings Shock god I hope it all arrives!

my sols are utter prats though - all the docs look fine but the covering letter was full of mistakes - wrong lender etc. they also gave the wrong advice re insurance. so I'm going to ignore them and go with what my mortgage offer says.

glad you are both getting there Step and Jess, its been a surprisingly long process with no chain on either side. I thought we would be in by now. oh the naivety.

Bumble, sorry if you've already mentioned but when did your offer get accepted? We've also got no chain on both sides and it feels like it's taking forever!

No update from me in a while but it finally looks like we're pressing ahead with no freaking out by anyone (for now, anyway!). Solicitors are sorting out a few issues with the freeholder, it seems there was a dispute a few years back and our solicitors are pressing for full details including paperwork, which I'm quite impressed by. They seem to be pretty on the ball. We've had a whole host of stuff for signing, including the SDLT return, Land Registry transfer and - eek - draft contract!

Unfortunately the mortgage side has slowed down - we've had no news about a valuation (despite the fact they've taken the damn valuation fee), which I think is because we've been held up by having to get some legal documentation re: an old inheritance for proof of funds. I think they have everything now, though, so hopefully we won't be held up there for too long.

Searches are apparently underway although we've been warned by friends who are buying a couple of roads over that the council were very slow with theirs (though they were up against the BTL stamp duty deadline-people as well, so it may be better for us now that's passed).

We are out of our rented place on 2 May and I've got everything crossed for completion by then. Unfortunately, we've got building work to do before we move in, so it's down to my parents for a while...

Does anyone know if we are supposed to contact our vendors? We had a pack from the Solicitors with the fittings/fixtures, plot details and house details. There was a note about completion saying "close to the weekend if possible". I wanted to tell our vendor that they can pick the date as best for them as we don't need to give notice or anything where we are now so we are easy.

Skittless: just tell your solicitor that you are totally flexible on completion dates and they'll pass that on.

our offer was accepted end of Jan Scribblegirl, so we havent exactly been speeding along. the vendors sols took 5 weeks to get my sols draft contracts. so i'm quite nervous about how long it may take to exchange...

skittlesss - Id just communicate via your solicitor. they can pass on messages.

A glimmer of hope for me. My new mortgage co have rung asking for my valuation fee. They told my broker they would only ask for this once their checks were completed so I am feeling positive again. Sorry for not contributing to the thread but I have been avoiding it because I felt so miserable. I've never been so happy about having to fork out £225 before!

We've had some queries from the buyers solicitors (all fairly standard), given our solicitor our AIP so they can pass it on to our seller (no agent to do this stuff) and booked a mortgage appointment. Despite borrowing more, our mortgage payments don't look like they'll actually increase.

My boss had that recently - remortgaged in order to borrow 20k to do his house up, but the monthly repayment actually wound up being the same as his old mortgage!

temporary we had the same on Wednesday- DH was called by a surveyor who was at the house we are buying. He wanted to know if there's was anything in particular we wanted him to look at.
A couple of hours later the Mortgage company called us for payment. We haven't had out mortgage approved officially yet but our broker seems to thing that this means the deal is done as we can breath a sigh of relief!! The only questions they asked about my statements were about the £35 I spent in the hairdressers last month 😂

I'm on holiday in Cornwall at the moment and o just can't relax. Not been this stressed for years. I am so spotty!!

I hope you are right Palomb, this is the second valuation fee I have paid. The first lender made me pay as soon as the online mortgage application was completed and the credit check passed. It was the underwriter that stopped the process, which meant I had to look elsewhere. But according to the new lender, they only ask for payment after they've done the checks. I really hope that means I am proceeding! My sons are so excited about moving, I really hope it happens. Their father was seriously injured last month in a car accident and is still in hospital. I'd really like to provide them with some stability and a real home :-(

Sorry to hear that Temp :( it sounds like you and your sons have double whammy stress. I hear you in the excitement. We have always wanted chickens but haven't had the space and DD has properly got chickens In Her head at the moment.. Every sent above starts with 'when we move...' I so hope it goes smoothly. I absolutely love the house and there nothing else on the market we would even want to look at at the moment. I've mentally moved in already!

Our mortgage valuation is back and they didn't under value us!! Grin

Over the flipping moon, I'd been so worried because the market is crazy and it's a do-er upper so the valuer had to see what we see in it. The parents are mightily relieved that an independent 'man from the bank' is willing to back us Wink

Great news scribblegirl. That's always a relief.

We're going to apply for a mortgage on Wednesday. Hopefully the survey won't undervalue it. it shouldn't as there are totally comparable (as in pretty much identical because they're all recent new builds of a size that no one has wanted to extend or anything) that have sold for more that we're buying for (I assume they had nicer kitchens and carpets).
