Our survey has taken ages dugong, because we went through the mortgage company rather than going for our own.
We were expecting a certain amount of issues (like windows need replacing) because of the age of the house, but there are some unexpected bits, like the whole of downstairs needs replumbing, one of the chimneys is leaking and there are rats and bats!

PistolAnnie The only time I ever did my own packing was as a single woman moving from a two bedroom flat to a small house. It was hell and took me three times longer than I anticipated and I ended up not finishing until 4am on moving day.

Having the packing done isn't a luxury. It's an absolute necessity as far as I'm concerned.

Empress - sorry to hear that your survey has raised so many issues but maybe the cost to sort it out won't be too awful. Is it empty at the moment?

No, the vendors are still in it, I'm sure they'll be delighted to hear about the rat infestation!

Going to try and get builder round next week but we don't know of any builders nearby so it will be a bit of a stab in the dark.

Hi Duging, it took us 5 weeks to get to the survey stage too and we're not first time buyers. The whole mortgage process is now much slower and complicated than last time we moved and has been a big stress and headache for everyone involved.

Thing is the survey on our house talked about a rodent infestation that required further inquiry. There was one mouse two years previously. The evidence - a box of bait under a kitchen cabinet.

Rats aren't that hard to deal with. Rentokil for about £270 and dealing with all entry points, things like wooden grilles replaced with steel etc. They reek if they die under the floorboards but you can get them out sharpish before carpets go down and there aren't wooden floors etc.

Used to live by a river. Rats were an added joy.

Bats might need more thought though if they are protected and you need to do work. Contact the BPS for advice. I quite like them generally.

Oh yes the rats would be straightforward if it weren't for the bats. There is a clear infestation, we have lots of pics of fresh droppings. But they are in the loft along with the bat, so you are restricted in how you can treat them, we need to find out more from the bat people which is one of my jobs tomorrow.

Officially joining this thread, having had an offer accepted on Friday. It's now showing as "sold stc" on Rightmove :).

Annoyed at myself for not having lined up solicitor and bank already, so will be on the phone at 9am tomorrow.

NonDom I am also hitting the phone at 9 today. I am putting some deadlines in place as my solicitor keeps saying we can still aim for 27th, but I need more notice so we either exchange by noon tomorrow or go for mid-June - and exchange on Friday so I can organise removers etc. My buyers won't like it, but it is the place I am buying that is the hold up - was advertised as 'no forward chain' but isn't Confused.

Or I go and look at something else - spotted another potential on Rightmove (also 'no chain' Hmm)

god have I thrown the baby out with the bath water. just told my solicitor if we do not exchange/complete by Friday I am walking. feel that no contact except draft contract on 9th april (no fittings /fixtures )or any response to my solicitors questions or explanation to why the delay is totally unacceptable. feel sorry for the vendor but we have asked and phoned their solicitor numerous times with nothing. hope I haven't gone to far ahhhhh

Oh benjiman, hope the gamble pays off! I don't blame you for putting your foot down.
Well, I'm seeing a builder to get estimates tomorrow so will see what that brings. Feeling a bit more resigned to it taking longer to move in than we'd planned, it'd be better to get any disruptive work done first. Soooo wanted to be in soon though!

Hi all, have been following this thread for a while now and have decided to stop lurking and join you if that's okay!?

I am feeling pretty fed up with it all right now as I sit here awaiting a phone call that will never come from my conveyancer.

We are ftb and had our offer accepted on 11th March. We understand there to be no chain associated with our purchase but the vendor did stipulate they were not after a particularly quick sale.

My conveyancer has as far as I can tell done very little (and then only when prompted!). Our mortgage offer is in hand (received the mortgage report after badgering her); the searches are apparently back; the survey is all done and dusted. Apart from that we know nothing. I emailed last week asking whether she had put our proposed completion date to the vendor and what was still outstanding. No response. I called today and it is pretty obvious nothing has been done since I last called 10 days ago Hmm.

I was hoping to exchange by 28th May to avoid paying another month's rent.

I can't stand this bloody limbo!!

Hello

Not posted for while as been so stressed!

Ok summary..chain of 4, ftb buying myflat, us, our vendor, one above them.

We all thought we were aiming for a mid june completion date which was achievable. About 2 weeks ago it turns out top of the chain mortgage offer expires 19/5 (tomorrow) and cant be extended. Why this hadnt come up earlier god knows. They were moving into an empty house.

Anyway we all done everything we could to try and make it happen.. But clearly it hasnt.

On top of that our bank has messed up our mortgage. They have put in the terms that we need to be released from the mortgage of another property we own. This is incorrect as it is on consent to lease and originally we werent going to sell as the bank was fully aware. Thankfully unknown to them we did decide to sell (for a rock bottom price) just to be shot of it and are literally exchanging contracts. Need to get a completion date on that

Also our buyers need to move by 18 june else will have to sign a 6 month lease

I dont know if our vendors have anywhere else to move..

We have spent £££, had to give notice at our childs amazing pre school as they require 8 weeks notice,plus paid £1000 deposit at the new one. 40 mile difference from where we live and where we are moving

Help..what can i do???

do not think solicitors/conveyancers are aware of the stress they put us under. well to update emailed my solicitor and said I was pulling out if no response from sellers solicitor and have had no response to that . BUT I was that mad about all the time and money spent that I followed it up with a phone call to sellers solicitor to say you can explain to your client why I am withdrawing as its your fault etc etc. he assured me he was waiting for his client to fetch in paperwork after telling me he had done it.
felt bad all day so bought some wine and went to his office and said sorry I was out of order .I shouldn't have loss my temper. he invited to sit down and he said apologies . his client held their hands up and said they hadn't acted as quick as should have. BUT he told me he had today got everything sent to my solicitor and if she is happy no reason not to complete early.So something has come out of it. lol

Hello again, sorry to hear The new week doesn't seem to have brought much progress to anyone here yet. We are also still waiting to exchange, nothing happened today as no funds appeared but at least our buyer is back in contact after going AWOL for 3 days at the end of last week!

We have cash buyers, contracts are ready.

We are buying from people who are going to Spain. Contracts signed and ready.

Simple? Oh no, 6 weeks on we are still waiting for the sellers. Today I find out they are in Spain and have signed to buy somewhere.

We don't know if it's in a chain, we don't know anymore. The sellers have told us so many lies.
I bet they're so bent they can't lay straight in bed. In fact I know they're as dodgy as hell!

I lost my rag with their estate agent, and told him it's the 11th of June or the 27th of July ( and that will be with a significant reduction in our offer) we could lose our buyers, in the process.

And the agent got really snotty with me, saying, ''Well that's one way to get a chain to collapse''. What a f@@king wa@@ker!!!!

I may be looking at other houses by tomorrow afternoon. Or I may be back on the market.

Off to the fridge for more wine. Thanks for being there xxxxxxxx

And today's little tale. "the buyer at the bottom didn't get the transmission instruction done in time on Friday so the money wasn't there to exchange today". Let's hope it's there tomorrow because I am about to scream and scream and scream until I make myself sick all over the floor of the estate agent at the bottom of this chain.

I am hopeful that it's going to happen now but braced for last minute tricks from someone lower down. If there are any more I'll be saying something that begins and ends in f and our property is no longer for sale.
