Sounds a pain Cheldorado
We've just sold after dropping price twice. Buyer is in rental but we have nowhere to go yet. Really want to stay very local so DC can still walk to school. Need to find solicitor as well. EA has given us a few names and I need to ask for recommendations too.

Benjiman Just a thought - is the property you are buying "sold as seen"? I know you said it was empty and a probate sale - could be that there will not be a fixtures and fittings list provided if this is the case.

Spickle didn't think about that but the executor emailed a couple of weeks ago to say he had filled one in. he took it in to the office himself. what I can't understand is the fact that his solicitor is not responding to mine. seems funny. the seller also phoned them on Thursday and they did speak to him. He was told that they needed nothing from him and he was told they would chase things up so see what next week brings.

Angry house viewings yesterday, so went out and left EA to it. We had a slightly cracked ceramic tile in the conservatory. It is now a totally smashed tile, as if someone has stamped on it or banged it.

Not fucking happy.

Can I join you? We're part-exing our house for a new build. Supposed to be aiming for a completion date of May 29th but not exchanged yet. Our mortgage offer took ages to get because of dh changing jobs and now waiting for solicitor.

Have had to start packing in case it completes as planned but feel like I might be doing it for nothing atm.

Exchanged yesterday and moved out by 2.30pm - no mean feat as I've just sold a 5 bed/double garage house. Don't officially complete until Monday but wanted it sorted as my son is having an operation on Monday.

Stored my stuff at my friends warehouse (she has been brilliant).

We are now settled (nearly) at my parents house. Luckily they are away so it's not too bad! My boys have their games consoles sorted and I'm drinking wine!!

Hoping to hear something next week about my purchase. I can cope for a few weeks but after that I shall be looking for somewhere else.

Hoping you all hear good news next week, whatever stage you're at!!

Sorry about your tile Honeydragon. All you people planning on exchange and completion within days of each other.

I was quite sanguine earlier but feeling more stressed again now. Bought myself some Nytol today because I am really not sleeping.

Hoping so much to exchange early next week - this feels as though it has been going on for too long now and two lots in the chain below us have behaved despicably. If it weren't for our purchase we would have walked away. The silly thing is we don't even have to do this; we just want to.

I know you haven't been able to say everything Beaufort but I'm utterly appalled at the behaviour further down your chain.

I'm going to speak to the ea on Monday and see if they saw anything/know which viewer it was. Then decide what to do about viewings.

Hi all, this whole process is just so stressful isn't it? I find the out of control-ness very difficult, so it must be doubly shitty if you've got people in your chain being arses.

We have our mortgage offer, as do our buyers and our vendors don't live in the property they're selling us, but who knows how long the conveyancing process will take.

Good luck HoneyDragon - estate agent must know! Get yourself the best local solicitor you can afford PistolAnnie.

The stress here is immense! I'm dealing with a lying incompetent solicitor. Hubby is away at sea, and the internet is crap, so I can go for days without contact.
Our sellers have 2 horses to move to Spain, and after 6 weeks they still won't tell us what their plans are. Last I heard is they hadn't decided on which transporter to use! It's all very odd as the seller used to have their own horse transport business.
It's back to war tomorrow, and the sellers estate agent is going to get a shock. They either agree to complete on the 11th of June, or they complete on the 27th of July for £20k less, or we pull out!!
I've got horrible tight chest pains from the stress, and I dread to think what my blood pressure is!!!!!!!!!!

Sounds like you are where we were sort of last week Gowlane. I had chest pains a week ago too. I'm from a racing background and if it's any consolation horse transportation used to be doable on the turn of a sixpence if you were part of the industry. Long time ago now. Good luck x

Thanks BeaufortBelle, Yes, I too am from a horsey background, racing, showing, x-country etc. So I know it's easy to sort out transport. Especially when they told me 2 weeks ago they had livery in Spain sorted out!
They've only owned the house 18 months, and they have literally no belongings to move. We felt from day one that they are dodgy horse dealers and are running away.
Maybe they will run faster if they are threatened!!!

lol yes Beaufort we are putting ourselves through this because we want to but there's got to be changes to our house buying system. Think women like us would be good suffragettes lol. What ever happened to a englishmans word is his bond if you know what I mean. Tomorrow I am going to say if I haven't exchanged by Friday I am walking. Although I so so so want this bungalow.

I agree Benjiman. I think there needs to be greater due diligence by the agents and something at the front end of these deals to bottom out people's genuine intentions. Don't know what it is though.

Urgh, we're on the down bit of the roller coaster today. Had the survey report back and there's a lot to do which we weren't expecting. Confused
Hard to sort out what's just to be expected for an old house and what should be concerning. So now we have to get builders and plumbers involved to get quotes for work, decide if we can afford it, delay moving in etc etc etc. Sad

Hello, new to this thread but have been reading (and commiserating) avidly!
We put our house on the market mid April and were lucky to get an offer very quickly and had our offer accepted on a house the following week.
Our buyers are FTB and I think there have been some delays as self employed but they've still not arranged a survey on our house and will be 4 weeks tomorrow since we accepted their offer. We are a week behind but the survey on the house we are hoping to buy was done last week (haven't got the results yet though).
Should I feel concerned about our buyers or is this a normal type of delay for FTBs?
I already feel stressed and in theory we haven't got anywhere near the 'proper' difficult bits!

I think that sounds pretty normal dugongdog73 if they are linking it to a mortgage application in any event.

Empress I'm so sorry. The surveys do read like disaster zones sometimes because of their indemnity clauses. Go through it a couple more times and make a list of all the defects then traffic light them into Red, Amber, Green and cost them all with a timescale. There will always be some jobs that need doing and some of them might be reflected in the price already.

Gowlane I've got a similar problem, DH is due to go to sea for 3 weeks in June and I foresee that this is going to be when everyone wants to complete AND my childminder has a weeks holiday in June. I think if that happens I'll just have to chuck (nonexistent) money at it and pay the removers to pack too.

The solicitor seems good, he's local and I'm going to go and push the fixtures form and certificates through his door later on rather than post recorded just for my own peace of mind.
