Thanks guys. The bank want six clear days after exchange to supply funds so if we are to compete next week as planned we need to exchange today. It is so frustrating! I need to book a mover ffs.

Is it usual practice to wait for mortgage offer before starting searches? We've always done them at the same time.

Sherif that's great news you've finally got your offer. What a faff to have to wait so long. Good luck Celtic - fingers crossed! I'm starting to wonder of exchange is ever going to happen here. Apparently end of next week is likely. Once they've told me this should I be chasing for sooner or could I upset the apple cart?

no we had our searches done weeks a ago and we only got our mortgage offer on Monday

Oh lordy it's looking tough for everyone right now. We're waiting to get the ok from Santander for the work we want to do (need to do) on the house re asbestos removal before we can exchange contracts. But we're supposed to exchange tomorrow and no word from Santander yet (or they've told solicitor yes and they've not told us). Nervous...

I wondered that re searches. Maybe the solicitors are worried if the mortgage offer isn't through everything will be abandoned and they may end up our of pocket having funded the searches.

My solicitors still can't start searches because they still haven't received paperwork from vendors solicitors! This is getting ridiculous!

Our solicitors got us to pay for the searches before they'd start them - transfers the risk to us but gets it moving!

Just had a call about the deeds oh dear from the EA

The vendors want to book removal vans

Were supposed to be exchanging on the 15th I will have to send the deeds out tomorrow afternoon after I get them from the postman Confused

Personally I think vendors should have a survey done on their own home and if they have lied then they get sued why dose everyone who ever wants to buy the home need to get a frigging survey

And I personally think contacts should be sighed at a much earlier stage we have already have one vendor pull out if this vendor pulls out we would of spent a lot of money and effectively won't be able to move will have to save another 3k for what's been taken out of our deposit

I really feel we are all due some good news soon. Keep strong all! Last night in our rented flat of two years so manically cleaning before we move tomorrow to friends and fingers cross this wasn't all a massive risk. Hoping to exchange end next week but who knows eh?!

I don't think we put money on account, but we signed a contract with solicitors I think. I agree that the process is much more difficult, drawn out and plain bloody stressful than it needs to be.

We have not exchanged, but our sol assures us that bank are fine about exchanging tomorrow and all she has to do is get hold of vendor's sol. I am going to cross my fingers and book movers for a week Monday.

Our solicitor required mortgage approval to start searches, I imagine this was to prevent us wasting money should the offer not be forthcoming. DH and I had agreed last night however that if we hadn't got our offer by lunchtime today we would ask solicitor if we could go ahead with searches and just be liable for loss if it fell through.
Mortgage offer came in today but typical house-buying gods, give with one hand and take away with the other. EA contacted us to say vendor now can't move until a month later than agreed. They have a lot on and will find it hard to get the leave, apparently. Screw us, with our leave already submitted and our prospective tenants who will be arriving in the town with nowhere to live. Grrrrrr!
Celtic, that's great you will be exchanging tomorrow. Id go ahead and book movers for mon week as that seems plenty of time to draw down funds.

Yes, the whole process has been much more complicated than our last purchase. Though that was a new build with a snag list as long as my leg so hopefully the settling in period won't be quite so stressful :)

Just jumping into this thread... We are FTB moving into a house with no-chain, so should be fairly straightforward. Survey threw up a few issues that we're waiting for a quote on, but it should be sorted fairly quickly. However mortgage company are dragging their heels with the offer (I've already rung and complained once, the delay was due to their error not ours), our solicitor can't give us an estimated completion date until she has the offer, and if we're leaving our rented flat at the end of August we have to give notice tomorrow (1st of the month)... And we're on holiday for final week of August so need to be sorted by the middle ideally.

Finding it all very stressful at the moment!!!

Thanks Sheriff - what a nightmare for you guys and your poor buyers. Waiting to exchange is like waiting for a bloke to call when he said he would after a 1st date...

No news from Santander, solicitor is chasing them this morning and I'll have to call vendor's estate agent later to update them...

Well finally got the deeds signed correctly

So two questions

Dose this mean we technically own the house ?

And should I start selling things we are not going to take ?

Thefish I don't know re the deeds but I started selling baby stuff and clothes when we instructed the solicitor and I've made nearly £800 which I'm very happy about!

Can someone tell me to stop checking my email every ten minutes. My long awaited searches are due today or tomorrow. It's making me a bit crazy!

No news back from the solicitor about Santander. Fortunately also no "what's happening?" call from the EA. I tried letting the vendor know via the EA but EA didn't return my call. Meanwhile I'm going to have a gin and tonic and watch some Escape to The Country and hope for news tomorrow...

We still haven't exchanged either Hmm

Just found out that the investment buyer at the very beginning of our overwhelmingly long chain offer expires on 20 August. All pushing to complete by then but searches and enquiries still outstanding on one of the properties further along the chain. The same link also need 10 days to get funding released to complete as cash buyers.... so we need to exchange by 10 August at latest

Investment buyer at beginning needs 5 days to get deposit cleared and won't do this until the searches etc are all sorted further up the chain

It is all far too skin of our teeth for my liking HmmHmmHmm

We need to exchange by about the 10th too but for some reason people have been pushing for this week. Is it normal for exchange dates to get pushed back? I'm in bits waiting for Santander to get back to us. And it doesn't help having people ask what we'll do if they say no....I think it would start with a corkscrew and end with an empty bottle!
