I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

Put in our very first offer on a house this afternoon after a second viewing this morning. Estate agent said he didn't think the vendor would accept it but offered no response to us asking what she would accept so clearly talking nonsense. Called at 3 and he said he'd put our offer to the vendor then ring us back but no word yet!

Initial offer was 12% below asking and the same as what a house on the same road sold for in August so we think it was a sensible opening offer. The asking price dropped by £10k in the week so maybe vendor weighing up how much the house is really worth...

How long does it normally take to hear one way or another?

I'm getting worried as we haven't heard from our buyers, our lawyer says nothing has been signed and he's waiting to hear from them/their solicitors.

I think I'll ask my solictor on Monday to push them.

hoping this will be our final week of anxiety in our purchase of the repossession - full survey booked for wednesday, and i'm meeting the surveyor on site at the end of the day to run through his verbal report - then bank valuation this thursday...and maybe, provided noone throws a spanner in the works, exchange next monday...

Well it looks like we will be exchanging next week to complete thurs 12th December!!! It should be Friday 13th as vendors want 3 weeks between exchange and completion, but I think we should avoid that day.

BOG I can't give any reasoned advice as I'm feeling too crazy. It's amazing what this house buying lark does to your state of mind.
this will be our first house purchase and we are well sick of renting, we had three purchases fall through in 2007 and since then we've been saving, working and waiting so to be honest I hope we never have to move again.

i suggested completing on friday 13th as an option and our solicitor said that some people wouldn't be happy with that. i have to admit it never even entered my mind as a problem, but if it had been a problem for the vendor another day would have been fine. as it is, we're completing two weeks earlier anyway

Hey all. Crikey everything is moving quick.
We have news! Drain report done today & no major problems. I am so chuffed.
Our buyers have had mortgage back and want to exchange early next week and complete on 22nov!!
We have gone back and said the 29 nov would be more feasible as we still need to get the mortgage for our new place and the vendors to agree!
As lots of other people have said nothing happens for ages then all of a sudden it's all systems go.

We are very close to exchange too. Hoping this week but I think it will be early next week. The agreed completion date for us the 6th Dec.

Our first offer was turned down (as expected) and it sounds like the seller won't budge much below asking price, which means it's a no go for us due to the amount we'd have to spend on modernising. The place is in a good condition (it's been looked after by the current owner, whose lived there about 15 years) but no money has been spent on it since the early 90s by the looks of it so it's very dated.

We've decided to look a bit further out of our preferred area now, where we can get a bit more outside space for our money. Very excited to be organising viewings for this weekend!

Our buyer is coming to look at our house again today. He already has had all the searches back and mortgage arranged - hopefully he just wants to measure up and hasn't changed his mind!

argh :(

DH phoned the lawyer who says that the other lawyer is dealing with our buyers and who we're buying from.

He reckons the delay in any news is because their lawyers are moving office Angry

He says it might be all very last minute and mentioned other people having to use 'couriers' to get everything done in time Shock :( words he used were that it might go 'to the wire'.

Not at all reassuring!

gah FCEK. it probably doesn't help, but dp's parents had a situation where on the day of exchange and completion (same day) they had motorcycle couriers going up and down the country and in the end everything was FINE. mil remembers it as being incredibly stressful, but it did all work out in the end. even if it all sounds crazy, if it can happen, it will happen

the hard part is the fact that you have so little control!

on the plus side, my NDN is also moving and has an 'under offer' sign up. DH being nosey asks them about their buyers and it is a police officer.

Which is great as our neighbours 2 doors along are the main reason we are moving and they will now have a police officer next door, which might spoil their (endless) fun.

May I join you? We've been on and off market for blooming ages now and can't find one to move to , or if we have we have not been successful. The last one we really liked but the owners accepted an offer from other buyer with a condition that they gave them a month to sell their property which they did and the sale is progressing so we didn't stand much of a chance there.
I've started another thread today asking for help to write a letter to homeowners in our village to approach them directly as there is a dearth of suitable houses in our village so maybe this will help.
