I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

Bog they can register quickly if they hurry up. Minor sure this is correct but I thought in a situation like this the first reg could occur when your purchase is registered. Lots of people sell unreg land. Have the sellers got full title deeds showing their ownership?

Purple - hate that in between phase. We shouldn't have to chase everyone but I found that by the end I was doing everyone's jobs for them.

We exchanged!!!! Can't believe it. It's not sunk in. I'm delighted and terrified. We complete in 5 weeks so plenty of time to box/bin/donate/sell. When I started this thread I never ever imagined we would get to the end. Over the last 8 years we have many many nearly bought/sold situations. So close so many times. Thanks to all on this thread for the support and tips. We've still got a mountain to climb in terms of moving, but at least I can sort out schools, new furniture, removals knowing the date won't change now. Good luck everyone.

Oh brilliant news baking, huge congratulations!!!

Still searching for our purchase here. Off to see two completely different places on Sat, one completely 'done', top of budget semi, and a cheap as chips/needs massive work terraced. I'm not sure on terraces but quite like the idea of the very low monthly mortgage payments!!

The 'sold' sign went onto our for sale board yesterday - I know it doesn't mean anything , but it cheered me up to see it!

Getting fed up here, chain has now collapsed, looks like there were too many problems on the survey of one of the properties further up. We are getting no where fast, lots of other nice properties have come on to the market, tempted to start looking again

Great news Baking, not good luck with packing!

I have to have all our possessions wrapped up in 8 weeks as we need to be out of here by then, we just put an offer on a house but it's a repo and has been emptied of everything by the previous owners, so needs lots of work.

I'm jealous of all of you getting weekend viewings, I can't get anything outside normal business hours and both OH and me work full-time and have no leave left this year!

Our potential vendor is stringing us along! We put in an offer on Tuesday and have now been told we won't hear till next week. She obviously wants to get as many offers as possible and go with the highest bidder! :( is this normal??

That's great news andwhenyougetthere! We've had 2 bits of good news today. Firstly our buyer had said her solicitors were threatening to charge £200 to exchange and complete in 2 weeks which could have been a real pain because we had hoped to complete a week Monday luckily they aren't going to charge that. Our solicitor has also finally confirmed that the conservatory being built over the sewage drain doesn't affect the mortgage valuation and can go ahead. Came home to the contracts so will sign them tomorrow and fingers crossed will exchange next week to complete the Mon after still! This nightmare may have an end in sight!

Hello everyone. We have had such a whirlwind week. This time last week we had accepted an offer on our house. Happy days. Monday morning got told our buyers had lost their buyer..put ours back on market. Today accepted a higher offer from a buyer who is in rented accommodation Smile so as it stands I'm flipping well chuffed. ( but still not counting any chickens until we are in the new house surrounded by boxes to be unpacked!) how long do we all reckon? Cash buyer moving into ours, we are moving to an empty house ? Will we be in before Xmas????

Things going slightly better here, with the chain having collapsed we have had reassurance that the vendors don't want to lose us as buyers, and are willing to move into temporary accommodation if needed to complete

It might do, someone near the top pulled out on the house they were buying due to poor survey, apparently they are house hunting again now. But that risks another longer chain. We have nothing to sell and are ready to go, so want to reduce the risk as much as possible and get moved

123 if you want to be in by Christmas make sure all people in the chain agree and tell your solicitors and estate agents now. Phone them every other day to get an update. Honestly I've only started doing this - set a date and chasing this last month and suddenly things are moving! I wish I had earlier or at the very least asked for an expected time scale ie. When will survey be in etc. A lot of our delays are because of things picked up in survey or buyer's not having paperwork for work completed.

Thegraduand I think you should push quickly so they do go into rented rather than wait for the chain to come back will be much easier and quicker!

123 definitely can be in by Xmas as long as solicitors don't draw it out , we had the same scenario as you buyer with cash and no chain and an empty house we were buying and only took 6 weeks from offer being accepted to moving. Make sure you badger solicitor and tell them when you want to complete .

Crikey..I will get cracking the whip then. Spoke to sol yday and instructed them to start ball rolling etc. also said please communicate by email if at all possible. Anything that needs signing and returning I will be able to do by hand as I work in town near their office. So when I go in on tues with paperwork I shall say we would like a 6 wk move date. Surely the person buying ours will want ASAP too. No more rent money down the drain.

Oh no osmiornica that doesn't sound good- if it was a rediculously tight turn around is there any way you can explain the circumstances. They might threaten to put it back on the market but doesn't mean they will get a stronger offer. Chains are hard work and frustrating because you have no control. We only have 3 houses involved and it seems to have taken forever!

Wow 50 fast work I would love to be that efficient if/when we finally move! Final bits of packing this weekend with a to do list for next weekend if we do exchange early enough this week to complete on the 30th....everything crossed right now!

Can I join please? After having our best and final offer rejected 10 days ago, the agent called today to say that the vendor's have changed their minds and accepted! So after 10 days of trying to convince ourselves that the house was not for us anyway we now had to talk ourselves back around. Didn't take too long but still a bit in shock. We have a bad record of failure when tryin to buy, so fingers crossed that as we are ftbers and they are moving in to rented that it goes smoothly and fast...
