I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

I'm manically packing here. Tape, bubble wrap and boxes everywhere. Moving ourselves (hiring a van) because with a week's notice all the movers were already booked. Apparently friday is the most popular day - hrrm - but driving a van could be fun right?

Hello to all the new buyers - hopefully you'll get to this stage in quicker than the 2 1/2 months it's taken me from offer to completion (fingers crossed).

Getting the keys hopefully around midday on Friday (!) Narrowly avoiding going into temporary rental, as the new people for this place arrive on Monday.

That's worked out really well then andwhenyougetthere! We are still due to exchange Wed complete next Mon and know the bubble wrap feeling. We're also packing and moving ourselves. Dh convinced he will find people to help move heavy things however he is yet to ask anyone! Leave that one there!

Purpletoes I'm sure we didnt get it until after all the surveys were back and problems worked through therefore it took FOREVER...months!

123 still remember that excited feeling-the house were buying never had a sign out front otherwise I would have been driving by to see when it said sold!

*insurance sorted so should be good to go ahead and exchange today then complete on Monday! Very very excited. I may well be back this eve moaning again but going to enjoy this feeling while it lasts!

Hi can I post, have a moan and ask advice? Have a separate post running but wouldn't mind the support on here...

We have a buyer but their mortgage lender won't lend them the money due to the structural changes that have been made. At the moment no one is really clear what this means. Any changes predate me and I bought in 87. It could be the knocking through of kitchen to outside toilet to make a kitchen but this is a guess. If so building regs may not apply and am sure p permission not needed. Anyway a quick look at my original survey from87 doesn't mention this at all. It does say the back wall has patchy brickwork due to window changes etc and to chase up. We did chase and nothing came back as it was all work taken years ago.

I am worried because if the building society won't lend, is this based purely on the valuation? Surely that is all they base their lending on. The survey surely is independent? How does it work?

Need to speak to sol to ascertain the real problem but annoyed that buyers have sat on the survey for 3 weeks and didn't even mention this to EA. Progress could have been made by now!

Any advice? They want the house so should I put pressure on someone? If so who?

Hi. As you can see am up at the early hours fretting about this! Would it be out of order to consider putting house back on market to see if anyone else can move quicker than this. We are in a short chain and our vendors want to move asap.

Obviously need to know what the 'structural issues' alluded to are and am chasing sol tomorrow and want to give our buyers time to sort it but I am getting jittery now and seems our buyers mortgage company are being very pedantic.

Ugh.

Oh no Lagoon! That sounds a bit stressful.
I guess it might be a good idea to give your buyers a bit of time in order to try to resolve the issue with their lender? Can your estate agent or solicitor provide you with more info on the problem so you can offer reassurance as it obviously wasn't an issue when you bought the property...

Find out more and then give yourself a mental cut off point before going back on the market if you have to.

Our vendors have gone on holiday for 2 weeks but the estate agent says they didn't instruct a solicitor before they went. Urgh.

Bogstandard, so your buyers had the survey done on your current house but didn't say anything whether good or bad regarding the findings for 9 weeks??? Or did I read that wrong?

Lagoon not to stick up for your buyer- we had issues from the survey that our solicitor picked up on also involving building regs on an extension that we didn't notice. The vendors refused to get indemnity or retrospective permission so had to go back to our mortgage company (who thankfully were fine) but it added a lot of time. As a buyer we desperately loved the house but couldn't speed it up no matter what we did. It sounds like your buyers are in a similar position... see if they are going to go to a new mortgage offer from somewhere else? Even if you go back on the market might another buyer not have the same problem?

Thanks Ickle and Bog, it does sound like a pretty common situation. Thing is am not exactly clear what the concern is! Asking EA to get clarification. It is really out of my hands. So fingers crossed!

You will get there lagoon (taken us 3 stressful months with only 3 houses in the chain- all wanting to move fast!) Just keep pestering and ringing estate agents and your solicitors- get your moneys worth!

But YES we have exchanged and are moving on Monday :-) :-) :-)
