I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

So 50shades , do you have good news? Really hope so.
Everyone else all looks like its positive steps. We had a viewing today and he came up with the asking price( we are OIEO) but also have two more viewings lined up tomorrow evening. All have already sold and will be the start of the chain. Nervous times...keep letting us know how you all get on.

Any news 50?

Yes we are due to exchange tmrw. Iemailed the conveyancer to make sure she was all set and imagine my horror when I got an automated reply telling me she's on holiday until next week! We think someone else is dealing with it but can't be sure. Just keeping everything crossed. It's been eerily quiet which can't be a good sign can it?? Will report back soon.

Baking,someone told me to check and see if any solicitors etc were due on holiday whilst they would be dealing with your purchase/sale....but how can they promise that they will be there for however long???
I reckon 50shades is so busy unpacking and settling in she has no time to go on MNSmile

survey has come in on the house we are buying, we offered for a house that needs no work, now having to have a damp survey and electric survey as the mortgage survey has pulled up both and mentioned the rendering as well.

we cannot afford to have the work done, so either vendors will need to drop price if the surveys identify work - or we are out and we saw so many houses

I really feel for the sellers, you can see the house has been looked after and they are lovely - we have bought furniture etc, v sad

Hi folks thanks for asking that's us in and in bed now :-) hardest day ever today , not sure how we managed it but we finally got there. Buyer was a bit of an arse hassling us for keys when we were still hauling boxes about but it's over now and new house is fantastic , a mess but still lovely and so big , good luck folks with your own moves .

Great news that your in! Our solicitor is also on holiday (for the 2nd time!) She's brilliant but the person who covers when she's off isn't-she even told me when she got back last time! All moving on slowly for us although the house we are buying has a conservatory that may or may not be over a sewage drain and apparently no one can tell! Because the sellers say not and won't investigate our mortgage Company have to be informed-its all rediculous because it is actually just a horrible lean to we will be taking down anyway!!!

Our buyer sent me a message saying that apparently their solicitors were trying to exchange yesterday but they couldn't get hold of our solicitors. Sounds very odd surely we would have known! Argh at least we are all working towards a date now...will wait and see if it happens. Not stressed just bored of it all being so slow!

Can I join you lovely lot?

Just putting the house on the market so only at the beginning of the whole moving journey/nightmare!

Estate agent came yesterday and did floorplans etc and the photographer came today. Should be on the market either Fri or Sat. Agents seems confident we should expect viewings this sat and it should sell quite easily.
Bloody hope so as trying to keep this house tidy with a 3 and 5 yr old is proving quite a task!

Our decision to move has been a long,tricky decision as we have decided to relocate our family back down to our home town where all our family still live. It makes sense to be nearer family now are parents are getting older plus you can get much more for your money there too!
The main issue has been DD1 moving school. She really wasnt keen at first and made me feel awful for even considering it. I think ive spent a good half of the last few weeks in tears! She changed her mind and is happy with it all now so we have decided to go for it. Best when they are young anyway.

Just going to have the drama of finding a good school to worry about soon too.

Not had time to read back through the thread yet. ( Also worried any horror stories will scare me off!) Good luck to everyone :)

New house feels like home , the kids love it and barely thought of my old one I was gutted to leave, but found quite a few annoying things , one of the taps on the main bathroom doesn't work, the washing machine is absolutely honking and full of mould so tried to clean it and ended up ordering new one online. Place that seemed clean when we came in is actually filthy on close inspection lol.

Ok. Just had two more viewings. One in rented one sold and one living with parents. So both good chain-wise. Just got to make us an offer!Smile
Re cleaning. I remember when we sold our last home I went a bit manic cleaning and bleaching. You just wouldn't want anyone to think you were slummy would you??

My top tips (from experience) for all the newbies on this thread :

1 if you are sure about the house and the offer is accepted. Sort your mortgage/finance ASAP.
2 get cheque for £400 to your solicitor and ask them to submit searches ASAP. Ask them to confirm in writing when the searches are submitted ( this should be done as soon as cheque clears). This puts the onus on them to submit searches and let you know. Our sol sat on our search fees for 4 weeks before sending off for searches.

  1. Liaise with sol via email. This way it's all in writing and if you call they hardly ever call you back anyway.
  2. A few weeks after searches have been submitted chase sol for a full search report with copies of all search results.
  3. Ask sol for a title report and to identify any potential title issues.
  4. Chase surveyor to make sure survey appointment is sorted.
7 if survey ok, searches back and ok, title issues sorted then ask sol to send you contract and transfer deed for execution. Sign and return to sol. If major title/survey issues remain re-negotiate price or walk away. 8 ask sol for provisional completion statement so you can start making arrangements to send deposit before exchange.

These are just a few points and I really think chasing the sol every week is imperative. Hope this helps.

Thanks Baking. Am going to make a note of those. We did get the mortgage advisor to email the EA who will are buying off to confirm finances are on place. Just to give them abit of assurance. Fingers crossed will be be able to instruct sol ASAP.

Baking I hope exchange went ok yesterday. And thanks for the tips will be following them closely.

We had the ea ring is yesterday saying the vendor's solicitor still haven't heard from ours. When we contacted our solicitor they stated they sent a letter on the 11th but they still haven't received the letter of sale from the estate agents! HmmHmm

So basically we spent 2 hours yesterday getting all the parties to contact via email with soft copies if all the info as each is stating the other hasn't sent the info! Aaah! It's so frustrating why use snail mail in this day and age!
Plus don't really want to be handholding all parties till the end!

Hopefully this will get them rolling quicker as I am getting stressed and would like a potential date to work towards especially as we need to find new child are in new area.

We visited a nursery last week but didn't really take Tobit so have lined up some more for next week.
