Quite frankly, I'm bored and overwhelmed with packing now. I think we are up to 48 boxes now. What concerns me is that I don't miss anything in those boxes! DD2 is away all week on a school visit so I started on her room last night. Meanwhile DD1 has completely trashed her bedroom! I'm trying to pack for our holidays too and it's DD2's birthday on the day we go on holiday! I've stopped for a moment and decided to clean the living room... Not sure why though.

ruby we have an offer on ours and we have had an offer accepted on "the house we would buy" but our buyer still needs to confirm whether she is still in or not and if not then I don't think the vendor will wait around for us Sad.

I've got the brochure saved on my phone so I can look at photos without going onlineBlush - I go from fits of planning (new kitchen, bathroom etc) so I can hit the ground running when we move in, to completely stopping because I'm convinced it'll all fall through.

This morning at 11 a viewer was booked in via our online EA (so the EA doesn't come with them).
The viewer didn't come. No cancellation, nothing, they just didn't turn up.
And I have made everything tidy, even kept my work desk all clear so it would be well-presented so I got hardly any work done. Rotten &5*!

Nah, this sale is never gonna happen.

As for the open weekend: I'll just ignore the well-presented thing. I don't expect anyone to turn up anyway. So I'll have all my work and study stuff out. And my partner's work stuff too. And the laundry. And the dirty washing up. And my son's revision materials and his warhammer models and paints. And I'll make a big mess in the kitchen with baking muffins. And if anyone does turn up they'll just have to be able to see through that.

Tau don't give up, it only needs one person! I didn't realise you'd be doing the open house. Can you take it in turns with DH, you do one day and he does the other and on your respective day off go out and treat yourself to something nice - shopping, lunch, hair cut?

I must admit I've got less and particular with each viewing and I'm now of the thinking that as long as its clean and more or less tidy that'll do.

Don't give up hope, it only takes one person!

another one here who is getting less and less fastidious when we have viewings booked! We've had a no show and a cancellation at the last minute so far. But not that many viewings Sad

tau commiseration. I have seen some filthy places, not least our current home on the second viewing!

Well, two tiny bits of good and bad news here today. Good news is that the vendor of the place we are buying is leaving us two almost new single beds, kitchen table and chairs, all the many expensive gardening tools, and fridge, washer, cooker for £200. This means we could leave our 6 year old fridge/washer in our current house for a bit of cash without being out of pocket. That's reasonable deal right?!

Bad news is that I went in to see the estate agents for our house today and they were a bit uninterested. I've asked them to change the main photograph to an interior shot and update to 'no onward chain', but they think the small price reduction I suggested (£6k) isn't worth it and recommend that if we do a price reduction it should be at least £15k, which means we'll never get over the stamp duty threshold. They were generally a bit negative - they said that the buyer is probably on their system somewhere and they just need to connect the dots - well do it then! We had a very very low offer from someone before, and our EA is going to be representing her house as of next week - I think they just want her to buy it so they control the whole chain. grrrr!!

Hi everyone - can I join you in house-stress-trauma-buying/selling please?

We've got a buyer for our house (who is selling her house) and have had an offer accepted on the house we want. It's all been in limbo for a couple of weeks as we were waiting for the people we're buying from to find somewhere. We've now got a complete chain, but it means I have to start worrying about stuff.

Mostly worried that our buyer will drop out at some point - possibly when she gets the survey, as it's an old house. Also worried that randomly our mortgage won't be approved because we've missed some random criteria on the 10,000 bits of paperwork we had to do. We're buying a leasehold house, which completely freaked out the mortgage advisor, so another possible issue there.

Everyone wants to move in the school hols, as (apart from us) they've all got school-age kids, so we've got time pressure as well...

and breathe

Good luck to those of you doing viewings - like you, we were super tidy for the first few days then let it slip a bit. But half our kitchen stuff is still in the back of the car....

ghosteditor your EAs sound a wee bit lackadaisical. How long have you got left with them on an exclusive basis? Is it time to start wondering out loud about renewing it?

Hi Flightoffancy- I am in similar position to you, have a complete chain but not in position to exchange yet, hoping to move just before end of summer term. We are waiting for our buyer to conform their mortgage offer.

Have spent much of the morning co-ordinating our broker and the EAs and the solicitors over various docs. Now got to speak to removals services about quotes. zzzzzzzzzzzzzzzzz

texted our buyer at 10.30 this morning and no response. I only asked her if she had received the survey report so nothing that contentious. when do I start to worry for real?

she has been really good at communicating so far and it was only when she pulled out that she didn't respond quickly. I am feeling so Sad Sad Sad
