why aren't we getting viewings?

That says it all really, we've been on the market for about 15 month and have had 1 viewing in that time (yesterday) they loved the house, but haven't yet sold theirs.

Am I just being impatient?

Agree with the others that (based on the photos you've uploaded) those on the listing can be improved significantly.

If you've improved it a fair bit since you bought the house last year then it's worth highlighting that in the description (apologies if you have and I missed it).
Everyone looks at Rightmove/Zoopla/house prices etc to check sold prices nowadays and if you say you've improved/replaced x, y and z over the last year then it will stop people thinking (as I did), "I'm not paying more than they did 5 minutes ago".

I think you definitely need rugs - isn't it terribly echo-ey without? Could you beg, steal or borrow a large one for under the dining table? Pain for hoovering crumbs and catching chair legs on, I know, but it would warm it up.

The house looks well maintained from the outisde and the bay type window is nice. But I agree it is a bit bare in the inside. But it's a very reasonable price. Maybe some tubs of flowers in the garden to brighten things up. And don't know what the estage agent was thinking about not photographing your new bathroom or conservatory. I'd definitely ask your designer friend to come and do a bit of staging. Don't forget to let us see the new photos!

OP You have done so well, and I think the changes are great, good work!

I would try and get some more fresh flowers/plants/fruits in the shots. A couple of quirky tea towels hung in the kitchen. But looking so good. Really good.

Addicted I was lurking yesterday as there were plenty of mners offering advice, but wow! The right move page now looks 1000 times better. You really need to have a stern word with your ea because you've done a much better job yourself.

You have done an amazing job...my only input would be to now get the estate agent round to retake the photo's you have with his camera. Only because some of yours seem a little dark which could put buyers off-they didn't look that dark on your profile I didn't think?
I'd also do as someone above suggested and move the rug from the conservatory to another room as it does make it look a little cramped.

I'm looking at houses now (not near you) and although I look at all pictures, it's the kitchen, bathroom and garden that sell a place to me. Your kitchen is a bit dated (sorry) which would be fine but that's not reflected in the price. There are no bathroom pics and you need to make the garden and front more appealing (a few pots and cut the grass to get rid of the trampoline/pool ring should do it).
I'd also agree it doesn't look lived in, too tidy and empty (although DH says that's a positive and likes completely empty houses)

There are a few tiny things I would do to complete the job:
Put the red rug from the conservatory into the dining room (even though in practical terms that's a nonsense with crumbs etc). It swamps the conservatory and would bring colour to the dining room.

Hide the boxes of clothes from the utility room. Makes it look like storage space is an issue. Clear surfaces will appeal to people more.

Nice pots of flowers to add kerb appeal at the front.

Remove car from front for photos.

Lots of people have said about the rug, the problem is the dining table is much bigger than the rug so will look silly. But thanks.

Were sorting out both front and back gardens then in about 3 weeks time we will review again and we have ideas for the kitchen and living room.

The yellow has to go!

We're just putting our flat on the market. Our small kitchen is a similar agent. All for of the EAs who visited said to get rid of the yellow, so we're doing that atm.
