why aren't we getting viewings?

That says it all really, we've been on the market for about 15 month and have had 1 viewing in that time (yesterday) they loved the house, but haven't yet sold theirs.

Am I just being impatient?

I think it's an ideal candidate for house doctoring actually. Have you any funds to get a decorator in?

  • paint out the yellow and put furniture in that room
  • accessorise the other rooms a bit so they look bang up to date and fresh
  • You could think about getting another cooker that fits the gap properly - the too-small one makes the whole kitchen look odd when actually your units are OK and tidy. Secondhand freestanding cookers are dirt cheap on ebay or small ads e.g. here and it would stop the kitchen looking like it needed replacing.

What I meant to add is it's a really good size house and with double glazing, conservatory etc, it's just that other ones for sale at the same price that are better decorated/presented will probably get the viewings first.

you need some kerb appeal, hanging baskets or potted olive/bay standards at the front, the gravel looks scruffy- either get rid or redo.
lounge - looks unlived in , more funiture,rugs plants ect,tv off the wall.
dining room- bowl of fruit,on a table runner or a large glass hurricane lamp-take off the baby seat for the photos
a large leafy plant on the corner cabinet
id paint the walls a lighter colour and maybe cover the pipes with trunking
the kitchen is very outdated , cant you change the doors/drawer fronts and retile.
kitchens and bathrooms sell houses
if the bathroom is new , you need a photo.
you need to mow the back garden.
its amazingly tidy though..

ok, i've bought accessories and ive taken photos of the upstairs. i'm going to upload the pics, i'll let you know when theyre up. (i've not dressed the upstairs rooms, so let me know if they need more!)

thankyou so much for your honesty, the amount of friends that have looked and just said they are lovely, i thought they werent perfect but had been convinced otherwise, i sould have come here first!

Can you knock the funny cupboards to the sides of the TV in your front room out? DIY sledge hammar job? Will make the room seem bigger and then repaint the room.

We had a kitchen similar to yours when we sold. Now this was 10 years ago but we had a huge kitchen. We bought new cupboard doors - had about 18 doors to buy and I think it cost us about £600. But it looked like a new kitchen and we sold very quickly for the asking price. The woman actually said as soon as she walked into the kitchen she knew it was perfect - she'd never have said that a week earlier.

right photos are here I have 3 of the master bedroom, which do you think is better? I have a lighter bedding for our bed too, but dd2 threw up all over it and its in hte washing machiene wet, if you think it would look better i can retake?

lol viva we just (as in 8 weeks ago) put them in as we have no storage in this house. also the previous owners had a funny thing going on so the walls are unplastered, and the flooring doesnt continue under them, so in a word. no!

bedrooms are fine, first photo looks better but 2nd shows more, so ??/
bathroom is very nice ,window area looks a bit bare.

id change EA ,your upstairs is so much more photo worthy i cant believe they didnt add any of those photos.

Rcheshire, what that link doesnt show is that when we bought, it was in a dire state, and we know some of it still is. It also doesnt show our neighbours house she bought 6 months ago for not far off what were asking at it was a mess. We've had 5 valuations done by 5 diffrent agents, they have all said teh same 157-160. weve decided to go on at 160 so we have room to negotiate

the upstairs has all been redecorated, when we believed we'd be staing for 10+ years, the downstairs has (and obviously noticeably so) has been rushed so we can move asap.

right I'm off to dress and photo down stairs

Def change EA. Your bathroom would be a big selling point for me, and it was not shown.

Bedrooms look fine. I'd maybe put a rug down in your DD's room and smooth down the bedcovers of master bedroom (being picky) but much too nice not to show.

I like your house better than your neighbours, but agree that the photos don't make the best of it.

Pull the curtains in the living room over a bit, so they are partially blocking the window - they look narrow and scrunched up in the corner. And take photo from the other side perhaps - is there a sofa there?

I think your house is light and spacious but agree that it needs "dressing" and the EA photos are awful.

Re your photos, the upstairs rooms are lovely but I would put the lighter bedding on, as the room looks a bit dark. Agree with wfrances, put something on the bathroom window.

I agree with optimist, put a pretty rug or aspirational toy on the dds room. I would put a contrasting cushion on your bed too.

Although I think a plant or two on the window ledge would be good idea.

The main bedroom - all photos look good but think maybe you should go for the first one.

Your DDs bedroom still looks a bit bare. Could you add a rug or take a photo from another angle?

What a difference to the downstairs of the house...your EA is utter crap!!

How could they possibly think even for a moment that the photos they put up are better than photos of the upstairs. Confused

The downstairs still needs some dressing up and the front and back gardens need a tidy...then perhaps the outdated kitchen will be overlooked by a potential buyer.

We're currently looking but wouldn't view yours for the following reasons:

  • Kitchen is really dated with an old ill-fitting freestanding oven. This would put me off loads. Definitely update the doors and if you could afford to replace the oven with a new model that fits the gap perfectly. The neighbours house has this and it isn't so bad.
  • The yellow lounge. The cupboards look awful, I'd possibly look at removing the doors & agree with a mirror above the fire. Where's the comfy sofa? The room just looks bear and uninviting.
  • New photo of garden now the grass is sorted & shut the conservatory doors & windows.
  • Definitely need photos of every room taken with a wide angle lens. Find house photos you like and show them to your estate agent sand get them to take something similar.
  • If you need £160k, then I think you should consider finding a house staging company or an interior designer and spend a little money getting it looking stunning.

flowers in the garden - even if you just buy bedding ones and shove them in willy-nilly. big flower pots on your front drive (if there isn't any planting space)

people say the house looks cold but i think this is because all the pictures have been slightly sun-bleached - it was a very sunny day. good day for pictures would be a bit less sunny so you can get a blue sky as a background for your house, and all pictures of interior less whited-out.

you want a picture of a bedroom (made up with bed, big fluffy pillows)

the picture of your downing room includes your booster seat - doesn't need to!

i am sure there are sofas in your living room - they should be in the photo.

and as we all know, whatever you have on your mantelpiece should be symmetrical. two candles, not just one on the left...

I like your one more than the house opposite.
I agree with painting the yellow lounge a more neutral colour, and put more pictures up including some of the upstairs, especially new bathroom and the pics of your main bedroom seemed good
Personally i would find the built in cupboards a good point so I wouldnt think need to rip them out!!
Kitchen is dated but replacing that would probably be too expensive to do just to sell?
I think your house is really nice, spacious and plenty of rooms. the decorating can easily be updated n modernised anyway! most important thing is the floor plan to me, as long as the pics dont look awful then if I like the floor plan then i would be interested, im sure there are other people who think the same
I would have viewed yours if that was in our area when we were looking

I like the 1st photo of your room best, but is it possible to take one from the corner next to the drawers with the TV on...your room is lovely and light so I'd try to maximise that with the light coloured bedding too. I would try to avoid having the mirrored doors in the picture.

I'd like a second picture with your bath/shower on it, particularly if it's a nice one.

Is the room with the cot bedroom 2 or 3? I assumed bedroom 2 but then saw you had 2 DC so am a little confused. If it's room 2 and the smallest room has a single bed in, I'd be tempted to swap bed and cot for photos, as a cot will make 3rd bedroom look bigger if that makes sense?

Quick suggestion: Get the EA to put your BEST photo up first. Starting with your okay-but-a-bit-outdated kitchen is a bad start to anyone's viewing. Start with the best and go from there.
