I hate selling houses (even more than buying them!)...

we put our house in the market in sept and the first people thro the door offered us asking price...the sale fell thro last week (no reason given) so we have to restart the whole process having lost a (crucial) month...

the papers are all doom and gloom and we just really want to sell it (we can't live in it as it's in the countryside, originally we intended to move there, but it hasn't worked out, and we can't leave london, it's crippling us financially).

every day i wait for the agent to call,it's like when you really fancied someone and you had a sick feeling in your stomach waiting for the phone to ring...it's horrible...i know we probably won't sell before xmas and then there will be a massive crash and we are screwed...

no point to this post other than to express my tortured mind...argh, i hate it so much!

Pamina3 - not had any viewings for ages. Last one was about 6 weeks ago!!! Don't even expect the phone to ring anymore .

Lots of people have been changing agents, we did too, it doesn't make any difference though because it's the just the general market at the moment and the fact that i think people are gearing up to Xmas now.

Depressing isn't the word is it?

we've had no viewings for a fortnight now and the house is reverting back to its natural swamp like state, having not been tidied "properly" for ages. We'd always said it couldn't let it need any more than 1/2 an hour's worth of tidying (ie viewing notice). I think we've gone well past that now

same here. Need a viewer just to get me off my bum and get the housework done. I've had NO viewers since changing agents three weeks ago. One silly offer from a previous viewer that we turned down and then accepted out of desperation, but the guy who offered changed his mind glad in a way though as it was lower than we really wanted to go. I HATE all this. Thinking the neighbours must think my house is really horrible inside as we've had three different for sale boards outside since June. First agent said it would be sold in a couple of weeks 4 months later....

Yep, unless your agent is truly crap, I don't think changing is going to make much difference at this point.

Have any of you thought about selling at auction. Does anyone know what's involved and whether you would get a good price? A house round the corner was up for sale for ages, went to auction and sold before the actual auction.

I don't know, that might be an option if we get desperate but I also wonder whether you'd get a good price. Or can you put a reserve on it so you only get at least what you need?

Also, I wonder if it costs a bomb to do it?

Why do they play fine for ages UNTIL you go for a quick peek on MN and then they are instantly whinging and whining at your heels. Grrrr!

My wholehearted sympathy to everyone in this position. Once you've made up your mind you want to move its horrid waiting and waiting and thinking "Why does no one want my house".

I'm not sure if its any consolation at all, but our house went on the market in mid May, we've had a total of 35 viewings, (and some of the most stupid comments I've ever heard) and have had to accept a price 15k under the asking price, but (crosses fingers, touches wood, etc etc) we should be exchanging today.

Might it be worth taking them off the market entirely until spring, then spring clean etc and stick them back on in March for the pick up? I'm always v suspicious of estate agents, since it wouldn't be in their best interests to say "Well actually the markets as flat as a proverbial, so don't bother for 4 months". Sorry, pre emptive apologies to any estate agent MN'ers out there.

Can I join into this rant - we had our bungalow up for sale for only a week before we had the full asking price offered. They sent a surveyor round the next day, and delighted with this, we went out and found the house of our dreams. They then came back to us and said that in ten years time we will need a new roof, therefore they want to drop us £6,000! We told them to go away, because why should we pay for a roof in ten years time. We are now left with a house that we want to buy, that we may miss out on, and no viewers coming round to view ours!

Grrrrr. Just found out my SIL, who had her house on the market for 5 days last week, has just accepted an offer for the full asking price. Her house is an absolute tip Mine's lovely!!

Mudda - are you still moving so having 2 mortgages then? I felt oddly 'reassured' that I wasn't the only one doing that! Part of me thinks 'OMG, what if we never sell and I've got 2 mortgages for ever!'. REally need to sell by next summer as only exempt from Council Tax for 6 months.

If things are selling round your way and you have no viewers, perhaps the estate agents need a slight shove? Perhaps people have seen all the House Doctor programmes and are now buying trashy houses in the hope of doing them and selling them?
A new roof excuse is ridiculous, they sound like complete chancers by the way

We've got 2 agents - we've had no viewers EVER from one of them and just 3 from the other!! A house a few doors down has covered another 2 agents - she's just swapped but neither of the ones she's used have been ours so it seems none of them are any good!

What about private advertising? And I heard of a website offering v low commission if it was sold on that, but quite cleverly I can't remember its name. Also, which agents are selling the other houses (that have sold in your area?)
