we put our house in the market in sept and the first people thro the door offered us asking price...the sale fell thro last week (no reason given) so we have to restart the whole process having lost a (crucial) month...

the papers are all doom and gloom and we just really want to sell it (we can't live in it as it's in the countryside, originally we intended to move there, but it hasn't worked out, and we can't leave london, it's crippling us financially).

every day i wait for the agent to call,it's like when you really fancied someone and you had a sick feeling in your stomach waiting for the phone to ring...it's horrible...i know we probably won't sell before xmas and then there will be a massive crash and we are screwed...

no point to this post other than to express my tortured mind...argh, i hate it so much!

Skate - I am more than sure that yours will be sold before June. After Christmas is the best selling time apparantly.

My house is on www.mckenzieestates.com new and reduced section it is Lunedale Avenue up for £119,500. I know the garden's not up to much but can anyone give me advice on improving? We got an offer of 114k on Saturday from someone who had previously offered the asking price but pulled out. We turned it down initially but decided to accept 115. We phoned the agents to tell them but now the buyer hasn't phoned back. I feel we're really getting messed about and are looking very desperate I want to move sooooo badly and want to scream every time the phone rings and it's not the agents!!

bonniej - another property that looks just fine to me. Only suggestion is that you could maby put some pots with flowers on the patio part of garden to brighten it up a bit. But that shouldn't really have much bearing at all.

It has to be the market doesn't it? Fingers crossed it starts to pick up after Christmas eh?

Thanks Hulababy. The garden does look a bit drab, tbh we are not keen gardeners and only really use it to sit out in the summer. Pots would be a good idea though because at least we can take them with us when we go!

But your garden does look nice and easy to maintain, and the grass looks neat and tidy. So I don't think you need to worry too much about it TBH.

a couple of rooms give the impression of being quite dark bonniej, could you paint the room that has lots of blue in it a lighter colour? Agree about the pots, especially at the front. Kerb appeal and all that.

I think the photos make the rooms look dark. We've got dark carpet downstairs due to dd (16 months) had a cream one but replaced it when we wanted to sell as it looked a bit grubby. The blue room belongs to my 16 year old son and I've told him I want to magnolia it (as the house doctor advises) but it's just getting past him to do it Might get some flowers in there as well, he'd love that!

It's the third agent we've had since we started selling so I think I'll have to stick with them. We haven't had any viewers from them at all tho and it's been two weeks. The offer we got came from our previous agents. I don't think they're very good but I have been blaming agents when I think it's probably just the market

They've just said it's quiet at the moment and that's all. Houses here just aren't selling. There have been some for sale for a lot longer than mine, but it's still hard waiting for the viewer that never comes. I might consider dropping my price but in comparison to others for sale I think it's priced fairly.

Bonniej - don't drop your price yet as we are entering the quiet period anyway - just wait and see what Jan brings.

I'm off to B&Q in the morning to get some pots. I'm going to make the front of my house the most attractive in Blackpool Let's hope we'll all get asking prices and be in our new homes by Jan then Skate. good luck everyone

pamina3, that story really made me laugh. When we used to get viewers (back in the good old days) it was a similar story. Rushing around shoving things anywhere just to get them out of sight, problem is you forget where you put them and spend the next week finding things everywhere. The worst thing is doing a 'viewer clean' as we call them and then being blown out

I have a viewing booked in for today but left the house in a tip with lots of babygros on an indoor clothes horse
I have crossed fingers but am willing to bet five english pounds it all comes to nothing.

Pamina3 - yes we've had all those reasons too - holidays, wait for kids to go back to school, it hasn't picked up in Sept as we expected but it will in October....NOT A SAUSAGE!!!

I doubt we'll sell before Xmas now but I'm waiting for the January rush!

Oh I hate the amount of work you have to put in to a viewing just to get nowhere - so depressing as it's such bloody hard work specially with the kids around.
