Purchased for £360k in 2023
Heavily renovated
Reduced gradually from £495k last year
Now on with a new EA for £400k

Honestly? The front is really unwelcoming. Where's the front door? I don't think the internal photos are great. None look like rooms that are lived in. Just a single chair with a fireplace? I think it needs to be staged much better.

The first photo lacks curb appeal. No photos of the garden. The ceilings look low in the photos. Bedrooms on different floors can put off some buyers, so you may have a smaller pool of potential purchasers.

Being brutally honest, the outside doesn't look well cared for. There's weeds along the front edge of the house and the yellow brick looks grubby. Can you give it a tidy up and have the photos taken again?

It looks really well done up on the inside but the external pic isn’t as beautiful. I wonder if there might be some scrolling past based on the first pic. I’d suggest swapping the “thumbnail” with one of the internal shots.

I’m not familiar with the local area prices so can’t comment on that. But again, really like what you’ve done inside 🙂

Tidy up the outside, that purple box etc in the gap in the kitchen and can you beg/borrow steal some furniture.

Ultimately it has only 2 beds on the top floor so far limits your market.

I don’t think the photos are great to be honest. The kitchen looks a bit dated.
The outside / first photo could do with something doing to it - maybe flowers?

I think when there's a side entrance it can make the front look less appealing anyway, but maybe, as pp said, get rid of the weeds and smarten up the first image?
The photos aren't great.

No garden photos? Looks poorly maintained from the front shots. Inside is a bit dark and underwhelming, looks small and like it’s empty.

It has Zero kerb appeal im afraid and whilst the bathroom is nice ot all looks mismatched and doesnt flow. Looks like A LOT of work for next buyer.

As others have said the first photo is very unappealing. Weeds and grey sky - would seriously look at addressing that as people may not look past it.

The photos are awful! Sorry but it makes the house look tiny, dark, odd. You need to go with a new agent and better photos. Also I would get someone to tidy up the front beforehand as that could put people off.

It also looks half finished, what’s the cluttery looking stuff on the open shelves in the kitchen? And is that a log storage under the stairs?

I know nothing about the area, or pricing but the listing alone;

  • The 1st picture is the external. It's dated (yellow brick), grubby weeds, I had to do a double take to find the front door. A quick power wash, tidy up the garden, a planter with a "welcome" sign next to the door would all do wonders. But also, don't let this be the first picture see. If that's the thumbnail I wouldn't have ever clicked in
  • The rooms look like they have new flooring, new bathrooms, freshly painted but J was struggling to figure out what room is what. The staging (did the EA do this?) isn't great.
  • Kitchen is very dated compare to the rest of the house. I actually assumed it was a utility at first til I looked at floor plan

It's really ugly from the outside, the lack of windows makes me immediately think it'll be dark and dingy inside.

It seems weird to me that there aren’t any pictures of a garden. It looks a bit like one of the fences is falling down though?
To be completely honest, my first impression is that I’d have to budget to replace fences and the kitchen (as that looks very old too?).
I don’t mean this in a cruel way, just my impression - it looks like somebody has tarted it up to sell (doing cheap things like carpets & painting, but not kitchen etc), so I’d be concerned about what the bones of the house was like

Front is awful
Inside is very bare and grey
Kitchen doesn't look to have been touched.

Not sure why it would be worth £135k more than it was bought for 2.5 years ago, it doesn't look to have had an expensive renovation done.

In the first photo I feel like I'm looking at an abandoned office in a business park.

Clearing the weeds and opening up the blinds would be a cost-effective first step in the right direction.

House prices in Swindon have barely moved since early 2023, so I think you need to be realistic with your price.

I agree about curb appeal and the photos are poor. You should pay a few hundred for a professional photographer to get people through the door, get a photo of the front door, and tidy up those weeds.

Also, I have a concern that there are no wardrobes in the bedrooms. Where will people hang their clothes? You need to demonstrate that there is suitable clothes storage despite the low slanted ceilings
