Purchased for £360k in 2023
Heavily renovated
Reduced gradually from £495k last year
Now on with a new EA for £400k

I'm just amazed at the price. I thought houses down south were way, way more expensive than up here. That one isn't massively more expensive than a 4bed in the arse end of n Wales.

Poor first impression with weeds on the drive. It doesn't look cared for and people will be put off, no matter how well it's done inside. If they're looking online, they might not even get past the first photo. People need to be able to imagine having a lovely life there, not thinking about keeping on top of weeds.

So for no discernable reason the OP has stripped away the foliage covering that awful blank wall, and got rid of the little semi circular planting area to replace it with blocks. Both of which gave the house a bit of character and broke up the monotony of the front aspect.

And now they've received little interest in it. Puzzling...

The front looks awful. Just awful. Grey and prison-like. Even the "weeds" don't help.

The interior grey is dated and cheap, but can be changed.

No photo of the garden either.

What all the pps have said. It wouldn’t look twice at this property. It looks dated inside already and would need a lot of work to bring some warmth and personality into it. The fence at the back needs replacing and some attention to the garden both front and back. Agree with the poster who said no accessible shower downstairs. A downstairs bedroom is perfect for someone who is disabled or elderly but they’d have to put a new bathroom in. The fireplace seems to be in an odd place in the sitting room, near the stairs, so not the focal point of the room that you can arrange sofas and chairs around, which is a bit odd.

That's not an extensively renovated kitchen either, which isnthe bit that actually does add value.

I think you've fallen for too many easy money house renovation programmes.

Did you do any of the things that matter? Wiring? Heating?

To be fair to the OP, people round my way are often so obsessed with parking that entire front gardens have disappeared under monoblock or tar macadam.

Honestly , like everyone else says, it massively lacks kerb appeal, not keen on the black you have painted the wood areas at the front for a start and all the weeds look dreadful. Both of which are an easy fix ?
The internal photo's aren't very good, and there is a lot of grey, I don't think the blinds you have used do it any favours. It feels like it needs staging, beg/ borrow a decent size table and chairs and sofas for the living area. Maybe set up one of the downstairs bedrooms, the one with the window to the front, as a snug , so people can see it as an additional living area ?
Also why no photos of the back garden ? the only glimpse you get is through the patio doors and all you can really see is a falling down fence.

It is in no way 'heavily renovated' Kitchen is dated and none of the flooring matches.
There is only 2 bedrooms upstairs which limits the market if people are looking for traditional 4 upstairs bedrooms.
No kerb appeal.
Whoever buys it will need to spend a lot of money on it. New kitchen, flooring, radiators etc.
It is not worth the £135,000 more than you paid for it you tried to get 2 years after buying.
You might be lucky to get the £400k you've got it on for now.

The front definitely needs tidying up and the interior looks quite cold, empty and unwelcoming. I don't usually think people should 'stage' their homes but in your case I do. The plan says the house is 1515 sq ft but the description says 1300 so that needs to align too. What is a normal price for a similar house in your area? It's hard to know why your house isn't selling without knowing how competitive or othwrwise your price is.

So, you've flipped a house on the cheap, removed the shrubs and turned it into B&M grey and charcoal hell.

I'd paint it white and get some shrubs back in.

What a shame. It looked lighter and was more of a blank canvas. The kitchen, bathroom and front looked far better before.

I'm sorry but I agree with PP it looks unloved & uninviting. I suggest that you ask the estate agent how to make it more appealing. They know the local market & want the commission.

You bought it to renovate and sell and sadly you haven’t done a good job, the outside looks rubbish and you haven’t put a nice kitchen in. You’ve butchered the outside too form how it used too be. I think you’ll be lucky to get what you paid for it .

This actually doesn't matter because the house is at right angles to the road meaning the front door isn't on view.

Would matter to me a great. And my husband and friend who I just showed this thread to. People come to stand at your door - visitors, neighbours, deliveries etc. Not to an obscured window. Definitely off putting. Not to mention if you have visitors over and anyone wants to shower – not great having to come out into the centre of the house.
