If a rented property has a leak which comes in on the ceiling and has left marks who is responsible to paint it? I told my landlord straight away when it happened and she had a roofer come out and the leak is now sorted and it’s dried.

I had a property inspection yesterday and the landlord has told me to paint it as it’s cosmetic work

Landlord, but don't be surprised if they don't bother. My bathroom ceiling was that colour when I moved in, and stayed that way until the ceiling eventually caved in from repeated leaks and they had no choice but to replace it Confused

Landlord, but honestly why don't you just offer to paint it for a reduction in rent that month, if its bothering you.

This happened in a property I was renting and the landlord got it sorted. There was never even a question of it being my responsibility.

Landlord. They can claim on their insurance and if there’s enough put that towards a painter decorator if they don’t want to physically do it themselves.

Wrong it's the Landlord.

It will be easier and quicker for the tenant to paint it though.

You'll need the special paint to cover the stains, normal paint won't work.

You could ask the Landlord to cover the cost of the paint ?

if you want it done, you should do it. Neither of you HAVE to paint it, it can stay as it is for rest of tennancy.
Landlord can't withhold deposit due to it being like that though.

Thank you. I think he is expecting it to be done. he has raised the rent without doing anything himself. His comment after having the roof sorted, if I need to report any other maintenance issues was ‘I hope you can do it yourself as I’ve no more money’ I don’t mind painting it but it seems he thinks I’m responsible for things like that
