If a rented property has a leak which comes in on the ceiling and has left marks who is responsible to paint it? I told my landlord straight away when it happened and she had a roofer come out and the leak is now sorted and it’s dried.

I had a property inspection yesterday and the landlord has told me to paint it as it’s cosmetic work

I hate landlords like him. We are a one property landlord. Of course he should fix the ceiling. We have repaired or fixed everything necessary unless directly caused by the tenant. Read your lease. I think we have a responsibility to our tenants to keep the property more or less as it was when they moved in. Shame your landlord is not as fair minded.

His comment after having the roof sorted, if I need to report any other maintenance issues was ‘I hope you can do it yourself as I’ve no more money’ I don’t mind painting it but it seems he thinks I’m responsible for things like that

But getting them to do it is another battle. From experience of trying to paint over a leak like that in my old house it's also bloody hard to do. It's either a specialist primer or a specialist paint so push for it to be done, it's not as simple as a £10 tin of white emulsion from B&Q

I got some really good stain blocking paint from Amazon (I own my home ) https://amzn.eu/d/hkTSv51. The damage needs to be repaired first and the landlord should be doing it. Good luck, I live next door to a rented house and it is falling apart, the landlord who lives in another city does nothing other than profit from renting it out. Friend of mine rents and her landlady is paying to have the place decorated so there are some decent ones out there but they seem to be few and far between

When my chimney flashing went and we had a leak like this the landlord got roofers out to sort that and maintenance men in to sort out the ceiling. They chipped some of the plaster away filled it again then damp proofed and painted.

So landlord 100%.

Your lease will specify who is responsible for repairs. Presumably the internal repair obligation will fall to the tenant but there will be an exception for repair of damage caused by anything the landlord is responsible for (ie roof leaks).

100% the landlords job... however if they are like my landlord then be prepared to wait YEARS for them to bother getting it done and try and pass the buck a million times.

HA is different, you're usually expected to do internal stuff yourself in social housing because it's yours long term. In a private let you can be booted out if the landlord decides to sell up/his goldfish takes a dislike to you so it's totally unreasonable to expect tenants to put time and money into anything more than very basic upkeep.

Landlord but it may not be “cosmetic”. Leaks can be a nightmare to sort then everything has to be dried…is there mould that needs treating…is the plaster ok or does it need replacing…etc

Ask if the landlord is sure they want you to paint it. When landlord says yes, paint just the affected wall and ceiling bits bright green then send them a picture.

Hopefully a decorator will arrive shortly after to put it right, paid for by the landlord 😂

You could buy the relevant paint and do it yourself- possibly try to recover the cost of paint from the landlord.

I work in insurance- usually the landlord but can occasionally be tenant depending on wording of tenancy agreement- you'd have to check (if not clear would be landlord). If it's you you'd have cover under your contents insurance as tenants indemnity.

It's the landlords responsibility, but as a tenant for straightforward things like that I've always just done them myself.

Bad advice. It doesn’t look like just a paint job, if by trying to sort it out the OP exposes or causes more damage the LL may blame her and try to get more money out of her. I wouldn’t touch it, especially with that LL’s attitude.

You need to sand back the paint, use an expensive stain block primer, then paint the whole ceiling and wall or it will look odd. You can’t just slap some cheap paint over it. The OP should also not to have to pay to live with that eyesore, especially after the disruption of a leaking roof.

Well that doesn’t bode well! Is it managed by the LL themselves? If not I would make the managing agent aware

This is not just a quick paint job.

It needs to dry out, then rubbing down, filling along the edges, special paint to cover the damp patch and prevent mould, then the final coats.

It is possibly 2-3 days work by a professional painter.
