If a rented property has a leak which comes in on the ceiling and has left marks who is responsible to paint it? I told my landlord straight away when it happened and she had a roofer come out and the leak is now sorted and it’s dried.

I had a property inspection yesterday and the landlord has told me to paint it as it’s cosmetic work

I couldn’t be bothered with the hassle, if it were me I’d just paint it with cheap paint.

It will look worse than it does now. The damp stain will bleed through no matter how many coats you apply. And you'll just end up with a mismatched shade of white paint in one corner with a brown damp stain.

When I did this after a leak in a house I rented, even though the LL gave me the choice of doing it myself or waiting until he 'could get around to it' (ie never), he kept some of my deposit when I moved out because he said the paint wasn't a perfect match and he'd have to paint the whole room to remedy it. It left me £300 down.

Regular paint won't work. The stain will just come back. You need to pre treat it with stain block first, which is usually a white spray. You can get a can for about £5.

@StellaJohanna you need a special stain blocker ,this is good.
