The issue is that it is not actually too good for the economy to have so much tied up in the costs of renting. You want people to be spending in other areas and have more disposable income to support other businesses, buying goods and services across the board.

Yes, the new 'bill will increase rents further... another own goal by Labour.

Will also increase UC element of housing too.

Get on and build council housing etc, lower rents, more money in the local economy.
Sky reporting number of house starts at record lows.. due to back log of approvals for safety.....

I'm all for better rented housing standards but the regs are already there, just a total lack of enforcement.

I’d be happier with that renting bill if the government had some sort of plan to buy up the property that landlords are selling with renters in situe and having them at social rent level.

I agree more spare income for people means more into the economy and the government owning homes pays for itself in the end the same as it does other property tycoons.

I know some housing associations have started doing this which is a start but I’d like to see it go further.

I agree that most of that is in place or should have been (renovations) but it’s been poorly enforced . I couldn’t believe it when I was watching people wringing out their curtains due to damp. It should never have got to the point LL knew they could get away with that.

Landlords selling up because their tenants have better rights won’t make those houses disappear. The same number of people will occupy the same number of houses. Fewer rental properties will mean more houses for sale, which would reduce the prices of previously rented property.
More people would find starter properties within their budget and could get on the housing ladder.

Unless houses fell in value by 50 or 60% most cannot afford to buy, they have no deposit, are too old to get a mortgage, low salaries, poor credit etc etc.

No, other larger LLs will step in and buy these houses in many cases, in Cornwall where i am, a few have been sold as 2nd homes/airbnb....

Has anyone watched The Hostage. I’m having a binge watch today on account of not very much sleep and my BP being 96/ 55!!!! (Also a side effect of the medication as it’s used for high BP and mine was 120/80 😇 before I started them)

I finished it last night. Good example of Keeley Hawes in a serious-but-still-funny role. I enjoyed. Hope you feel better soon.

I hope this doesn’t offend anyone but, while I love cats generally, I find the hairless ones repulsive.

And I concur @BIossomtoes - I don't think animals with significant genetic disorders that damage their health (hairless cats, brachycephalic dogs and cats etc.) should be allowed to be bred.
I offer as tax one of our proper hairy cats.

When my two daughters rented their student accommodation (I paid for the deposits), they thankfully found great landlords. Deposits returned in full, obviously gifted to both daughters. University of Manchester and Bangor University.

I had problems with rental deposits returns in London when in my 20s and I think this is the area that needs addressing.

Why can't we provide "cabin style" lodges to help with the housing shortage?
I see lots of adverts for scandi style granny annexes ( must be my age) from around £49k.
They are so many unused RAF and Military sites that would have electricity already sited.
And before I get jumped on I spent my formative years in a post war prefab in Northern England.

We have a huge amount of old military building near me that every time I walk past I think it could be turned into housing. Apparently though there is discussion (or was last time I checked) on who responsible for the buildings.

They’ve built a new housing estate and industrial estate adjacent to it though!

The runs counter to the British view that the state has no part doing anything except keeping the upper classes from getting dirty.

Which as we know is utter bollocks. All governments can't wait to shovel taxpayer money into their chums companies to provide "services" on behalf of the state.

Still have a few pre-fabs left quite near me, my mum lived in one as a child she said it was a definite improvement on what they had before, I often wonder what hold the big developers have on governments, would have thought must be quite a few alternatives for providing cheaper good quality housing maybe kit style housing similar to what they have in Scandinavia.

That is a very good point @dontcallmelen .
Those wooden lodges are pretty neat and I think I read somewhere of some ski lodges having lasted well for decades.
Easy enough to replace when they are done and hopefully salvageable materials to be re purpose

Slightly OT, but I was reminiscing recently how all my days in school featured mobile classrooms and extended buildings as well as condemned buildings pressing into service, and how my 6 year junior DB saw none of them.

When I lived in another part of south east London was a small estate of houses designed by Walter Segal I think it was a self build initiative absolutely amazing houses & could be modified by easily moving walls about well insulated & lots of natural light have a google im sure must be some information about them (I have no idea how to link otherwise I would)
