I've made a new thread so that I can post updates for those that are interested.

Brief outline is my house needs improvement and re-marketing so I've been asking for advice and going to start implementing it.

I agree that you’re being v gracious with all this, OP. There are some really bald opinions on here, as well as the helpful stuff and I know you’ve said you wanted opinions but often people aren’t as open to criticism as you’ve been. Kudos on that. Best of luck selling your home and moving on.

Glad you're going to make some improvements.

I notice a level of general scruffiness that needs to be addressed, and also a few details:
Need a hood over the oven.
Lots of untidiness at junction of walls and ceilings.
Some gaps apparent between door frames and walls? My eyesight?
Very poor quality interior doors to rooms.
Artex.
Ceiling lights - get rid. Put in wall sconces.
Wood burner needed in the living room.
Fluorescent bar light in the kitchen ceiling - the kitchen needs a complete lighting rethink.
New banister needed.
Ensuite shower in the loft conversion needs to be redone completely. I would even take a little space from the bedroom, put a smaller window in the bedroom, and another in a new ensuite WC plus shower.
The boiler access panel in the bedroom needs to be addressed - looks unsightly.
Knock through from kitchen to dining room.
Consider getting rid of the beige tiles from kitchen and DR. Wood looks much nicer (not laminate).

Garden - needs a complete overhaul. Grass trimmed, bushes pruned, flowers planted.
Front looks bleak - need potted bushes and floral interest. Power wash.

OP, your house isn’t new enough that I would assume that a ton of houses would be built over the view imminently. So much is made of the view as a USP that you’re going to reel in buyers that like it, only for them to run a mile when they find out about to new developments. So in my opinion you need to:

  1. Tone down the ‘country views’ aspect of the advert - pop in a photo of the view from garden, but ditch the drone shots which make your house look like a crime scene
  2. Put a trellis with some flowers and potted plants at the front to cheer it up a bit
  3. Repaint white throughout, and lay a nice cheap new carpet
  4. Drop the price to maximum of 320, otherwise prepare for selling to get a lot tougher once the new building work starts

You will never, ever sell it for 350.

Do people think white for bedrooms as well, or would you go for a hint of something to make it warmer?

Good God, just do the basics to tidy up and drop the price - don't waste money on a wood burner and things like that!

OP, you have 40 pages of people telling you your house is overpriced (not to mention it’s been sat on the market for 2 years!) and you still believe it is good value! All that’s going to happen if you don’t reduce the price is it will get even harder to shift once the building works start behind the field.

People aren’t saying it to be mean OP, they genuinely want to help, but you seem very much in denial!

Bedrooms eg attic bedroom

Bedside tables lacking - do you like any of these ones? I’m thinking Roxy / Lexi / perhaps tray tables www.dunelm.com/search?orderBy=price_asc&q=side+table NB I’d probably put your bedside tables in the attic room in the room with the mirrored doors and have the new tables here.

Then add an ornament or potted plant on one side and a lamp on the other. Or lamps on both. If you go for dark bedside tables, you can have light lamps. Curtains

If you do black tables for example I’d then add something in the centre of the window sill and the chest of drawers. Pick 2 from this list. Not the twee things. Picture - ditch all your pictures

My issue now Is the wardrobe wall and I’m flummoxed for cheap ideas. The wardrobe would be better painted to match the chest of drawers. But the wall itself is an eyesore. I could live with the shower doors. But these make it look unhomely. To me it needs skimming but do you need to get behind the panels? Other ideas

I forgot to add otherwise on that wall - fill holes and add vertical mdf 3/4 inch strips to look like fake panelling then paint. The strips can be cut to size at a diy store I think b&q then paint then glued on and painted. Could be a great feature.
