I've made a new thread so that I can post updates for those that are interested.

Brief outline is my house needs improvement and re-marketing so I've been asking for advice and going to start implementing it.

OP, I have been trying to wrap my head around this sort of dichotomy that’s happening, you obviously love your house which is great, but at the same time some of the things people have mentioned as glaringly obvious issues, like the damaged ceiling, haven’t been repaired in 2 years. I don’t really understand how you can simultaneously love your house so much compared to the ones linked by posters, and yet have not carried out basic repairs in two years. I know this is not at all relevant to your house selling/buying but it’s really confusing me.

The ceilings were 2 recent instances. One was storm damage which has been repaired. The other was a seal on the immersion tank which has been repaired.

I don't see the confusion. I like my house, I like the area it's in but now I want to move. All I want is somewhere nice to live without losing any of the benefits we already have living here.

I understand this question, it’s not just the ceilings, and one looks like the bathroom leaked, the point is the house is In very poor condition and a state of disrepair throughout most of the rooms, it’s unusual to love your home and not maintain it and let it fall into that level of disrepair, with visibly dirty carpets and walls, and issues that look like structural and damp.Normally that’s down to a significant lack of money or a lack of ability, either mentally or physically. So it’s hard to understand what happened here, as you seem to have both thr money and ability,

I think after a while you stop seeing it. We have a huge hole in our landing ceiling, I've stopped noticing it but it's the first thing others see, even though it's not in direct eyeline. We have good reason for not repairing it (and we aren't selling) but I can see how you can stop seeing things which seem obvious to others.

@dotdashdashdash - I am the opposite, I don’t live in a show home by any means but I can’t stand having obvious maintenance to do. For example we need to repaint a room in our house but until some work is finished on the roof (next week, hooray) we can’t. Every time I walk into that room I see the water stain and it annoys me. I would feel embarrassed if someone else saw it honestly.

Yes this is me too! I would have repaired the water stained ceiling along with what was causing the leak. It’s part of the same job.

I guess I have to be more specific. The ceilings have not been like that for 2 years. The storm was in February this year, just before the house went on the market. You're talking just seven weeks, not 2 years.

The roof was repaired immediately. We had to wait for the scaffolding to come down so the agent could take the pictures. We got emergency repairs which were allowed under covid rules but not cosmetic which weren't. We told the agent that obviously the ceiling would be repaired but was there anything else we needed to do and they said no, it was just decorative.

So I appreciate that the photos might make it look like something else but irl there's no damp, no mould, no structural damage, etc. This thread has been brilliant because it shows us what those pictures are saying to people who have never been in the house. That means we can take all that information and address the points, so thank you so much for all your comments and suggestions.

Ah my mistake OP, I thought that same listing had been up for 2 years, I didn’t look at the listing date. I do think you have taken the postings here with good greave and I wish you the best of luck with the house.

Hi @TitusPullo, nothing to report, we are still waiting for quotes for some decoration. DH put some wet and forget on the driveway (was recommended here) and will probably do another coat in a few weeks if needed. Once the quote is in, we can go ahead and start the improvements. Hopefully won't be too long now.
