I've made a new thread so that I can post updates for those that are interested.

Brief outline is my house needs improvement and re-marketing so I've been asking for advice and going to start implementing it.

But I think you’re asking for a lot for your budget, four bedrooms, a study, two reception rooms and a dining room, two shower rooms, a bathroom and a loo. Yes arguably your house does have most of these things, but they are either small Ie garden room, or In need of renovation.

Anyway these are nice.

OP I know you have taken quite a lot of criticism on this thread and you have taken it well, you obviously are very fond of your house and it sounds like you are only moving because you want/need to move areas rather than because you want something different from the actual house?

BUT I am starting to wonder if this is what is clouding your judgement about the price of your house currently. You obviously love it and believe it is offering you the same or more than the houses such as the ones linked by pp which are going for £450-500k. In your eyes your current house offers everything on that wishlist, but @Bluntness100 is correct (as she very often is Grin) in saying that although your house may offer these on paper, in reality your house is not as desirable as the others that pp have suggested as options for you to move to. I don't think it's a coincidence that you a) haven't found a buyer (because your house is overpriced, as others have already discussed, because you really believe yours is worth 350k and hence haven't dropped the price) but also b) haven't found somewhere else you like enough to move to.

Yes I get that it's overpriced. Several hundreds messages have said that I've said the plan is to repair, redecorate and reduce. Moving on...

When I am buying I get to chose something that suits my needs. To me, having those things on the wishlist are more important than a fancy kitchen. I know everyone's taste is different but I don't want to move to a house that has fewer facilities than I have now but a nice shower. I don't spend that long in the shower.

Yes. I have that now. If I'm going to spend an extra £150,000ish, why would I not want them?

Ok, I think if you’re only spending an extra 150 and assuming you do yours uo and can sell for 300 then your budget would be about 450?

This one pretty much ticks all the boxes, is in decent enough nick, and within budget.

First one, parking is no good and no study/office

Second one I like.

Third one - the reception area seems to be all one room and it looks like you have to walk through bed 4 to get to bed 1 which wouldn't be any good for us. Plus no study/office.

I think you’ve misunderstood the intent of the question, everyone knows why you’d want them, the question is more can you afford them, based on the value of your current home snd how much more you can spend.

It can be done, see previous link. And if you’re not bothered about what properties look like or the condition, it’s just about the space, then I think you’ll manage it.

Op do you maybe just not want to move?

It’s really unusual to keep a property on the market for two years, in the condition yours is in, and not reduce the price, when it’s clear it’s significantly over priced, then to want to buy and have so much on your list properties would be few and far between at your budget.

You clearly really love your current house, do you maybe just want to stay so making it so difficult it’s nigh on impossible to achieve?

Yes we looked at that one online. It looks like there's some sort of pylon wire in the garden (photos 1, 16 & 18). Also not sure about the construction of the conservatory but we could find out. It's not an ideal location in terms of local towns (sorry to anyone who lives near Highbridge) but Huntspill is a nice enough area, just cheaper.

Yes. Or an area that could be used as an office. If it's within budget and there's space we could even have another shed in the garden.
